CROYDE KERNOW HOUSE is a spacious, modern, 3 bedroom detached family home with Hot Tub and some charming features. Decorated and furnished to a high standard, KERNOW HOUSE is situated at the end of a quiet residential cul-de-sac. It enjoys a prime location in an elevated position being only a few minutes walk from the golden sands of the Blue Flag accredited Croyde beach and a short walk from the pubs, restaurants and shops of this 'chocolate box' archetypal English village. KERNOW HOUSE offers reverse living in order to take advantage of its elevated position. The views afforded from the first floor windows are some of the best in Croyde, looking out over the rooftops to the sea beyond. Outside there is parking available for 2 cars.

LIVING AREAS
The staircase leading to the first floor is well lit with light coming through two windows. The good sized double-aspect lounge provides guests with a vista over the rooftops of Croyde to the sea beyond. Your eye is drawn to the feature marble fireplace surround whilst the warm wood-effect laminate floor tones well with the comfortable chocolate brown sofa and separate cream furnishings that invite relaxation. The opposing walls are coloured with a very effective contrast of creams and light browns which enables the room to flow seamlessly from a relaxing social space to a functional dining area that provides guests with a view over the rear garden to the meadow and rolling hills beyond. A flat screen TV, Sky (basic package) plus an X-Box are supplied for guests enjoyment.

KITCHEN
Once again, the wood effect laminate flooring tones very well with the warm wood of the modern kitchen units. Brushed nickel door handles, slate grey wall tiles, a co-ordinating laminate work surface and halogen down lights all work together to create a very attractive room. As you would expect, there is an integrated fridge and freezer, washing machine, dishwasher, a halogen 4-ring hob plus a single oven/grill set into a tall housing unit. There really is plenty of work surface and storage space in this kitchen. The window above the sink overlooks the decking and meadow beyond the back garden.

BEDROOMS
There are 3 bedrooms located on the ground floor accessed from the entrance hallway. The cherry wood-effect laminate flooring lends a warm feel and compliments the natural wood doors and banister. The under-stairs cupboard houses the vacuum cleaner, ironing board, high chair and stair gate and also provides useful additional storage space.
Bedroom 1; has views out to the front and is the master bedroom with en-suite. There is a large queen-size double bed. As this room benefits from a built in wardrobe along with two 3-drawer chest of drawers, there is ample storage space. Wood venetian blinds ensure privacy from the outside, whilst cream walls and co ordinating bed linen create a tranquil haven within. A radio with DVD player and a wall-mounted full-length dressing mirror complete the facilities.
Bedroom 2; contains a pine framed double bed that is shouldered on both sides with bedside tables. Pastel blue walls tone well with the bed linen and the large patio doors flood the room with light and provide guests with a view of the rear garden as well as access to the hot tub. A tall slimline 5 drawer chest of drawers provide storage space and a base for the cream framed mirror.
Bedroom 3; Contains pine bunk beds and is an ideal children's room. There is plenty of floor space to accommodate a travel cot.

BATHROOMS
Master bedroom en-suite has a slate grey tiled floor with a white porcelain suite, comprising pedestal wash basin with a single polished chrome mixer tap, plus a good sized mirrored bathroom cabinet above, low level WC, tiled shower cubicle with glass door and partition containing a power shower, there is also a polished chrome heated towel rail. Halogen spotlights provide atmospheric lighting.
The family bathroom has a warm peach colour scheme with co-ordinating tiles. The suite comprises a bath with shower over, pedestal wash basin with a pine mirrored bathroom cabinet set above and low level WC. A long, wall mounted, polished chrome towel rail plus free standing wooden towel rail provides plenty of hanging space.
The first floor WC is conveniently situated at the top of the stairs and has its own small hand basin.

Further details outdoors:
The garden and first floor decked area is not overlooked and therefore provides a very private outdoor space. The decking can be accessed from the kitchen or via some wooden steps from the garden and provides a great platform to dine al-fresco or just enjoy refreshment in the summer sun. There is a hot tub located at ground floor level under the decking, a quaint raised lawn area as well as a paved area with a chimenea barbeque.

The coastline is as rugged as it is beautiful dotted with magnificent cliffs, tiny cove and picturesque harbours. The Croyde area

WALK TO – Croyde, a magical place nestling around a stream running down to the sea. This award-winning sandy beach is fine and flat, ideal for children and good for surfing. With Rock pools in abundance and dunes a haven for young and intrepid explorers. Local fun parks for the children such as Cascades Pool Park are a great way to spend the day. Croyde Bay is renowned as a premier surfing beach destination in England for short and long boards. For the more adventurous, kite surfing, volley ball, kayaking and horse riding is on your doorstep. Within walking distance of Croyde beach enjoy its ice cream shop, gourmet restaurants, superb village pubs, surf shops, and art gallery. This classic 'chocolate-box' village is steeped in old-world charm and echoes the feeling of life in Britain in times gone by. Coastal and Countryside walks include the majestic Croyde cliff path to Baggy Point, (and for those energetic), to Woolacombe and beyond.

CYCLE TO - A day at historic Braunton Burrows is great. Cyclists can enjoy the 30-mile Tarka Trail or South West coast path tracking the scenic coastline of North Devon.

DRIVE TO – explore the beautiful Exmoor National Park. Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep all within a short driving distance. Cultural days can be passed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth, Victorian-styled Ilfracombe with its quaint fishing harbour and many more. Saunton Golf Course is a mere 3 miles down the road with its 2 famous links courses.
