Overview

Sundial is a wonderfully spacious three bedroom detached property located in a sought after slightly elevated position but within easy walking distance of the heart of Dartmouth and all the local amenities. The accommodation is reverse level with the three double bedrooms all located on the ground floor allowing the living accommodation on the first floor to take advantage of the views over the town and to the river. This light and airy home offers stylish contemporary accommodation with the added advantage of ample private parking and a secluded enclosed garden to the rear.

Lounge

Situated on the first floor, the lounge is spacious, light and airy with a vaulted ceiling and exposed painted beams. A large bay window to the rear offers views over the garden, whilst the Devon bay to the side gives views across the town and to the River Dart. The lounge features two large leather sofas with entertainment provided by a flat screen TV with BT vision box, DVD player, CD player, Wi-Fi. Heating is by gas central heating radiators with a feature contemporary gas effect wall mounted fire.

Kitchen and Dining Room

A light and airy triple aspect room with vaulted ceiling and painted exposed beams. The kitchen is furnished with a range of timber base and wall units with a freestanding Aga and separate gas hob with under unit fridge and freezer. A separate utility room on the ground floor housing the washing machine.

The dining area, with oak flooring laid, provides ample room for the large dining table and eight chairs and enjoys views over the first floor sun terrace.

Bedrooms

The three double bedrooms are all located on the ground floor.

The Master Bedroom is located at the rear of the property and is furnished with a king size bed, matching bedside cabinets with sidelights and a large freestanding wardrobe and chest of drawers. French doors lead onto the rear garden. The master also benefits from an En Suite shower room.

Bedroom 2 is located at the side of the property and is furnished with a double bed, bedside cabinet with side light and a freestanding pine triple wardrobe.

Bedroom 3 is situated at the front of the property and is furnished with a double bed with bedside cabinet, built in wardrobe.

A single 'put you up' bed is also available for occasional use.

Bathrooms

The main bedroom is finished is a very high standard with tiled floors and fully tiled walls. The white suite comprises of a paneled shower bath with a contemporary rain head shower over, low level wc, round washbasin in wooden vanity unit.

The en suite shower room comprises of a large double shower enclosure with a contemporary rain head shower over, low level wc and a washbasin in vanity unit.

There is also a separate cloakroom on the first floor.

Outside

To the rear of the property is a large secluded garden, mainly laid to lawn with mature shrub borders with a variety of both traditional and exotic plants. There is also a large paved patio with outdoor dining furniture provided. There is also a sun terrace accessed off the first floor and from a flight of steps leading up from the garden.

Parking

To the front of the property are black wrought iron gates leading to the ample parking area for at least 4 vehicles.

"Fantastic holiday house!"

Dartmouth is a beautiful town with lots to do pair this with a fantastic property like Sundial and you can only have a wonderful time.
