L148 - Sunnybank
Cottage | 5 bedrooms | sleeps 12
in Dittisham, just 150 yards up from the river and quayside (pub, café, foot ferries), an excellent, large, Grade II listed, detached house. At the front, sitting end-of-row alongside sister cottages lining the lane down to the water, the original, stone-built 18th cent. cottage; behind this, a large 20th cent. extension has transformed it into a superbly spacious coastal home. Inside, a stylish blend of old and new with all modern comforts, some antique pieces, good fabrics, and, from most rear rooms and a large raised deck outside, stunning views over the river Dart beyond. At the back, 14 steps down to an enclosed, immaculately kept garden, mainly lawned with sunny sitting-out area (benches) and a detached annexe/summer house.
Gravelled drive (gated) from road slopes gently down to side door to L-shaped hall; 2 slate steps up to cosy, beamed living room (TV/DVD) with slate floors, big inglenook fireplace (woodburner), door to tiny paved front garden (steps up to lane) and French windows to garden; three ground-floor bedrooms, all smart, with wood floors, doors to garden and some water glimpses – the master double (5'6” bed) with en suite bathroom (suite with deep bath and separate shower), and two more doubles (one with TV/DVD, the other with limited clothes-storage space); bathroom (suite plus bath-shower); separate loo (washbasin); utility room (washing machine, tumble drier).
From the hall, stairs up to stunning open-plan living/dining/kitchen (dishwasher, microwave, freezer, induction hob/double oven, larder fridge) with polished granite worktops, exposed 'Carpenter Oak' apex beams, ceiling-high bi-fold doors to deck (tables/chairs, barbecue, steps down to garden), TV and panoramic water views. Two steps up to half-landing and two bedrooms – a double with en suite shower-room (suite), and a twin with en suite bathroom (suite plus hand-shower). Across the lawn (50' from house), annexe with studio room (home cinema system/screen, double sofa bed, beanbag), kitchenette (microwave, larder fridge, sink, kettle) and small shower-room (suite); glazed double doors to paved terrace (table/chairs) with little waterlily pond (unfenced). Damages Deposit £400. A lovely, relaxing home year-round, convenient for sailing, walking, beaches and exploring.

The West Country region
The South Hams: southernmost Devon; between the river Dart and river Tamar and south of Dartmoor, lush farmland and wooded river valleys turning to beautiful estuaries, its coast very beautiful and remarkably well preserved – sandy beaches and mighty cliffs between those estuaries, amazingly little sprawling modern ugliness. Inland too, away from main roads, it remains surprisingly peaceful.
Among special coastal places are Dartmouth; sheltered Blackpool Sands; Slapton's long curve of pebble beach and nature reserve lagoon; the cliffs about Start Point and Prawle Point, Bolt Head and Bolt Tail; East Portlemouth's beach and Salcombe's location and views; Thurlestone proving that family seaside places don't need to be brash; Bigbury's huge sands and the fun of getting to Burgh Island; waterside, oak-wood-sheltered Noss Mayo/Newton Ferrers; many others, less easy of access, are for you to discover.
Kingsbridge and Totnes, both old, attractive and small, are the towns at the area's heart; Plymouth – the West Country's biggest town, with Naval base, ferry port, theatre, cinemas, history, Hoe (great views) and Barbican (where the life is) – is on the area's edge. Dartington Hall is an arts centre (films, plays, music, dance) with lovely gardens. Pleasure cruisers ply the Kingsbridge estuary and Dart and Tamar rivers.
Dittisham: idyllically situated, end-of-lane little village (PO/stores, two pubs, church) beside the beautiful lake-like river Dart. Jetty (crabbing), pedestrian ferry to Greenway (Nat. Trust, once Agatha Christie's), boats for hire, dinghy moorings, sailing school. Dartmouth (town), 2 miles (ferry); Dartmouth Golf and Country Club, 3¼ miles. Coarse sand beach (river), 1 mile; beach (sea) at Blackpool Sands (The Venus Café, Restaurant, Takeaway and Watersports), 6.
