Extremly stylish, comfortable residence. Not a sparse holiday home.
Classic period property in elevated setting, with river views from upperfloors and gardens. This property was a late 19th Century merchant seafarer's residence which has now been refurbished in recent years to a superb standard whilst retaining many original features. The house offers spacious, comfortable accommodation and is an ideal base for two families or up to four couples. Gas-fired central heating and hot water. Strictly no smokers or pets permitted. Low occupany discounts available if lower number of bedrooms/ bathrooms used. (Please enquire). River views and views to Kingswear from first and second floor rooms as well as rear garden . All four bedrooms en suite. Four bathrooms in total.

LOCATION The house is approximately 5 minutes walk up from centre of Dartmouth and is set back some 25m or so from a very quiet street running above and parallel to the river. The Start Bay coastline can be reached quickly and easily by car with Blackpool Sands beach just 4 miles away.
ENTRANCE From the gate, the house is approached via a combination of steps (approx 20 steps) and path leading to the verandah-covered front entrance. The front door leads into a hallway off which are two bedrooms, a ‘snug’/sitting room, and stairs to the first floor.
EN SUITE BEDROOMS Four in total. On the ground floor is a large bedroom with double bed, wardrobe, drawers, original fireplace and chair in the bay window. En suite shower room with shower, wash-hand basin and w.c. Also on the ground floor is a twin bedroom with two single beds, wardrobe, chair and en-suite shower room with shower, wash-hand basin, w.c. and shaver point. And a third bedroom with single beds and en suite with bath, hand-held shower, w.c. and wash-hand basin. The master bedroom (on the first floor) is also a double with metal-framed bed and lovely river views. Double wooden doors open into an elegant en-suite bathroom with central ‘slipper’ bath, wash-hand basin and w.c. The bathroom in turn leads to a dressing room with wardrobe and drawers. Further doors open to the rear garden and decking. N.B. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.
VIEWS Very good views over neighbouring rooftops across to the River Dart and Kingswear beyond, from most of the first and second floor rooms. Superb views to river from the raised patio area in the rear garden also.
There is also a cloakroom on the first floor with w.c. and basin.
KITCHEN/DINING ROOM On the first floor is a bright and sunny kitchen with river views and a range of antique-style oak units and beech worksurfaces, butler sink, gas range with triple oven, American-style fridge/freezer, dishwasher and microwave. Door out to lawned garden and decked patio. At the front end of the room – positioned to take in the excellent views - is a large dining oak table and dining chairs.
UTILITY ROOM On the ground floor with washing machine, tumble dryer, sink and drying area.
LOUNGE Stairs lead up from the first floor landing into recently constructed lounge, built into the roof space with dormer windows offering light to all aspects of the room and stunning views across the river. The lounge has oak flooring throughout, two double sofas, chairs, widescreen television, DVD/video player, coffee table, dresser and other furniture.
OUTSIDE Good-sized area of gravelled terrace to the front of the house with rocking chair under the verandah. The rear garden has a decked area immediately outside kitchen and one of bedrooms. There is a lawned area with mature shrubs and flower beds AND a second raised patio at the rear of the garden with superb views . Garden table and chairs on both the decked area and the separate raised patio.
PARKING* parking is provided either by way of a pass for Mayors Avenue car park (approx. 10 minutes walk) or a private garage 150 metres from property (it's either the pass or the garage - not both) and It is possible to pull up and unload at entrance gate then park car!

THe house can be rented as a three bedroom at a lower rate on condition that only 3 bedrooms/ bathrooms are used.

There is a wealth of things see and do in the West Country as well as having some of the most breathtaking scenery in the United Kingdom, it has several award winning beaches to relax on. The climate during the summer is often balmy as the Gulf Stream warms the seas in the area, makes for excellent surfing and other water based pursuits. As far as attractions are concerned there is the Eden Project a vast eco-project with huge bio-domes to explore which offer many species from around the world as well as plenty for kids to do.
The Dartmouth area
Dartmouth with its beautiful old-world centre is considered the capital of the South Hams, famous for peaceful rolling countryside, renowned coastline, excellent beaches (Blue Flag status) & coastal walks along footpaths leading to secluded beaches.
Dartmouth's focal point is its bustling harbour and broad, wooded river. The town is designated a Conservation Area with 16th and 17th century timbered buildings, historic narrow streets, beautiful old shops, intimate pubs and excellent restaurants. Beach lovers will enjoy Sugary Cove near Dartmouth Castle as well as the beautiful Blackpool Sands and the long, unspoilt expanse of beach at Slapton Sands both of which are approximately 10 minutes drive.
Numerous attractions include the outdoor pool, pleasure cruises upriver to Totnes; Sailing or hiring motor boats for exploring the river or fishing; taking the Kingswear car ferry across to Torbay's more bustling resorts of Brixham, Paignton and Torquay (10-15 minutes) or travelling on the restored steam train running between Kingswear and Paignton.
In August, Dartmouth hosts The Royal Regatta with funfair, sporting events, fireworks dispays and an array of boats. Some of the great beach destinations include Slapton, Torcross, Hope Cove, Beesands, Prawle, Salcombe, Bantham (surfing) Modbury and Thurlestone.
Recommended day trips include the estuary towns of Totnes and Kingsbridge, the riverfront village of Dittisham, a trip to scenic Dartmoor, a visit to the superb Plymouth Aquarium, a day at the truly superb Paignton Zoo or Woodlands Leisure Park.
For fishing enthusiasts there are plenty of opportunities to go out to sea and fish for flat fish, bream, pollock, bass and mackerel. Sharks and Conger Eel are also caught regularly. Fesh water fishermen have abundant opportunities for both coarse and game fishing in well stocked reservoirs or on river beats.
