LIVING AREAS
The entrance hall is the primary and formal entrance to this amazing property. Be prepared to be wowed when you take a look at their concept nautical theme with blue / stainless steel down lights, blue and white striped wall paper, lime oak flooring, beige carpeted staircase together with the “Sydney 2000 Olympic Games” rowing oar used as a handrail going up the stairs.
Area 1: The informal lounge is complimented by a relaxing large black corner sofa, a large flat-screen TV, DVD player, a sumptuous large leather bean bag, a useful centre coffee table and side table with a cute blue and white stripped lighthouse lamp. The big aspect windows with white venetian blinds overlooks the garden and views beyond.
Area 2: The large intimate formal lounge area, with commanding views, has a double-sided wood burner that serves the dining area as well as the modern cream leather loungers and large cream pouffe of the main lounge that looks over the decked patio and beyond to Croyde Beach and the rural surrounds. The main seating area in the formal lounge consists of a large black comfy sofa and a further light brown sofa to enjoy the warmth of the wood-burner in those chilly summer or winter evenings.
Area 3: The beautifully crafted children's / informal lounge, with delicate wall paper of tiny rose and matching ruby sofa and a little table and chairs for the children to utilise for those all important tea parties. There is vast selection of children's toys, a ladybird chair and baby walker is also available for your use.
By the children's area leading to the kitchen and dining area there is a 3-drawer unit and lamp containing a comprehensive owners information pack of things to do for families and places to eat. Also supplied is a selection of books and magazines.
KITCHEN / DINER
A large very well-equipped kitchendiner with every mod-con you could imagine. This open-plan kitchendiner has an extensive range of cream coloured solid wood cupboards and drawers with solid wood butcher top work surfaces. The modern kitchen has grey brick-effect splash back tiles including the finest white porcelain sink and drainer. Also included is a professional kitchen tap with rinser and swivel spout.
All the appliances one could need in a modern kitchen include microwave, convector oven and grill, dishwasher, 4-slice toaster, large double-oven with 5 ring gas hob, extractor fan, kettle, coffee maker, bread-bin, sandwich toaster, wok and an iPod alarm radio docking station.
Included also in this vast kitchen is a large American style fridge/freezer with water cooler & ice-maker and a plentiful supply of utensils.
The large dining area, adjacent to the kitchen, with a light grey hard-wearing cushioned PVC seating with white edging easily seats 12 around a quality real-wood table and enjoys the benefit of the double-sided wood-burner from the lounge.
UTILITY AREA
Off the children's informal lounge area is the utility area. Also included within this area is a separate wet room with 'his' and 'hers' showers and WC.
A useful utility room with stainless steel sink, washer/dryer, heated towel rail, step stool, mop & bucket, iron & ironing board, dustpan & brush, airier, peg-basket and laundry basket.
In addition to being a useful utility area, this room has been very well thought out, having been designed as a wet-room area as well; there is plenty of additional hanging space for wet/damp clothes and wetsuits.
BEDROOMS
Each bedroom is individually styled, with light and airy soothing palettes. The sandy coloured carpet compliments the white walls and matt white doors. Add to this, crisp, white bed linen, light oak furniture and halogen down-lights, you really cannot help feeling relaxed in any bedroom.
Bedroom 1,located on the right at the top of the stairs, is a double bedroom with an en-suite, comprising a corner bath, white WC and porcelain basin, a Velux window provides not only the light, but a view out over the green hills. There is a large double bed with bedside tables on either side, a dressing table in the bay window with views out to the rolling hills and sea beyond plus a large wardrobe to complete the facilities.
Bedroom 2 houses two sets of white painted bunk beds and is aimed at providing accommodation for four children. The storage space in this room is a white painted wardrobe.
Bedroom 3 is another double room with wash basin and large mirror over, dressing table with mirror plus a white painted wardrobe mean that there is storage space aplenty. A private decked balcony with floor lights, furniture for four and unsurpassed views to the sea, will have all members of the group wanting this room.
Bedroom 4 is located at the end of the corridor, a twin en-suite, with sea views. Each bed having a bedside table and lamp. A large wardrobe, large chest of drawers along with a sideboard provide ample storage space and with the enviable luxury of an en-suite bathroom.
BATHROOMS
Family Bathroom: This is conveniently situated outside the bunk bedded room and provides a bath with separate shower cubicle and wash basin.
Separate WC: There is also a separate WC adjacent to the family bathroom.
En-suite Bathroom: Bedroom 4 with en-suite bathroom has a rectangular white porcelain wash basin with stainless steel bathroom cabinet/mirror above, WC, chrome heated towel rail and a very large white porcelain bath with power shower over.
En-suite Bathroom: Bedroom 1 with corner bath, WC and basin
Wet Room: Separate wet room with 'his' and 'hers' showers and WC.
Further details outdoors:
The front of the house has two very large sliding doors opening from the formal lounge and dining area onto a massive “sun-trap” decking space with seating, BBQ and the perfect ambiance to enjoy that well-deserved cocktail. There is a reasonable sized lawned area to kick a ball around with some plants and shrubs around the boarder of the garden.
To the rear of the property is parking for two to three cars, a garden shed with some children's toys inside, an area next to the shed for storing bikes / surfboards and a further lawned area with an enclosed decked area, ideal safe area for small children with a large 'Connect 4' game.
You can also use the outside shower to clean wetsuits and wash off the sand after a long day at the beach.

The West Country / Devon region
North Devon is one of the most beautiful areas of the British Isles. It boasts miles of unspoilt and award winning beaches. The coastline is one of the most popular surfing venues in the country, with Croyde being the most popular.
The coastline is as rugged as it is beautiful dotted with magnificent cliffs, tiny cove and picturesque harbours. It was once the haunt of smugglers, pirates and wreckers and the fascinating history is retold in many small museums along the coast. Today visitors who love Henry Williamson's famous Tarka the Otter can retrace Tarka's journey by following the Tarka Trail.
Along the coastline surrounding a natural harbour is Ilfracombe with its Victorian architecture, Esplanade and famous Tunnels Beach. The harbour is always busy with fishing boats sailing in and out together with the paddle steamer Balmoral which offers day trips to Lundy Island. North Devon has something to offer and appeal to everyone.
There are activities available for all ages. For children there are fun attractions such as 'The Big Sheep' and 'Dinosaur World'. DRIVE TO – explore the beautiful Exmoor National Park. Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep all within a short driving distance. Cultural days can be passed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth, Victorian-styled Ilfracombe with its quaint fishing harbour and many more. Saunton Golf Course is a mere 3 miles down the road with its 2 famous links courses.
