Tuscan Hills is located in Davenport on the US 27, just one mile from the intersection with the US 192. The Interstate 4 can easily be reached and provides direct access Southwest to Tampa (70 minutes) and Northeast to the centre of Orlando and the Airports (Orlando airport 30 minutes, Sanford airport 1 hour).
Located just half a mile from Tuscan Hills you'll find a Chinese restaurant and a Publix supermarket, while with-in just a couple of miles are all the essential amenities including a variety of shops, bars, restaurants, bank, petrol station and a Super Wal-Mart.

Further details outdoors: Our 26 x 13 foot pool is surrounded by a large extended paved patio. If you find the pool is a little cool for your liking, it can be fully heated at an additional daily charge (recommended for October to March).
The paved pool deck is furnished to the highest standard with chairs, a table and sun beds, allowing you to lie back, relax and soak up the Florida sunshine while enjoying an alfresco lunch and drinks in the evening as the sun sets, with free use of the barbecue.
The pool deck is fully screened which helps to keep the pool clean, and it does not affect your tan in any way. The pool is serviced weekly so you can be sure it is clean and safe to swim in, and there are pool toys to keep the children entertained. For additional peace of mind should young children be staying at the villa all the doors and windows leading out onto the pool deck have security screening
Tuscan Hills is also very proud of it's brand new clubhouse, which as a guest you will be entitled to use all the facilities

Further details
Together with your completed booking form, a non- refundable deposit of £100 per week is due within 7 days of your provisional booking. Upon receipt of your deposit we will send you confirmation of your booking.
Payment of the balance is due 8 weeks prior to your arrival date. Upon receipt we will send out directions and lock box number to your villa.
Conditions
The client is solely responsible for any damage or breakages that may be caused to the property or its contents during your stay.
We require a refundable security breakage deposit £200 to be paid at the time of your arrival direct to the management company. This deposit will be repaid to your party by cheque as soon as the management company has reported no damage and that you have returned the keys.
Our local management company checks the home before your arrival and after your departure and will advise us of any faults. This may include additional cleaning costs for removal of stains due to spillages.
We retain the right to retain the security deposit (either in part or full) to cover damage or non- return of keys. Receipts for repairs / replacements will be provided in the unlikely event that such retention of the security deposit is required.
We reserve the right to pursue a guest for recompense for any and all damages caused which may exceed the value of the security deposit and will require payment within 14 days of being served notice of this.
Florida has a sub tropical climate and care must be taken with food that is left uncovered. Uncovered food can attract insects very quickly. Any added cost for pest control services incurred through lack of care may be passed to you.

Hi Suzy,
We had a fantastic time. We found the villa excellent, in an ideal location with superb facilities.
Amber was in your pool on a daily basis, at 8:00 at times plus when we got home she was moved up to the top group in her swimming classes and is swimming in the deep end all the time now. We found the villa very comfortable and I was sad and used the internet regularly to look at my e-mails from work, but found it useful also to contact family back home in the UK.
The only thing that we think would improve the villa, would be to put a blind up in the narrow windows at the side of the front door for added security, but other than that everything was excellent. When we are planning another visit to America we would not hesitate to contact you first.

Hello Suzy, Wow! Lovely villa, great location, nice games room, sunny pool and tastefully decorated. We've always enjoyed our March Break Orlando vacation, but this time it was so much better because we didn't have to worry about the constant supervision of the kids - the house and the clubhouse had everything they needed to keep them entertained. We had a marvelous time in Orlando. The Villa is conveniently located, away from the crowd and yet close to all attractions. We also enjoyed the warm water in the heated pool, which is a must at this time of the year. The 3 bedroom/2 bath upstairs are perfect for a family with 3 kids. Since we had a guest for 2 days we could easily accommodate him in the bedroom downstairs where he also had his private bathroom.
