Holiday makers will love all the major attractions such as the Disney Theme Parks, Sea World, Universal Studios and Busch Gardens all easily accessed by the I4 *** We also recommend the shopping in the Florida Mall, on the corner of Sand Lake Jct 74a on the I4 and the Orange Blossom Trail (OBT) or more locally Wal-Mart on US 27, they are a huge store that sells everything from food to furniture. There is now a new shopping complex less than a 5 min. drive from the villa, this includes a good sized supermarket (Publix) ,hair dressers, liquor store, Wachovia bank and a not to be missed Papa Johns pizza. A good idea on your first night before you go and get essential shopping in Publix, order a pizza from PJ's and it'll be ready when you come out.....Enjoy :O) There are more shops to open.
CVS Pharmacy is only 100 yrds on from Publix over the lights at the crosswroads on your right hand side *** The main highways US-27 and the I-4 are less than 5 minutes away, and so all the attractions are easily reached.
You can use either the I4 or the US-192 to get to Disney and this should take about 15 minutes *** For a change, try visiting the wildlife area at Cape Canaveral with its protected National Sea Shore and Five Mile Drive. For just a few dollars per car you see the old natural Florida with the alligators and birds, including the southern Bald Eagle Or Why not have your photo taken with a real life Aligator and snake at Gatorland, again this isn't too far away on the OBT and there is lots to do for all ages. There are several shows where crowd participation is a must!! *** Florida has a wonderful array of beauty spots, and there is a State Park at Lake Louise on the US 27 which has areas for barbecues and picnics. A small entrance fee of a few dollars applies. *** There are very good evening entertainments at Downtown Disney including Circle du Soleil, plus a Virgin Megastore to pick up the latest sounds. You can also check your luggage there on the morning of your departure if you are flying with Virgin. *** Old Town is a must, easily located on the US-192 and about a 15-20min drive away. Has loads of shops and attractions to visit. If you like your bikes and cars then you are in for a treat as every Thursday they have classic bikes on show, Friday has Hotrods on display and Saturdays has the classic cars which are awsome to see. The Davenport / Sunridge Woods area
Sunridge Woods is a well kept neighbourhood with a very strong homeowners association which monitors the look of homes and the way the area is represented. There is also a neighbourhood watch. *** There are many golf courses within easy reach. Champions Gate and Providence are the nearest but there are many well established golf clubs with pay and play facilities. Buggies and clubs are for hire. *** At Champions Gate there is a good selection of shops and restaurants. We would recommend chilis (think T.G.I. Fridays). *** For sports lovers turn left out of Sunridge Woods onto Ronald Reagan Hwy to US-27 then turn left heading towards Haines City, a few hundred yrds after the first set of traffic lights on right is the THE PUB . It's just a ten min. drive away where you can catch all your favourite matches. The food is excellent and children are welcome. Alternatively if you turn right on US-27 then about 25yrds on your right is Beef O'Brady's an american style sports bar. *** Check out the welcome pack for lots of other activities.

We had a great 3 week stay - the owners are very helpful and replied promptly to any email I sent. The directions were good and the villa really is 15 minute's drive from Disney. The villa has plenty of space and really is a home away from home, the kitchen has everything you could need, the pool and gardens are great, all very clean and well kept.
We would love to stay again if we are lucky enough to return to Florida, the fact that pool towels are supplied made packing very easy, also my son loved the games room. The back garden is fenced and is very safe, a private pool/garden area is very difficult to find, but Sunset Villa did not disappoint.
The internet was an added bonus, made downloading our holiday pictures very easy, if I could ask for anything to improve the villa it would be for a safe ( to secure passports etc.) and an outside shower these things would make the villa perfect in my opinion.

“Had a great time”
We had a great time at this villa, it was just off the I4 and 15 to 20 minutes from the parks. The villa was very spacious and clean and located in a quiet residential area. The pool area was private with an open space look out. The games room with pool table and table tennis table were enjoyed by my sons - and me!. Would have no hestitation in staying or recommending this property.

“The perfect villa, great location, it has everything you need.”
We had a fantastic holiday, the Villa provides everthing you would need. The directions to find it were excellent, it was very easy to find in the dark!!( we were diverted to Tampa, so didn't get to villa until gone 10pm). It is very comfortable, the kids loved the pool and played in it every day.The location is ideal, all the parks are 10-20 minutes away. Can't wait to book it again

We have enjoyed this property for 3 years running now. It is clean and affords quiet and privacy yet major attractions and shopping malls are only 20 minutes away by car. The owners employ a management company that are first rate in knowledge and in responding to any problems should they arise.The home is well stocked and there is a pool table and ping pong table set up in the garage. I would recommend this home without reservation.The owners deliver what they promise.

“Best villa we've stayed in”
My family and I stayed here in November for 2 weeks and found it the best place we've stayed in in Orlando. The villa was so spacious and clean, everything was provided, there was an abundance of towels, sheets, etc. and the kitchen was fully equipped. The pool area is completely private and had some pool toys also which were great fun. We arrived on an evening flight and the next morning Nick from the management company called and made sure we had everything we needed and also went through some local area information, which is very helpful. We will definitely return to this villa.

“Great place-Great value”
Very relaxing vacation. The only thing missing as compared to a top hotel is some one to cook meals. However you have privacy that you wouldn't get at a hotel. However you need a car to stay here.

We stayed in this villa end of Sept 2011. The booking was easy and no hassle, The directions sent were accurate, and once there the villa was in a very convienent location for all the main attractions. (plus handy for the local shops ) The villa was tidy, clean, well equipped and comfortable. Particularly impressive was the master bedroom and ensuite. The swimming pool area was well used by everyone - from sitting out with your morning coffee, cooling down in the afternoon sun, to watching the beautiful sunsets. ( some outdoor cushions wouldn't have gone amiss !) All in all this villa represents great value for money and I would use again,

When we used to rent, there was nothing more frustrating than not having the right utensil! We have made a note about the cushions and will look into it on our next trip. The only drawback with having cushions is, as the patio area isn't under cover and they get left out and it rains. But then again, there is the tumble dryer, so we will see what we can do.

“AN EXTREMELY COMFORTABLE HOME FROM HOME VILLA”
We found the villa to be exceptionally clean on our arrival. Plenty of towels and bed linen were provided and the bathrooms were equipped with hand soap, toilet rolls and miniature bottles of shower gel and shampoo which was a very nice touch. Also provided for our use were plenty of clean beach towels, which we had not expected.
The pool table and table tennis gave us additional entertainment when we were not making use of the secluded swimming pool. The Villa's location is an easy drive to all major attractions, with plenty of local amenities providing everything we needed. The management company were very helpful and it was good to know that they were just a phone call away, if required. We really cannot fault our stay. The owners have clearly worked hard to present a comfortable holiday home and we would be happy to recommend this holiday accommodation.

“Great location, private pool and lovely facilities with loads of space!!”
The villa is very spacious with everything you would ever need on a Florida holiday including loads of Park information and local take-out menus.It has a beautiful spacious pool which is totally private and a welcome relief after a long day pounding the parks!!! All the bedrooms have TV's with a huge range of channels at your disposal(a huge bonus with 2 children..they need their fix of the Disney Channel!!.). There are also lots of board games for the kids to use and a selection of books to read on those lazy days around the pool.We loved Champions Games and the take out facility at Chillis (great to call in on after a late finish and beats a Macdonalds burger any day), plus there is everything you could ever need at the local Publix supermarket.We loved this villa and would definitely book to stay there again.

Fabulous villa with a lovely 'feel' about it. Fantastically spacious (amazing master bedroom and en-suite with 'his and hers' sinks, with amazing wardrobe space. Great to have the utility room, wouldn't have needed to have brought so many clothes with washing machine/tumble drier/iron etc. From a woman's point of view, great to have the hairdryer!! Everything available, sheets, towels, pool towels etc. What can you say about the pool space? - as the American's say 'awesome', it is bigger than it looks in the pictures and totally secluded, with the sun setting at the back - perfect! There are no other properties at the back of this villa by the pool so the sunset is uninterrupted. Loved the use of space in the garage as a 'games room' - we had so much family fun it was unbelieveable. In fact, it was very hard to have our third week (in a different location at the beach) in a hotel with the lack of space and having to share a pool! Loved the layout of the villa, with the fact that you could see the pool even from the kitchen (if the kids were out there. As for location - PERFECT - it is very quiet, only a few minutes to the shops and to the main road to take you to all the Disney locations! Thought there would be long driving to and fro but never took longer than 20 mins and really easy driving. I cannot tell you how much I loved the place, am finding it hard to write this without missing it and have a few tears in my eyes! I have no hesitation in recommending this beautiful villa and if we were ever lucky enough to come back, wouldn't hesitate in booking again (would not even be tempted by the big Disney hotels). You need some time to relax and 'get away from it all', this villa has all this and more - it is the perfect place to 'chill out' and re-charge those batteries. Thank you so much - we had the 'time of our lives'. A special thank you obviously to Ian and Coral for the loan of their beautiful villa and to Nick for coming to visit us at the villa. He made us feel at home and gave us good advice from the outset. You don't need to look any further.....

“A comfortable, well situated family villa”
We greatly enjoyed staying at this villa. The bedrooms were very spacious especially the master bedroom, which boasts a lovely en suite and walk in dressing room. We didn't really use the main dining room or the lounge but tended to use the kitchen diner and family room for watching tv or playing on the Wii. Our daughter particularly liked the wi-fi for her laptop and our son loved the pool table and table tennis, although because there was no air conditioning in the garage it would get quite hot. The pool was great but found that there wasn't a lot of room around the pool area. The great thing about this villa is that it wasn't overlooked by the neighbours whilst by the pool area. We were located in a lovely residential area and not far from supermarkets and amusement parks.

“Vacation... say hello to privacy, comfort, functionality, location and fun!”
Visting Florida is always a treat when you live in a northern climate. We vacation in Florida twice per year and have stayed in a variety of villas, private executive homes and condominiums from Naples toTampa, to Fort Meyers, to Siesta Key, to Davenport, to Fort Lauderdale, Miami, Cape Canaveral, Orlando... you get the picture. This home was so good for our family for the above 'title' reasons, that we have, for the first time, rebooked the same location for this fall! Ian and Coral have a little Gem, a perfectly laid out living space with the master on one end of this 1500 sq ft bungalow (ranch style) and the guest or kids rooms on the other, separated by a great room, kitchen and dining area. The home boast a comfortable size pool with an alarmed patio door access to keep kids safe and visibility from the great room, kitchen dining and master bedroom. It is also screened and with southern exposure it backs onto a nice private greenbelt (undeveloped area) and is fenced with a privacy fence. There is a nice pool table and ping pong table in the garage and a large charcoal BBQ, ample deck chairs and pool loungers. The home is spotless thanks to Nick and Kay - the caretakers and you will find them a wealth of local knowledge on both the "attractions" but more interestingly the local's "attractions" - the stuff off the beaten trail! very nice people indeed. You will likely be visited by a local "meat man" in a small freezer truck selling packaged steak and chicken - the meat is AAA prime USDA grade from Chicago (so you know it is good). You will pay a small premium for the home delivery, but well worth it, We bought T-bones that were the size of porterhouses and prime rib hamburger patties that true to the vendors word, did not shrink on the bbq! The home is on a quite subdivision with some nice year-round neighbours which gives you a nice sense of community when there. Lots of TV's and a WII in the great room with a couple of games. Lots of beach towels, a washers and dryer and ironing board if needed... but why would you Iron on vacation! (The only thing that I would ask of Ian and Coral would be to consider installing a desktop computer for convenience. We both forgot to take our laptops and had to rely on the good old yellow pages to find local happenings, dining, etc. We have had access to a owner installed desktop in most of the other villas visited in the past and it is convenient. Otherwise, don't forget to bring your Laptop, Ipad, etc.) The kids loved the pool, and their own tv's with built in DVD players and we loved the seclusion and comforts of home in the warm sunshine! My only fear of providing such positive feed back is that too many will want to book the space and our getaway will slip away from us! This is a fantastic little piece of paradise!

“Private, peaceful & spacious”
The communication with the owner was very good. The Realtor turned up on time to make sure all was okay. He was very helpful with local information & hired out a GPS for $25 which saved us quite a bit of money as the car rental wanted over $100. The property itself was open plan living space with master bedroom & ensuite to one side with 2nd & 3rd bedroom & family bathroom on the opposite side. There is a family seating area which overlooks a medium size swimming pool which is totally private. The kitchen was very well equipped, a nice touch was washing up liquid & some dishwasher tablets were provided & soap in the bathrooms. The location was great about 5 minutes in the car to shops. Appox 15 mins to the big theme parks. We loved the pool and the fact it was private & to hear & watch the local wildlife was a real treat. Personally I cannot think of any negatives.
