About the home
Garden Cottage is situated in the heart of our small country estate in Fife, about 9 miles from St Andrews and its many golf courses.
The cottage is detached, two storey, and set in its own garden, with a lawn to the front, and grass to the back, with woodlands at the side. It is set on a private road, which is only used by cottage guests, and the very occasional tractor working on the estate.
Inside the cottage has a sitting room, dining room, kitchen and cloakroom with toilet on the ground floor, and upstairs, there is a bathroom with overbath shower, and 2 bedrooms - one with a double bed, the other with 2 twin beds. There is also a full size cot.
For each booking of a week or longer, we provide a welcome pack which will contain a selection of food stuffs to get you started, and in addition we provide a 'goodie bag' for children aged 3-12. We also supply a number of toys, games and DVDs to keep the children amused. Please make sure you tell us your children's ages when you book.
The sitting room is comfortable and well equipped, with an open fire for the chillier times of year. The cottage also has full central heating. The dining room can easily accommodate 4 or even 6 at the table, and there is also a piano, for the musically gifted!
The kitchen is fully equipped with a cooker, fridge, dishwasher, washing machine/tumble dryer and microwave.
Outside the garden is stocked with flowers. The woodland and adjacent stream are often visited by deer, especially in the early morning, and as the kitchen overlooks the woods, you might be lucky enough to see a deer while you make your morning tea.
In front of the cottage, in a paddock is our duck pond, which has many wild ducks. In the spring, there are also many ducklings, swimming in line behind their mothers. We are also regularly visited by Harry the Heron, and very occasionally, by otters.
On the estate, we breed Highland Cattle, the long-horned traditional Scottish cattle. They are very beautiful and can been seen on the farm at all ages - from the newly born calves to the mature cattle, and even our pedigree white bull, Fergus, lives here.
In May, we host the Fife Agricultural Show in some of our fields. This is far enough away from the cottage that you will hardly notice it, but if you want to visit, there is lots to see and do, with show jumping, cattle, sheep and horse shows, as well as all sorts of traditional Scottish exhibitions and displays.
Near to our house, about 100 yards from the cottage, is our new tennis court, and we are happy to let our guests use this by arrangement.
Further afield, there is so much to see and explore in Fife. The Open Golf comes to St Andrews regularly, and is back again in July 2015. St Andrews itself has much to see, from St Rules Tower, the Castle and the other historic areas. On the Fife Coast, there are the pretty East Neuk villages, such as Anstruther, and Pittenweem, and the Pittenweem Art Festival is not to be missed. Edinburgh is only an hour away by train or car, with the Edinburgh Festival in August,and so many sights and shops to see and visit.

Garden Cottage is comfortable and cosy, with central heating throughout for the cooler months. The beds are hand made from timber grown on the estate. There is a large open fire in the sitting room, just right when the weather is perhaps a little inclement.
There is one full bathroom upstairs and a cloakroom with toilet and wash basin downstairs. ( This website can't distinguish between full bathroom, and separate WC, so shown as 2 bathrooms, but in fact it is 1.5)

Garden Cottage is situated on its own overlooking our duck pond. A small burn (stream) runs through the woods beside the cottage. There is plenty of wildlife to see. Deer are often seen in the woods, and pheasants are regular visitors. Foxes can be heard at night. On the pond we have lots of ducks, and Harry the Heron is usually there too. We have 4 hens which, if they are in the right mood, lay eggs which we can sell you, fresh from the hen house. There is also a tennis court available for guests use, free of charge, by arrangement. Kinloss Farm is a working farm, and we breed pedigree Highland Cattle. From March onwards, the calves are born, and look very beautiful.

Lets are usually Saturday to Saturday, but out of high season we try to be flexible.
Arrival time is 4pm or after, and guests are asked to leave by 10am.
Conditions
A 30% deposit is required to secure a booking. The balance is payable 2 months before arrival.

BookThe Fife region
The Kingdom of Fife is full of history and interesting places. Th Andrews, the home of golf, is only 9 miles away. St Andrews is a lovely place to visit. There is an historic castle, beautiful beaches and the world famous University. The East Neuk of Fife is famous for its fishing villages and lovely beaches. Edinburgh is only an hour away, Perth about 40 minutes away, and Dundee is only 15 minutes away over the River Tay. For golfers, Fife has many golf courses. Cupar itself has two, and there are 5 or 6 in St Andrews, before you even start thinking about Carnoustie, Perth, and even Gleneagles.
The Cupar area
Cupar is the old market town of Fife. There is still a Farmer's Market once a month, where local farmers sell their produce. Fife Show is held on our farm in May each year, and is a great spectacle. It is however on the other side of the farm from Garden Cottage, and it is possible to completely ignore it, if you prefer not to participate. There are many historic places to visit, such as Falkland Palace, and other National Trust properties.

Payment is in GB pounds. We accept UK cheques, Visa, Mastercard or American Express, or paypal.
In Summer and Mid-season ( ie 9 June to 1 September 2012), central heating is not included in the rental price. For the rest of the year, central heating is included on a 'timed' basis, ie morning and evening. If heating is required on an 'all day' basis, a surcharge is payable.
A folding bed is available for a child if required. There is a charge of £10 per night for this.
Bookings from Saturday to Saturday are preferred in high season, but we can sometimes be flexible, so please ask.
