About the home

Welcome to our superb JOY Villa. Perfectly situated within the prestigious Sandy Ridge development close to golf, local shopping & restaurants and very importantly ONLY 10 MINUTES TO DISNEY!

JOY is a spacious two storey detached villa which has 4 bedrooms and 3.5 bathrooms and which can easily accommodate up to 10 guests. The private pool, gamesroom, internet connection, PS2, DVDs and many TVs are just some of the extras we have included for you to enjoy.

JOY Villa is for all the family and has been designed to make your stay as comfortable as possible. We offer upgraded furnishings, a high standard of decoration and finishes, and all rooms are fully equipped for your needs. All rooms are bright, airy and very well appointed.

Our 4 bedrooms include 2 master suites with en suite bathrooms and two twin rooms which share a
third family bathroom which has a bath/shower. Downstairs features our tastefully furnished lounge which also has a double sofa bed and an extra half bathroom, and an elegant dining area which includes a breakfast bar. The kitchen is equipped with new modern appliances and there is an adjacent utility room.

Outside, our attractive deck area features a 15' x 24' private pool (which can be heated) and which provides an ideal area for family fun. The covered patio offers welcome shade and our upgraded pool furniture makes it a great place to relax in comfort. It is perfect for children as we have a child safety fence and it is well lit at night.
International golf courses and local shops and restaurants are all within a 3 min drive. Our close proximity to the I-4 with its links to all nearby Orlando attractions ensures that you waste very little time travelling.

Our aim is to provide you with a friendly, family based holiday venue and to make your stay as smooth and as comfortable as possible. We provide local mangement support if required too. Do come and stay!

BEDROOMS
Light and pleasing decor and furnishings help to make all our bedrooms fresh, bright and welcoming.
Both master bedrooms have en-suite bathrooms and both have built in closets/wardrobes. One has a king size bed,TV, clock radio and a private safe, the other has a queen size bed. The other two bedrooms are twins each with different decor and built in closet/wardrobes, and they share a family sized bathroom. Cable TV is available in most bedrooms and all rooms have a ceiling fan as well as air conditioning.

BATHROOMS
You will find large deluxe showers with glass screens, large mirrors, and sinks in vanity units in most bathrooms. An extra half bathroom is situated in the downstairs great room area.

GREAT ROOM
This includes an elegant yet comfortable lounge area with lots of space for a large sofa bed, another two seater sofas and a separate armchair and leg rest. Coffee tables and sofa end tables with lamps, Satellite TV, DVD and PS2. The lounge area has patio doors leading out to the swimming pool, deck and patio area.

DINING AREA
The Dining Area is complete with high quality oak table and chairs and quality settings, together with a breakfast bar area or, if you prefer, dining 'al fresco' using the upgraded outdoor furniture provided.

KITCHEN AND UTILITY ROOM
Fully equipped in 2007 with new modern appliances and equipment. There is a stylish mix of ceramic tiles/surfaces. A separate large cupboard provides ideal storage space and the separate utility room includes a large washing machine, tumble dryer, iron and ironing board, vacuum cleaner and more...

GAMES ROOM
The double garage has been converted into a gamesroom which offers darts, air hockey, table tennis
and a pool table for your extra entertainment.

GENERAL
JOY Villa is fully air-conditioned to keep cool or used as heating to keep warm. Most rooms have
separate ceiling fans too.

JOY Villa welcomes children and is a child-friendly villa both indoors and outdoors.

The pool has a child safety fence and the outddor area is fully screened with a lockable security gate.

The west-facing pool measures about 24' x 15' and is an attractive kidney shape design.

An optional pool heating service is offered at a small charge.

The extended pool area includes upgraded sunbathing/dining furniture and a covered patio with ceiling fan
and light which together with the underwater lighting makes it perfect not only during the day but also later
on in the evenings.

The Davenport / Sandy Ridge area

Sandy Ridge and its area :

Sandy Ridge and it's immediate area is great for all the family.
There are several championship gof courses nearby which include two Greg Norman designed courses
and a David Leadbetter Golf Academy at nearby ChampionsGate. Even closer and within easy walking
distance is the prestigious resort of Reunion which has three Championship courses.

The ChampionsGate Plaza which is only 3 miles away has a big Publix Supermarket, Walgreaves Pharmacy, McDonalds, Subway, a petrol station, banking facilities and other shops as well as other restaurants if you
want for example Chinese or Italian which can be delivered to Sandy Ridge.

Sandy Ridge is a short drive away from junction 58 of the I-4 which runs through the centre of Orlando and
and you can reach Walt Disney World in 10 minutes, and other parks and attractions in very little time.
These include Disney World, Animal Kingdom, Wide World of Sports, Sea World, Discovery Cove for
swimming with dolphins, Epcot, Universal Orlando together a selection of water parks such as
Disney's Blizzard Beach and Typhoon Lagoon.

Other Orlando attractions in the general Orlando area which can be accessed via the I-4 or the H192
which is also only 10 minutes away include Air Boat Rentals, Boggy Creek Airboat Rides, Central
Florida Zoo, Gatorland, Green Meadows Petting Farm, Holy land Experience, Horse Riding, Hot Air
Balloon rides, Titanic: The Exhibition, Ripley's Believe It or Not Museum, Richard Petty Driving Experience
and not to forget the big shopping malls, International Drive, or the smaller shops and entertainments
of Old Town Kissimmee for you to visit.

In the evening your options include Downtown Disney - dining, shopping and entertainment area and a
great choice of dinner and shows in the Orlando area such as Arabian Nights, Medieval Times Dinner
and Tournament, Pirates Dinner Adventure and Sleuth's Mystery Dinner Shows.

A little further away :
If you want to top up your tan and relax on the beach you also have easy acess to the closest beaches
on the East or West coast namely Clearwater, St Petes, Daytona Beach, Cocoa Beach. All are only about
1hour / 1 hr 15 away via the I-4.

Busch Gardens is worth a visit less than a hour away on the I-4 direction Tampa, and Kennedy Space
Centre where you can tour the rocket gardens & take a close up tour is popular and only an hour away.

So whether you want to relax by the pool, swim in the sea, work on your tan, play golf every day, shop till
you drop, experience the thrills of the theme parks, enjoy the water parks, watch a dinner show, swim
with the dolphins, ride in a hot air balloon, get close up with alligators, meet an astronaut ...YOU CAN!

Daily flights from the UK and Europe include Virgin and BA to Orlando International Airport.

Car Hire is recommended and most hire company desks are located in the terminal downstairs on the ground floor near the car parks. It is then only a short walk from the terminal to the car parks to collect your car.

JOY VILLA is approximately 40 minutes by car from Orlando International Airport.
Take the north exit road from Orlando International Airport and get on to the 528 West quite soon to Orlando.
Exit at the junction with Interstate 4 (I-4)and go West sign post to Tampa. Stay on the I4 and exit at junction 58.
At the bottom of the slip road turn left under the I-4 on the 532 Osceola Polk Line Road. Continue along this
road for about 3 miles and you will find the entrance to the Sandy Ridge community on your right hand side.

“I love this vacation home” My family and I have stayed in this home three consecutive years and will continue to stay there anytime that we vacation in Orlando, Florida. The home was so clean and beautiful. The landlord & caretakers were fabulous. Our every need was met. this home was located close to shopping, attractions & restaurants. We feel safe when we stay at this villa. We are already planning another trip next year and will be staying at Joy Villa again. This home is perfect.

“Joy Villa....what a Joy!” The Villa was absolutely spotlessly clean with fresh towels and laid out in such a manner that made you feel like the place was your own. There is plenty of space and the kitchen was well stocked with utilities. The washing machine and tumble dryer were both in fantastic condition and easy to use and infact any item that needed instructions was well catered for. All of the facilities were exactly as described and the pool made for hours of fun after long Disney Days for all of us (especially the kids!) The pool was cleaned on a weekly basis and was done with consideration in mind during our stay. The pack that you sent prior to our arrival made for a seamless transition. All of the main attractions are within 10-15 mins of the villa and therefore a car is recommended but not strictly neccesary. A 3 minute drive from the villa and you have the use of a large supermaket which was very well stocked, a phamacy, fuel garage,haridressers, McDonalds and various other takeaway options. A further 2-3 mins and you reach Champions Gate which will cater for your every need. All in all this was by far the best villa that we have stayed in and the people that own and run it were extremely helpful with everything that we asked. Thanks

Having visited this area several times, on each occasion staying in villas at various locations, Joy Villa, came out as one of the very best. It was spotlessly clean, well furnished, well maintained with all you need to have an enjoyable vacation. The two en suite master bedrooms were fantastic as were the two twin rooms.
The kitchen was well appointed with cutlery, crockery, cooking utensils etc - everything you may need to self cater if you so desire. My wife and I however, chose to dine out in the many restaurants located near by.
The villa itself is on a residential site, regularly patrolled by it's own Security guards which is a comforting factor - not that there was a security problem - just nice to see the deterrent factor to any unwanted visitors.
Ideally suited near to Champions Gate and the I4 freeway which will take you West to Tampa and the Gulf Coast or East to the Atlantic and Kennedy Space Centre. Disney and all the other attractions are ten to fifteen minutes away. After a hectic day at the theme parks how nice to return to the villa and take a dip in the private screened pool.
I personally found the owner a joy to deal with - she took excellent care of us prior to the vacation, during the vacation and after the vacation. Her management company were first class and in the unlikely event you need to contact them, there is a free phone number you can call from the villa. (All local calls are free also). An excellent broadband wifi connection is included in the villa. My party and I found the villa extremely welcoming, relaxing and we very quickly felt at home there.
The pool has a safety barrier to ensure the well being of small children. There is a games room in the garage which all ages will find entertaining. The private driveway can easily accommodate two vehicles.
There are a number of shops, including Publix, a short drive away.
I would have no hesitation in recommending this beautiful home to my family, friends or indeed anyone and when I return to the area, I will be booking this villa again and again.

My family and I just returned from a month in Joy Villa and enjoyed every minute of it. It's located just 10 mins (by car) from Disney and 2 mins from local shops and supermarkets. It's also 2 mins from the I-4 highway which can bring you pretty much everywhere you would want to go in Orlando and even to either coast of Florida. You will need a car if you are staying here though. Taxis would be expensive if used on a regular basis to the main tourist areas.

The neighbourhood is very quiet and safe, with private security patrolling the area and CCTV at entry points. The villa itself is very well maintained and feels like new. The pool is cleaned professionally every week. Everything works as it should (dishwasher, washing machine, dryer, etc) and there are lots of pool toys provided for the kids. The games room in the garage is a nice distraction for both adults and kids too.
I would really recommend this villa based on cleanliness, location, family friendliness, proximity to parks and price. The owner is also very pleasant and easy to deal with it. I will be returning again in the future.

We had a fantastic holiday. The villa was clean and spacious and provided us with everything that we needed. The local area is lovely with a good selection of shops a short drive away. We found the description of the house that we recievied was accurate the location was very good the house was beautiful.We had everything their that we needed also the property was spotless the owner gave us directions from the airport which were great we could not fault this in any way.Already i have recommended it to a friend and they are staying there next year.When we return to florida hopefully soon i will look to stay again.

We stayed at JOY villa in June 2009. We found the property to be exactly as advertised. The local management company is doing a wonderful job of taking care of the home and the home is CLEAN. After staying at another vacation home in the Orlando area I can't stress that fact enough. There were no bugs in the home the entire time we were there, not an easy thing to accomplish given the fact that is is FLORIDA. The A/C worked very well and there was plentiful hot water for up to 4 showers taken at roughly the same time; we never ran out. Julie couldn't have been any more attentive to our needs while we were there. We e-mailed her with a request and in just a couple of hours her local rep showed up at the door with the items. Correspondence was timely and all descriptions of the house were factual. Driving time to the Disneyworld theme parks was approximately 15 minutes and it was an easy drive. Also there was access to RT 192 from the villa via Old Lake Wilson Road. Gas station, grocery store and pizza shops were a couple of miles from the villa.

Our family has visited DisneyWorld 4 times over the past 10 years. We have stayed on-site at a Disney resort, stayed at Disney's Wilderness Lodge in a RV, and stayed at 2 privately owned residences. This villa was by far our most pleasant stay.
Having an entire home for far less than the cost of a room at Disney is wonderful. If you figure out your time and expense of staying at the JOY villa versus staying on-site at Disney you will be amazed at the difference and the convenience of a home and a private pool is wonderful. We highly recommend JOY villa to our family and friends and would happily stay again.

In May, my family and I spend 2 wonderful weeks in Orlando, Florida. We stayed at this beautiful home in Sandy Ridge. It was a 2 storey home with a pool. The home was so clean and the decor was delightful. The property was well maintained. The landlord, Julie, was wonderful to deal with. We are planning to return to Orlando in 2010 and I hope to rent this home again. I absolutely loved it there. Note: Attractions are approx 10 minute drive away and in the area there are restaurants & stores just around the corner. Also in the area is a JC penney, Target, Ross and many other stores.
You will enjoy this beautiful home and the excellent services they offer.

This home is located at Sandy Ridge and it will always be my first choice when I vacation in Florida. The decor in this home is beautilful & it is so clean... Just 10 minutes away from disney attractions, & shopping & restaurants are just around the corner. This place is the absolute best. The landlady is fabulous...
