Situated in the very heart of Croyde village, BARNCOTT is a wonderfully spacious detached property just a ten minute stroll from the beach. It is presented in a country cottage style, featuring wood-beamed ceilings, flagstone flooring and tastefully exposed feature walls, where the original stone work is visible. BARNCOTT offers an ideal home from home for larger families, two families or groups of friends with parking for 2 large cars. Sleeping 8 with 4 bedrooms, lounge, diner, kitchen, family bathroom and en-suite bathroom. BARNCOTT is in an ideal position adjacent to the popular Thatch Barn Inn.


As you enter into the large entrance hallway you are immediately greeted with a steep staircase taking you to the upper level. Within the entrance hall there is a useful cupboard to the right, housing the boiler, hoover, mop, bucket, iron, ironing board and fire extinguishers.

There are 3 further doorways leading off the entrance hall into the downstairs bathroom, kitchen or lounge.

BARNCOTT's lounge can be accessed from the hallway or dining room. The lounge is a warm, cosy lounge with ample seating; a brown leather corner suite and an additional wicker chair. The true cottage ceilings, exposed stone and feature wood-burner fireplace where guests can enjoy the typical country charms of this lovely cottage, this room is complimented by flagstone floor. This nicely furnished room also includes 2 pine tables, a standard lamp and for that perfect ambiance wall mounted lights with dimmer switches, the room is well equipped with a black flat screen TV, SKY (basic package), DVD player, CD player and WiFi availability. Also supplied is a selection of books for your enjoyment.

The dining area can be accessed from the kitchen or lounge area. This is a bright open room consisting of an oval pine table seating 8, with wooden french doors leads out to the garden. There is a high chair available for your use and a further small pine table with a selection of magazines for your enjoyment. There is a cute tiny window so that you can peek into the lounge / hall area.


A large country-style kitchen with views overlooking the enclosed sun-trap garden and hot tub. Access to the kitchen can be found off the hallway up 3 steps, or through some wooden french doors via the dining area.

This traditional country kitchen has a large array of wooden cupboards with marble effect work surfaces. A well-equipped kitchen, you will find a microwave grill, 4-slice toaster, electric over, ceramic hob and extractor fan.

A bread bin, kettle, scales, stainless steel sink, built in fridge freezer. Within this large kitchen you will also find a washing machine, tumble drier and dishwasher. There is a plentiful supply of plates, glasses, crockery and cooking utensils.


Catering for many combinations of families, BARNCOTT has 4 bedrooms all of which can be found upstairs. Upstairs is tastefully decorated and each room hosts superb Victorian beds. Each room is individually themed, with exposed beams, some with exposed brickwork and wooden flooring with feature views over the countryside.

Bedroom 1: Master bedroom with en-suite bathroom.This is a lovely room, a good-size light master bedroom with a large double bed, wooden flooring and beams throughout. Within this room you will find a built-in pine double wardrobe for storage as well as a pine dressing table with mirror and stool. Bedside the bed are two bedside tables with lamp. There is also a lattice window overlooking the front of the property. Leading from this bedroom is a light and airy modern en-suite bathroom.

Bedroom 2: Twin bedroom. To the left of the staircase you will find the twin-bedroom with 2 Victorian style twin beds and wooden flooring. This room also features exposed beams and sympathetically exposed brickwork Within this room you will find a 3-drawer pine bedside table and lamp, a pine chest of drawers for storage and a large pine wardrobe (currently storing spare pillows and a travel cot). A wicker chair and a large pine mirror is also available for guests use. There is also a lattice window overlooking the front of the property.

Bedroom 3: Bunk Bedroom with a pine bedside table and lamp. This bedroom has a cupboard and some shelving. There are 2 lattice windows overlooking the back and side of the property.

Bedroom 4: Double bedroom. This is a double bedroom with 2 3-drawer bedside tables and lamps, a further 3 drawer chest of drawers with a flat-screen TV/DVD player and ipod docking station. A large wooden window overlooks the enclosed garden and hot tub with lovely country views beyond. A further wooden staircase leading to a storage area / kiddie loft for exploring can be found in this room.


BARNCOTT has an en-suite bathroom and a family bathroom.

Family bathroom: The large family bathroom can be found downstairs, complete with a white bathroom suite; WC, basin and bath. A light airy room with windows at the front and back with quarry tile flooring.

En-suite bathroom: The en-suite bathroom can be found upstairs off Bedroom 1; Master bedroom with en-suite bathroom comprising of a white suite; a sink, WC and large double walk in shower with power-shower. A modern contemporary en-suite with down lights, two windows with cream roller blinds.


This lovely outside space can be accessed through the double french doors off the dining area. The fully enclosed private garden provides plenty of space for play, relaxation and outdoor entertaining. There is the added luxury of that all important hydro massage hot tub for that special hot-tub experience for you to enjoy after that long and weary day. There is a small decked patio area surrounding the property with a large paved area for the wooden table and garden chairs. The garden is fenced off with a selection of borders, shrubs and trees. Access to the garden can also be found via 2 gates. An outside shower is available for your return from the beach.

North Devon is one of the most beautiful areas of the British Isles. It boasts miles of unspoilt and award winning beaches. The coastline is one of the most popular surfing venues in the country, with Croyde being the most popular.

The coastline is as rugged as it is beautiful dotted with magnificent cliffs, tiny cove and picturesque harbours. It was once the haunt of smugglers, pirates and wreckers and the fascinating history is retold in many small museums along the coast. Today visitors who love Henry Williamson's famous Tarka the Otter can retrace Tarka's journey by following the Tarka Trail.

Along the coastline surrounding a natural harbour is Ilfracombe with its Victorian architecture, Esplanade and famous Tunnels Beach. The harbour is always busy with fishing boats sailing in and out together with the paddle steamer Balmoral which offers day trips to Lundy Island. North Devon has something to offer and appeal to everyone.

There are activities available for all ages. For children there are fun attractions such as 'The Big Sheep' and 'Dinosaur World'. For the sports fan, there is golf, horse riding, cycling, surfing, kayaking, rock climbing and many other activities all within a 40 minute drive from Barnstaple, the region's major town.

Croyde Bay is renowned as a premier surfing beach destination in England for short and long boards. For the more adventurous, kite surfing, volley ball, kayaking and horse riding is on your doorstep. Within walking distance of Croyde beach enjoy its ice cream shop, gourmet restaurants, superb village pubs, surf shops, and art gallery. This classic 'chocolate-box' village is steeped in old-world charm and echoes the feeling of life in Britain in times gone by. Coastal and Countryside walks include the majestic Croyde cliff path to Baggy Point, (and for those energetic), to Woolacombe and beyond.

CYCLE TO - A day at historic Braunton Burrows is great. Cyclists can enjoy the 30-mile Tarka Trail tracking the scenic coastline of North Devon.

DRIVE TO – explore the beautiful Exmoor National Park. Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep all within a short driving distance. Cultural days can be passed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth, Victorian-styled Ilfracombe with its quaint fishing harbour and many more. Saunton Golf Course is a mere 3 miles down the road with its 2 famous links courses. Finally, picturesque walks through beautiful forested areas and running rivers such as at Watersmeet will complete your wonderful stay in this beautiful part of England.

"Brilliant Barncott!"

Cannot fault! Had a brilliant time from start to finish. Lovely character to the cottage, very spacious, and the added bonus of a sizeable hot tub! Great location in the hub of Croyde and a stones throw from a lovely pub. Would definitely recommend, just ashame about the weather!
