Ground floor. The front doors bring you into the house's open plan Kitchen/Living/Dining space. The traditional living room with its large bay window has sofa, chairs and a dining table to comfortably seat 6 plus TV with freesat channels, DVD player and stereo with ipod dock. The kitchen is well equipped and has a gas/electric range oven, microwave, fridge/freezer and dishwasher. From the kitchen is the door to the Utility room with washing machine and exit to small patio area for outside dining and the outbuilding storage facility. The kitchen also leads you to the Hallway area, with its lovely high, arched window overlooking the back patio area, and the door to the clean and contemporary Wet room with shower, WC and basin.
First Floor: At the top of the stairs you bear left to the Master bedroom with double bed and en suite shower room. Turning right at the top of the stairs and past the arched window brings you to the second bedroom with double bed that overlooks the back patio area.
Second Floor: The stairs up to the second floor bring you to the Daybed area which can be used as additional living room space or as single bed accommodation. Note: an additional fold-away guest bed is available on request increasing the area to two single beds. From the Daybed area is the door to the third double Bedroom with a fantastic Super King bed. The Daybed area also leads on to the top Family bathroom with its traditional free-standing bath, basin and WC.

This property is in an ideal location and has been renovated in 2011 to an exceptionally high standard, with solid oak flooring throughout the majority of the property and tastefully decorated with many period touches.

From the house you can:
WALK TO: The lovely village of Braunton (reputedly the largest village in the UK) is less than a 5 minute walk from the house. There are some great local restaurants and pubs offering a good variety of food such as At One for Tapas and / or A La Carte menus, Squires Fish & Chips (so good people queue outside the restaurant for their takeaways), The George Pub serving local food and Thai Cuisine and The Riverside with its lovely Italian menu including hand-stretched pizzas. If you’re willing to go slightly further afield (with a car unless you fancy walking up hill!) there’s some lovely eateries in neighbouring suburbs such as the Kings Arms in Georgeham that has a lovely gastro pub menu.
CYCLE TO - cyclists can enjoy the 30-mile Tarka Trail tracking the scenic coastline of North Devon.
DRIVE TO - the beaches of Saunton, Croyde, Putsborough and Woolacombe are only a short drive away. A day at historic Braunton Burrows is great for walkers. Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep are all within a short driving distance. For the more adventurous, kite surfing, surfing, horse riding and kayaking are popular sports in the area. Cultural days can be passed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth and many more. Saunton Golf Course is a mere 3 miles down the road with its 2 famous links courses. Finally, picturesque walks through beautiful forested areas and running rivers such as at Watersmeet will complete your wonderful stay in the beautiful part of England.
