CROYDE LADYWELL OVERVIEW
A beautiful holiday home in a prime location just a few minutes walk from the centre of Croyde village with its vibrant pubs and restaurants, surf and beach shops. A short stroll to the golden sandy beach, great for families and a favourite with surfers.
LADYWELL is a stunning property ideal for larger groups or several families. Decorated throughout in cool cream and white with oak laminate floors and luxuriously carpeted bedrooms and having many features to make your holiday a great experience – 3 shower rooms plus family bathroom all newly installed, fully enclosed, beautifully landscaped garden with decked area for barbequing and further patio area, a conservatory for relaxing and unwinding (now with new pool table), in addition to the comfortable sitting room and a playroom/second sitting room for TV/games as well as a ground floor bedroom suite. Many of the patio doors have ramps to the garden.
LADYWELL has 2 separate lounges as well as a large wrap-around conservatory area for quieter moments. The Principle Lounge is just off the hallway and is a large comfortable room for the entire family with double doors leading to the garden on the one side (a ramp is in place for accessibility) and another set of doors leading to the conservatory. The room is well furnished with brown leather sofas, a warming log burning fireplace and equipped with a very large flat screen TV, SKY (basic package with sport and movies), DVD player with a DVD selection. Also supplied is a selection of books and magazines as well as an iPod docking station for music lovers.
The Conservatory is accessed via the Principle Lounge or from the garden. This a large L-shaped space, maximising on sunlight. A small table with comfy chairs provides a perfect reading corner as well as an additional 2 cream wicker sofas. This is a great place to relax and unwind and play a game of pool on the 6ft 6inch table.
The Second Lounge is also known as the Games Lounge. This fantastic room is furnished with a very large corner sofa unit as well as bean bags. Entertainment is provided via the large flat-screen TV, DVD player, Wii games console (and games), vast selection of board games, books as well as children's toys. French doors with a ramp lead out into the garden. This room can also serve as the private lounge off Bedroom 1.
The dining room is a lovely, large room off the kitchen, with a large table to seat 12.
This very large, modern kitchen has been designed for easy access and movement, with a fabulously handy serving island in the middle and 4 breakfast bar stools. This sunny area looks out onto the front of the property as well as leads into the dedicated dining area. Well-equipped, you will find a large fridge, double oven, electric hob, 4-slice toaster, kettle, coffee machine, dishwasher, as well as thoughtful children's cutlery and crockery. A separate utility room of the hallway behind the kitchen has a further washer/dryer, 3-drawer freezer, microwave, mixer/blender, additional sink and toaster as well as cupboards for food storage.
There are 6 bedrooms of which 1 is downstairs, whilst the balance are upstairs.
Bedroom 1 is the versatile ground floor bedroom. This very large bedroom, which leads into the second lounge, has a super king bed. A double wardrobe and chest drawers are available for storage as well as an en-suite shower room.
Bedroom 2, a lovely South-facing spacious room, overlooks the hills behind Croyde. This bedroom has a large double bed and 2 built-in wardrobes.
Bedroom 3 overlooks the garden with views over Croyde and has twin beds, a bedside cabinet as well as a built-in wardrobe.
Bedroom 4 is a bunk bedroom with a dresser and chest of drawers.
Bedroom 5 is another sunny, South-facing bedroom with twin beds as well as a chest of drawers.
Bedroom 6, known as the master bedroom is an extremely spacious bedroom with a queen size double bed, floating bedside shelves and lamps and chest of drawers. This bedroom has an en-suite shower room.
LADYWELL has 2 en-suite shower rooms, a family bathroom , family shower room as well as a separate WC. Both the master bedroom and downstairs bedrooms have en-suite shower rooms with WC, basin and heated towel rails. The large upstairs family bathroom has bath with shower-over, WC, basin, heated towel rail and a handy step for little ones. The family shower room, next to the bathroom, has a double shower enclosure, WC, basin and heated towel rail. A separate WC and hand basin can be found downstairs just off the utility room hallway.
The spacious beautifully planted, fully enclosed and private garden provides plenty of space for play, relaxation and outdoor entertaining with 2 tables, 12 chairs, sun loungers and built-in barbeque on the rear, raised wooden deck. For long, lazy days, try the hammock. An outside shower is provided for your return from the beach with wetsuit drying and space at side of the house for board storage. Parking is well catered for in front of the house with space for up to 4 cars.

The West Country region
North Devon is one of the most beautiful areas of the British Isles. It boasts miles of unspoilt and award winning beaches. The coastline is one of the most popular surfing venues in the country, with Croyde being the most popular.
The coastline is as rugged as it is beautiful dotted with magnificent cliffs, tiny cove and picturesque harbours. It was once the haunt of smugglers, pirates and wreckers and the fascinating history is retold in many small museums along the coast. Today visitors who love Henry Williamson's famous Tarka the Otter can retrace Tarka's journey by following the Tarka Trail.
Along the coastline surrounding a natural harbour is Ilfracombe with its Victorian architecture, Esplanade and famous Tunnels Beach. The harbour is always busy with fishing boats sailing in and out together with the paddle steamer Balmoral which offers day trips to Lundy Island. North Devon has something to offer and appeal to everyone.
There are activities available for all ages. For children there are fun attractions such as 'The Big Sheep' and 'Dinosaur World'. For the sports fan, there is golf, horse riding, cycling, surfing, kayaking, rock climbing and many other activities all within a 40 minute drive from Barnstaple, the region's major town.
CYCLE TO - A day at historic Braunton Burrows is great. Cyclists can enjoy the 30-mile Tarka Trail tracking the scenic coastline of North Devon.
DRIVE TO – explore the beautiful Exmoor National Park. Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep all within a short driving distance. Cultural days can be passed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth, Victorian-styled Ilfracombe with its quaint fishing harbour and many more. Saunton Golf Course is a mere 3 miles down the road with its 2 famous links courses. Finally, picturesque walks through beautiful forested areas and running rivers such as at Watersmeet will complete your wonderful stay in this beautiful part of England.
Croyde is a magical place nestling around a stream running down to the sea. This award-winning sandy beach is fine and flat, ideal for children and good for surfing. With Rock pools are in abundance and dunes a haven for young and intrepid explorers. Local fun parks for the children such as Cascades Pool Park are a great way to spend the day. Croyde Bay is renowned as a premier surfing beach destination in England for short and long boards. For the more adventurous, kite surfing, volley ball, kayaking and horse riding is on your doorstep. Within walking distance of Croyde beach enjoy its ice cream shop, gourmet restaurants, superb village pubs, surf shops, and art gallery. This classic 'chocolate-box' village is steeped in old-world charm and echoes the feeling of life in Britain in times gone by. Coastal and Countryside walks include the majestic Croyde cliff path to Baggy Point, (and for those energetic), to Woolacombe and beyond.
