This magnificent home boasts 6 bedrooms and 5 and 1/2 bathrooms with an oversized lanai area housing the pool and spa. With two living areas and a loft sitting area there is plenty of room for the larger family to relax comfortably after a busy day at one of the many attractions. The accommodation also includes 4 master bedrooms with en-suite facilities, a Disney-themed room for the little ones, a great racing car themed games room with electronic darts, full size pool table, foosball, air hockey and even includes a play-kitchen to amuse our younger guests whilst the adults are playing. There is a Playstation with selection of games, Wireless internet, pool with optional heating and spa, pool toys (floats and ring doughnuts etc) and a BBQ for al fresco dining. Aviana is located a t the corner of Hwy.54 and Hwy 17/92 in Polk County. Take I-4 to exit 58 and go left. Make a right rurn onto Old Lake Wilson Roadm and follow this until it intersects with Hwy 54. Turn left onto 54, follow it until it intersects with Hwy 17/92. turn right onto 17/92; Aviana is about I mile down on the right.

This area is furnished to a very high standard with ample and comfortable quality soft seating. This is a great place to relax whilst making use of the entertainment centre with cable TV and a DVD player. You can watch your favourite films after a busy day or listen to music. There is also a multi speed ceiling fan/light for your comfort.
Formal Living Room – For peace and quiet or somewhere to go to read, relax and unwind, the formal living area is furnished with beautiful contemporary furnishings consisting of sofa, love seat and chair to create the right ambience away from the day’s activities.
Loft Area – The 1st floor seated loft area has a fantastic view of the family area below and is a great place for kids and teens to have fun and hang out. There is a playstation 2 console and TV for their enjoyment.

Gourmet Kitchen – The kitchen is fully equipped with everything you would expect from a luxury home and contains all you need to prepare anything from light snacks to full family feasts. It includes an oversized American refrigerator with ice making facilities, large oven, grill, microwave, dishwasher, toaster, coffee machine, smoothie maker and has ample cookware and utensils. The kitchen has a centre island. You can choose to eat in the separate formal dining room which has a serving hatch from the kitchen or more informally in the breakfast nook area adjacent to the kitchen with a Dinette that seats four for breakfast.
Formal Dining Room – This tastefully decorated dining room is furnished with a thick oak top table and luxurious soft furnishing upholstered chairs to bring a contemporary style to your dining experience. This dining area is suited to formal dining or can provide additional seating to the breakfast nook. Ideal for large or two families looking for separate dining and living areas.
Breakfast Nook – The breakfast nook dining area is ideal for both informal and formal dining with great views overlooking the pool area.

Master Bedroom 1 - This ground floor master bedroom overlooks the pool and Jacuzzi area. The centre piece of this large luxurious room is a beautiful contemporary king size bed with luxury bedding including 1000tc Egyptian cotton sheets. It also has matching dresser, mirror and nightstands. There is a TV for your entertainment and walk in closet space. The en-suite bathroom has a roman tub and vanity unit with corner bath big enough for 2 people together with a separate walk in shower unit.
Master Bedroom 2 - Located upstairs is the second master bedroom and has a luxury Queen bed with luxurious bedding and furnishings, TV, large walk in closet, en- suite bedroom with bath and shower. Junior
Master Bedroom 3 - Has a beautiful king size bed with ornate metal headboard, matching furnishings and nightstands with en-suite bathroom.
Master Bedroom 4 - The junior master bedroom has a full bed, dresser, TV, closet space and en-suite bathroom.
Bedrooms 5 has twin beds with matching furniture, closet space and has a sliding door through to the shared bathroom.
Bedroom 6 is our lovely Disney themed room. This perfect haven for our younger guests includes Disney bedding and posters. Soft Toys of all the favourite Disney characters including a large pooh bear with all his friends, Daisy Duck, Simba, Mickey and Minnie are there and Dumbo has also made a flying visit. The Pooh Bear TV finishes this room off beautifully and is sure to delight any child.
Games Room
The games room has an amazing one piece solid slate 8' table which is a pleasure to play on. There is a brand new foosball table, air hockey and electronic darts to keep the family amused in the time spent in the villa. There is also a small area set aside for the younger guests where there is a play-cook range where they can cook a sizzling appetiser for the rest of the family with the large quantity of play food and realistic sizzling sounds on the hob area of the cooker.
A cot, high chair and stroller are also free for use during your stay and are available on request.

A reservation deposit equivalent to 20% of the total rental cost is to be paid at the time of reservation.
RENTAL
The rental is set per week from Saturday 18:00h to Saturday 12 :00h.
DEPOSIT
A security deposit of £250 (cheque or cash) is collected a month before arrival and returned within 14 days of departure.(subject to property inspection)
CHARGES
Charges for water, gas, electricity, telephone and internet access, are included in the rental.

PAYMENT
Payments can be made in cash, by Sterling, Dollar or Euro denominated cheque, or by bank transfer.
INSURANCE
The tenant is expected to verify that they are insured during their stay. Since they are presumed responsible for any losses or damage during their stay (fire, flood, breakage etc) it is in their own interest to ensure they are covered either by a clause in their own household insurance for holiday rentals or by obtaining such cover from their own insurer or another.
