This very bright and airey home has everything you want from a Florida Disney vacation villa, just turn up with your suitcases and your vacation/holiday starts here.
The living room and formal dining area also has a sofa bed, a cot is also available at no extra charge.
Two master bedrooms both have their own en-suite facilities with a further two bedrooms (3 & 4) have twin beds sharing the third bathroom making the villa ideal for 2 families to share. (5th Bedroom/Den has a TV, bean bags and a sofa bed). All towels, sheets and extra bedding are included.
Outside there is an extended fully screened/covered lanai, which houses the private pool deck, pool and spa which can be heated at an extra charge if required. Outside Table, chairs and loungers are also provided for your comfort and relaxation.

A very airy air conditioned home with lots of space to move around, the den is a great place for the kids to watch their own TV on the sofa bed or on the bean bags provided letting the adults relax in their own environment. The Den also has a double Sofa Bed.
Two entrances are available to the pool deck area; one through the main living room sliding doors with child safety lock and one through the wet bathroom area which is also alarmed.
A pool blanket is also provided when the pool is not in use or overnight in the colder months when pool heat has been paid for.

Orlando International airport (MCO) is just 30 minutes away from the villa.
Only 15 minutes from Disney and from Route 192 which, is a major shopping, eating/dining and entertainment area, i.e. Old Town – which is a must for all visitors!
Universal Studios Florida, Universal's Islands of Adventure, Seaworld and International Drive are a further 10 minutes away. Space coast and West coast beaches are approximately 1 hours drive.
The location of Sandy Ridge is perfect, the area around is undeveloped, resulting in the feeling of a country retreat, yet the community is conveniently close to Junction 58 of the I4, giving access to Walt Disney World in less than 10 minutes. The 192 can be reached in just 10 minutes via a quiet local road. The Champions Gate development is just 2 minutes drive away and here you will find a Publix Supermarket, Macdonald's, Subway, a BP gas station, banking facilities and other small retail outlets. There is also a Chinese takeaway and Italian Trattoria, both of whom provide delivery to the Sandy Ridge area.
Golfers will find 2 Greg Norman designed courses and a David Leadbetter Golf Academy at Champions Gate.
Sandy Ridge also has a small childrens play area within a minute from the villa.

Welcome packs are available which should be indicated on the booking form or on request.
Management company is available locally and a welcome book/guide for guests should be read on your arrival.
The door lock code and alarm code will be provided when payment for the villa has been accepted.

A security deposit (ESCROW) is required at the time of booking and is fully refundable once the management company have inspected and cleaned the villa; subject to no breakages (fair wear and tear accepted) the security deposit will be returned. This is a separate payment to the villa rental price.

A booking form will be sent after a request has been made which should be returned with the deposit stating how this will be paid.

The Florida / Orlando Disney Area region
(MCO) Orlando International airport is just 30 minutes away.
Only 15 minutes from Disney World Resorts. Universal Florida complex, Seaworld and International Drive are a further 10 minutes drive and you are minutes away from superb golf courses at Champions Gate and 4 minutes drive from the highway I-4.
Beaches both East (Space) Coast and West (Gulf) coast are approx about 1 hours drive away.
Water parks, such as Blizzard Beach, Typhoon Lagoon, Wet N Wild and Aquatica are all within easy reach within Disney or International Drive area.

All internal flights go to Orlando International Airport (MCO) or Sandford (SFO) (Tampa - 1 hours drive)
Directions from Orlando and Sanford Airports: - Follow the signs for the GREENWAY route 417 South (Toll Road you will need some $1 bills - $3.75 altogether)
Continue on the 417 until it merges with the Interstate 4 (I4) Signposted West to Tampa. Stay on the I4 to junction 58 (old 24).
Exit on 58 (old 24) and turn left at traffic lights.
Go straight across next traffic lights.
Continue across traffic light (Lake Wilson Road). There is a Publix Supermarket on your right-hand side where you may want to stop to buy groceries. There is also a CVS Pharmacy on the left-hand side.
Once across traffic light look out for the sub division (housing estate) Sandy Ridge on your right. (If you go across railway lights, you have gone too far, turn round and go back).
Turn right into Sandy Ridge, which is Sandy Ridge Blvd. Continue to the end of the road until you reach the Stop sign.
Turn left at Stop sign into Royal Ridge Drive then first right into Scrub Jay Way and the house is on the right-hand side.

Third time in orlando. Previous times stayed in hotels but this was by far the best. This time we went another family (their first trip to Orlando). The accomodation was simply perfect for several reasons - location, everyone having their own room, ample number of tv,s preventing arguments about what to watch, pool and value for money when compared to what you would pay for at a hotel. |

Thanksgiving, Half Term/Spring Break, Easter, Christmas and New Year period - £700.00 per week
Prices are based on a weekly cost of seven nights – THIS IS THE VILLA PRICE and it does not vary with the number of people staying in the villa, Maximum of 8 private, or occupancy 10 (Sofa Bed sleeps 2). A cot is also available at no extra charge
A daily rate is available on request if you wish a shorter period or an extension to the weekly rate
Pool Heat (recommended for winter months), £100 /$150 plus tax from the management company.
Min 7 Days for pool heat - the pool blanket must be used when the pool is not in use if pool heat is paid for.
