Villa Luxor has a fully equipped open plan kitchen with a microwave, fridge/ freezer, cooker, dishwasher, washing machine, kettle, etc. adjacent to a comfortable lounge area.
Upstairs there are 2 twin bedded rooms and 1 double bedded room and there is a further double bedded room downstairs with wheelchair access.
All 4 bedrooms are en-suite and have plenty of storage space.
There is a television, DVD player and music system and ipod docking station. Please bring your own ipod CDs and DVDs.
There is also a sofa bed in the villa to accommodate another 2 people and we have a travel cot available.

Outside there is a good sized swimming pool with a shower, landscaped garden, and for your comfort there are sunbeds, a shady kiosk (gazebo type area) and a barbecue with working area and sink.

Terms & Conditions:
By paying a deposit and submitting a booking form you are agreeing to our booking conditions, as detailed below.
Deposit:
You will receive a booking form following your initial enquiry and you should submit this along with your £200 deposit.
Refundable Bond:
£150 per booking. This should be paid in addition to the balance, 8 weeks before your holiday and will be returned to you promptly after your holiday, once we have the keys back and have confirmed the condition of the villa.
Balance:
The balance is payable 8 weeks before your holiday.
Cancellations:
Cancellation Charges are as follows;
Up to 8 weeks before the holiday: The deposit
Between 8 and 4 weeks before the holiday: 50% of the total costs
Less than 4 weeks before the holiday: The full costs
Smoking:
For the comfort of all our guests smoking is not permitted inside the villa.
Problems:
We aim to make your stay at Villa Luxor as relaxing and enjoyable as possible.
Should you have any problems, our local contact details will be available for you in the villa and we should be able to deal with most eventualities quickly.

The Turquoise Coast/Lycia region


Dalyan is in an area of outstanding natural beauty, and the river delta is a national conservation site. There are many historic sites in and around Dalyan.
The extensive reed beds harbour rare and varied bird and animal life. The Aegean coast is the most beautiful coastline of Turkey, with pine clad mountains dropping into the clear blue waters.
The weather is generally very good all the way through from April to October and can get very hot. There tends to be a gentle breeze which is welcome either in off the sea or from the mountains.
The Dalyan / Sulungar Mahalle area
We first came to Dalyan 1996 on a day trip by boat from Marmaris and returned the following year. All visitors are enchanted by the sheer beauty of the scenery; sea, river, mountains, lakes and beautiful trees and reed beds. The hustle and bustle of the small town life, farming, fishing and local artisans all co-existing with the charming hospitality of the tourist trade.
Friendly people who do not hassle you in the street to "come buy" but who welcome you in for a complimentary apple or Turkish tea so they can sit and practise their English.
The Majestic Lycian Rock Tombs of Kaunos take pride of position and seem to oversee the whole of Dalyan life now as they have for the last two and a half thousand years. There are lots of things to do in Dalyan, including boat trips, sailing, mud baths, turtle spotting, Turkish baths, white water rafting, snorkelling, diving, a beautiful deserted beach and visiting the ancient ruins of Kaunos. Or you can of course just relax and enjoy the sun, sea and sand.
Since 1986, Dalyan and its delta has been a conservation area and wildlife sanctuary. Because of this, the small town on the South West coast of the Mediterranean has kept its Turkish charm and appeal. Many people like us return year after year and a few never leave.
The beach is arguably one of the finest in the world. Accessible by boat which chugs down the river, through the rustling reeds, to the open tip of the beach, with an opportunity to spot the turtles, and many species of birds. Alternatively, the Dolmus (local bus) travels across farmland and over the mountains through beautiful winding roads lined with Oleander. Both ways offer spectacular scenery and well worth doing.
For a historical cultural experience take the rowing boat across the river and walk down the back lanes to the ancient ruined city of Kaunos. This was a very significant port, with ruined temples, an amphitheatre, castle and walls but unlike Greece or Rome you can take your viewing at leisure in the cooler parts of the day with few other tourists to compete with.
Dalyan Market:
Held near the mosque every Saturday and not to be missed. You will enjoy haggling for "Genuine Fakes". There are many varied stalls great for those holiday gifts and a must to stock up on your fruit and veg for the week.
Eating Out In Dalyan:
Good healthy food, typical Mediterranean staples... tomatoes, herbs, olive oil, fish, pasta, etc... and not expensive. As there are more than 100 places to choose from it is hard to narrow down just a few to recommend. We do of course have our favourites and many good friends amongst the staff. On the more rural lanes you will find garden restaurants and there are special river and wildlife sanctuary restaurants out of town which offer free pick up and drop off service.
Shopping In Dalyan:
The shops offer a large variety of goods and stay open very late, so the main street is alive with shoppers and the bars have seating into the road as it is closed to traffic from dusk. Their are excellent gold, leather and carpet shops, where nothing is too much trouble.
Health:
There are at least four chemists (Eczane) in town and a 24 hour facility rota, where prescriptions are generally much cheaper. The doctors are very good and there is a health centre/clinic.
We believe we are well placed to offer added-value to guests of Villa Luxor because we actually live in Dalyan from April to November. Whilst we will not be "in your face" we will visit on your arrival and be available to discuss your particular needs. As part owners of an apartment complex called Beyaz Villas where, incidentally, you are always welcome to eat or drink, we organise trips for our guests and you may care to join us. These are usually different from the usual tours (in as much as we avoid gold and carpet shops) and have been developed over the years to maximise the enjoyment.

This property is suberb in every way possible to ensure the stay is everything wanted for a relaxing break. Wonderful swimming pool which the children and adults enjoyed every single day, the relaxing area outside is massive, large enough for all eight of us to be in at once and for some more if needed. The owners bend over backwards, nothing is too much trouble to them to make sure you enjoy all the possible trips open to you, even arranging them,taking all the hassle away, although payment is still required. Walking into Dalyan is only a short distance, although if needed taxis are not expensive. Plenty of good restaurants for any meal, all at competative prices. Probably not the place for teenagers on their own, but ideal for families with younger children, not much in the way of nightlife but this is what will appeal. |

4 Couples stayed for 1 week in Villa Luxor. We were collected promptly from the airport and delivered to this stunning villa. It is beautifully decorated, very clean and has so much space, both inside and out, with lovely views of the mountains. The attention to detail really made such a difference, including a welcome pack of food on arrival. There were bikes in the shed to use, BBQ and a very comfortable shaded area outside. It is about 10 minutes walk from town, with a little shop just 2 minutes away. We were also able to get hot food delivered to us from the apartments nearby. We had any idyllic week and have already booked for next year. Stunning! |

We went as a party of 8. The facilities in the villa are excellent. A real bonus with all bedrooms having en-suites. The owners were very attentive to our needs. We found this to be luxury at an affordable price. |

Prices include:
Transfers to and from Dalaman airport, welcome pack, air-conditioning, cleaning, bath towels (please bring your own pool/beach towels) and bed linen.
Deposit:
£200 non-refundable deposit to be paid at the time of booking.
Refundable Bond:
A refundable bond of £150 per booking is required and this should be paid with the balance 8 weeks before your holiday. This will be returned to you very shortly after your holiday, once we have received the keys and have confirmed that the villa has been left in an acceptable condition.
Balance:
The balance and refundable bond are payable 8 weeks before your holiday.
