Our home can accommodate up to 14 people making it remarkably affordable for larger parties and family reunions. The villa is a paradise for kids young or old and the games room includes a professional size pool table, football and air hockey. The spacious family lounge area boasts a large TV, DVD and Playstation 2 for your enjoyment. Access to the pool area is available from the family room patio doors where you can relax on the upgraded patio furniture and enjoy the pool and spa. Aviana is located a t the corner of Hwy.54 and Hwy 17/92 in Polk County. Take I-4 to exit 58 and go left. Make a right rurn onto Old Lake Wilson Roadm and follow this until it intersects with Hwy 54. Turn left onto 54, follow it until it intersects with Hwy 17/92. turn right onto 17/92; Aviana is about I mile down on the right.

The bedroom accommodation boasts 6 luxurious suites. Master Bedroom 1 - This ground floor master bedroom overlooks the pool and Jacuzzi area. The centre piece of this large luxurious room is a beautiful contemporary king size bed. It also has matching dresser, mirror and nightstands. There is a TV for your entertainment and walk in closet space. The en-suite bathroom has a roman tub and vanity unit with corner bath big enough for 2 people together with a separate walk in shower unit.

Master Bedroom 2
Located upstairs is the second master bedroom and has a luxury king bed with luxurious bedding and furnishings, TV, large walk in closet, en- suite bedroom with bath and shower.

Junior Master Bedroom 3
These junior master bedroom have queen sized beds, dresser, TV, closet space and en-suite bathroom.

Bedroom 4
Have two single beds with matching furnishings and nightstands with en-suite bathroom.

Drawing Rooms/Living SpaceFamily Room – The large family area has great views to the pool outside through the sliding patio doors. This area is furnished to a very high standard with ample and comfortable quality soft seating. This is a great place to relax whilst making use of the entertainment centre with TV and DVD player. You can watch your favourite films after a busy day or listen to music. There is also a multi speed ceiling fan/light for your comfort.

Formal Living Room – For peace and quiet or somewhere to go to read, relax and unwind, the formal living area is furnished with beautiful contemporary furnishings consisting of sofa, love seat and chair to create the right ambience away from the day’s activities.Loft Area – The 1st floor seated loft area has a fantastic view of the family area below and is a great place for kids and teens to have fun and hang out. There is a playstation 2 console and TV for their enjoyment.

Eating & DiningGourmet Kitchen – The kitchen is fully equipped with everything you would expect from a luxury home and contains all you need to prepare anything from light snacks to full family feasts. It includes an oversized American refrigerator with ice making facilities, large oven, grill, microwave, dishwasher, toaster, coffee machine, smoothie maker and has ample cookware and utensils. The kitchen has a centre island. You can choose to eat in the separate formal dining room which has a serving hatch from the kitchen or more informally in the breakfast nook area adjacent to the kitchen with a Dinette that seats four for breakfast.

Formal Dining Room – This tastefully decorated dining room is furnished with a thick oak top table and luxurious soft furnishing upholstered chairs to bring a contemporary style to your dining experience. This dining area is suited to formal dining or can provide additional seating to the breakfast nook. Ideal for large or two families looking for separate dining and living areas.

Breakfast Nook – The breakfast nook dining area is ideal for both informal and formal dining with great views overlooking the pool area.

The Club house Aviana is an Orlando attraction you can call your own. You can socialize at Club Aviana and take advantage of all the amenities and activities your family loves.It is in the same gated site with free use of the facilities mentioned below.

At Club Aviana, you can meet neighbours for cocktails in the spacious social area of the community clubhouse. The kids can spend the afternoon in the arcade while you catch up with friends back home via email in the cyber cafe. Or you may just want to lie by the big sparkling clubhouse pook and soak up some sun.

There's a putting green to keep your golf game in shape. Or you can do the same for your body in the state of the art fitness room. Then soak in the spa and let the world go on without you for a while. At club Aviana there is a sand volleyball court to keep the sports buffs happy and there is also a sundry shop for the reception area convenient for days you run out of sunblock or the kids want a drink or a snack. Sleeping :The villa comprises 6 bedrooms in total; 4 double, 2 twin, and 1 sofa bed and 5 bedrooms with en-suite facilities. . This gives room for up to 14 people. Bed linen and towels are provided for your use.
general :The villa has 5 bathrooms and 6 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

Entertainment :The villa has television DVD with satellite/cable. The music system will play cassettes, cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls.

Games Room - Include full size proffessional pool table. foosball. Air hockey. Electronic Darts and children's cookery playstation.

Eating & Living :There is room for 12 in the living room and 8 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

Smoking :This is a non-smoking villa. Pets are not welcome and Not suitable for wheelchairs

RESERVATION
A reservation deposit equivalent to 20% of the total rental cost is to be paid at the time of reservation.

RENTAL
The rental is set per week from Saturday 18:00h to Saturday 12 :00h.

DEPOSIT
A security deposit of £250 (cheque or cash) is collected on arrival and returned within a week of departure.

CHARGES
Charges for water, gas, electricity, telephone and internet access, are included in the rental.

POOL HEATING - Pool and Spa heating £102 per or $195pw recommended in December, January, February, March, November,Its Optional extra andPaid with booking.

WELCOME PACK there is complimentary strawberries and champagne welcome packs, 24 hour guest services, concierge services, we can offer the discounted tickets, and shopping services.

We provide, cots, high chairs and strollers free of charge too.

PAYMENT
Payments can be made in cash, by Sterling, Dollar or Euro denominated cheque, or by bank transfer.

INSURANCE
The tenant is expected to verify that they are insured during their stay. Since they are presumed responsible for any losses or damage during their stay (fire, flood, breakage etc) it is in their own interest to ensure they are covered either by a clause in their own household insurance for holiday rentals or by obtaining such cover from their own insurer or another.
