This three bedroom villa has a light and airy feel, with spectacular views of the azure lake and surrounding hills from all four levels (with terraces at all levels), with the option of a spacious self contained studio apartment in the basement (which also enjoys a spectacular view and has its own kitchen and large shower room). This provides the possibility to increase the available accomoodation to four bedrooms. The studio apartment has a very comfortable double sofa bed, which can converted by day to a four seat sofa, to create a spacious living area. An additional kitchen and a spacious shower room is provided in the studio. This studio apartment can be offered separately if desired.

The location is truly spectacular. It is a five minute walk from the villa to the lakeside and five minutes drive/20 min walk to the delightful Akkaya Gardens restaurant where you can dine on the unique tree platforms accompanied by the sounds of frogs and thousands of cicadas.

The location of this villa is ideal for nature lovers, walkers, and those who desire a quiet and secluded location. There are two very large communal swimming pools.

The nearest town (Dalaman) is just 20 minutes by car or shuttle bus and the nearest beaches with several kilometres of unspoiled Mediterranean sand are just 30 minutes away.

The delightful yachting centre of Gocek is only 20 minutes away, through a new tunnel. The attractive town of Dalyan is only 30 minutes in the other direction, located on an attractive river, with views of ancient tombs cut out of the rocky outcrop.

A short boat ride down river through the reed beds leads to the 10 km stretch of Iztuzu Beach (or Turtle Beach as it is otherwise known as this is the protected breeding ground of the Caretta Caretta Turtles).

After dark the beach is off limits. The reed beds offer great opportunities for bird watching and there are mud baths for those wanting to experience something different.

Fishing, horse riding, white water rafting and jeep safaris can all be arranged as required. There are many interesting archaeological sites to be visited within a days drive of the villa, most of them in the spectacular Xanthos Valley.

The attractive market town of Fethiye is about 45 mins drive away (which has an excellent fish market where fish can be bought and then taken to one of the surrounding restaurants to be cooked), and there are other excellent markets in other nearby towns. Fresh fruit and veg are abundant in season.

The Turquoise Coast/Lycia region

Located in an area of outstanding natural beauty, opportunities for bird watching amongst the reed beds of Koycegiz Lake, visiting wonderful open air markets in Dalaman, Fethiye, Koycegiz and Dalyan. Swimming at Saragerme and Iztuzu beaches - the latter is famous as a breeding ground for the Caretta-Caretta turtles, and is off limits to people at night.

Archaeology at historical sites of Kaunos (30 mins drive) and Ephesus (3 hours drive away) is fascinating. Dining along the riverside at Dalyan facing the floodlit Lycian tombs of ancient Kaunos is a magical experience. The famous Oludeniz Lagoon about an hour's drive away.

A golf course is being constructed at Saragerme (competion expected sometime in 2008). The spectacular Sarsala Cove is only about 30 mins away.


Dalaman is a small, mainly agricultural town, unspoiled by mass tourism, though it now has a modern international airport. Whilst there may be limited tourist attractions in the town itself, it is a very natural Turkish farming community, and does have good shops, cafes and restaurants, which are improving all the time as the area has been designated for tourist development by the government. Nearby Gocek is a very fashionable yaching centre.

Akkaya Valley has been developed as a hydro-electic project, with several dams along the river, forming several turquoise lakes which are attractively fringed with pink oleander bushes. The valley is being developed in a very sympathetic manner by local contractor Curbanoglu, constructing properties of a high standard. There are several housing developments being constructed in the valley which overlook the turquoise lakes.

There are opportunities for white water rafting in the area, for those looking for an exciting experience. Or perhaps a leisurely twelve island cruise from Gocek around the beautiful coast on board a "gulet" - a Turkish sailing schooner, anchoring in one of the many beautiful coves for a leisurely swim in the clear blue sea.

For those interested in archaeology or ancient history, there are many opportunities all along the coast for visiting some of these sites. To view the site at Kaunos (some interesting Lycian tombs of the ancient Kings as well as a well preserved amphitheatre, Roman baths etc) take the row boat across the river from Dalyan. The site is in a specacular position overlooking the estuary and the famous Iztuzu (turtle) beach, which forms a sandbar stretching for 4km.

Other interesting sites are located at Fethiye, Kadyanda, Pinara, Xanthos, Tlos and Patara (to name just a few which can be reached within a day's outing). Others are accessible only by boat. Ephesus is a 3 hour drive away. The Greek islands of Rhodes and Symi are within easy reach and there are day excursions by hydrofoil from Fethiye or Marmaris in summer.

"Truly lovely time in Akkaya valley"

Stayed in Lakeside villa as White rock villa occupied, fair bit cheaper, so more to spend on horse riding and dining out.The development has two very large pools, so we had lots of sunny and shaded ar… More

"Wonderful villa with incredible views and lots to do"

The villa was very spacious boat bathrooms and balconies to enjoy the spectacular views. Very well furnished and even a nice welcome pack in the fridge. The own arrange the summer to meet us at the airport and during our stay always available to help. The air is very convenient to taking different activities including parasailing whitewater rafting or just seeing the incredible wildlife. The local people could not have been friendlier or more helpful. We have been to Turkey before and will definitely go again.
The villa was fantastic and comes highly recommended

"A quiet idyll in the sunshine, excellent accommodation, swimming, views and restaurant."

It is best to hire a car as Akkaya Gardens and Lakeside are off the main road and up in the hills. The setting is beautiful and the hills are clad in remarkably light green pine trees.
The accommodation is on the edge of the site, and is peaceful and faces the lovely hills and lake. There are steps up to the pool and No 16 has a set of its own sun-loungers there and at the apartment. The nearby restaurant is unique, having tables supported up in the trees as well as in the restaurant gardens. The food is excellent and the waiters attentive and helpful. Each year further facilities are opened and it is a joy to return. You can make it a quiet, relaxing holiday or drive out to nearby resorts and attractions or enjoy driving through the countryside or going shopping. No 16 is an excellent base base for either type of holiday. The owner can put you in touch with a good car rental company and is most helpful both with your preparations and your time in the very well supplied and comfortable accommodation.
