The main house is an 18th century, characterful yet substantial, light and spacious, very well-maintained property with most rooms redecorated and/or re-furbished within the past few years. There are 3 reception rooms and a farmhouse-style Kitchen, which has recently been refitted.
The sitting room is a large bright yet cosy room with an open fire-place. Double doors lead out to the stunning conservatory with lovely garden views, and a connecting door to the Dining Room. A small children’s playroom, with books, games and other activities is just off the hallway - this also includes a double sofa-bed for larger parties.
Upstairs there are 5 large and luxurious bedrooms in total, 4 doubles with large-sized beds, and one room is ideal for children with 2 sets of bunk beds. There are 2 bathrooms, including a family bathroom with a large 'slipper bath'.

Higher Venice is ideally situated for both 'away-from-it-all' breaks and more active holidays which might include coastal walking, sailing, visiting National Trust properties, exploring Dartmoor, or trips to nearby towns such as Modbury, Kingsbridge, Totnes or Salcombe. The beautiful naval town of Dartmouth is only 10 minutes away, as is the eclectic market town of Totnes.
Dartmouth area
A 20 minute walk down the path from the back of the garden leads to the superb pubs/restaurants of nearby Tuckenhay (the first hamlet in the UK to have street lighting!). Parking exists for several cars, boats etc.
Located in the pretty hamlet of Allaleigh in Devon and set in over 4 acres of grounds, Higher Venice is a stunning location for families and larger groups (up to 12).
The tranquility alone will recharge your batteries. The clarity of a clear night sky is stunning. You will quickly wish that your stay could be longer.

Further details indoors: - Bedrooms: 4 double bedrooms, 1 with king-size bed and 3 with 4’6" beds. Beds 1 and 2 both enjoy views over the garden and have hand-basins. Beds 2 and 4 have built-in wardrobes. Bedroom 5 is ideal for (up to 4) children as it contains 2 sets of bunk beds.
- Bathrooms: On the ground floor, a large shower room with power shower and separate w.c and wash-hand basin. On the first floor a family bathroom with large ‘slipper’ bath, wash-hand basin and w.c.
-Kitchen The kitchen has been recently upgraded and well-equipped with everythingt you may need. There is a hand-made farmhouse table and 4 chairs and a large pantry to store drink and food.
-Dining The Dining table seats 8, with Indian wooden dining table and an open fire-place (not working at present).
-Playroom A small children’s playroom, with books, games and other activities is just off the hallway - this also includes a double sofa-bed for larger parties.
- All duvets, pillows and bed linen are included - tenants will require towels and tea-towels.
-Mostly original oak flooring and rugs throughout. Oil fired central heating and hot water.
Further details outdoors: The gardens are truly magnificent – incorporating a beautiful walled garden (ideal for quiet moments), two shallow streams, a bluebell wood, wild flower banks, and walks that not only give a vista of the garden but also of the stunning valley the house is located in.

- A refundable security deposit of £200 is required. When a booking is made over 8 weeks before the start date, a 25% deposit is required. Balance of payment plus security deposit is due 8 weeks before arrival. In the event of a cancellation, a refund less 20% charge will be made if a replacement booking is made.
