HARTLAND VIEW is situated in the very heart of Croyde village. This wonderful 6-bedroomed detached property with a large enclosed south facing garden, ideal for sunbathing, is within walking distance of famous Croyde beach and its ice cream shop, gourmet restaurants, chocolate box village pubs and stores, you can't help but feel spoilt by this ultimate beach holiday. Countryside walks are available directly from the property and include the majestic Croyde cliff path to Baggy Point, (and for those energetic), to Woolacombe and beyond.. Offering an ideal home-from-home for larger families, two/three families or groups of friends, HARTLAND VIEW caters to a high standard and, being over 2 floors, will still allow for those moments of solitude. That said, there are large entertainment areas and the enclosed lawned area outside is perfect for lying back with a cool cocktail while the kids get to run around.

LIVING AREAS

There are 2 adjoining living areas with views over the garden and will easily cater for your seating requirements. Living Room 1 has 3 sofas and an ottoman for seating with a wall-mounted television with integrated DVD player, large coffee table and book stand with iPod docking station. This room leads out to the garden through French doors or through another set of French sash doors into Living Room 2. Included in this cosy room is a further sofa, large flat screen TV, full SKY package, large toy box with board games for all generations, coffee table and wood-burning fireplace for those cooler evenings.

The dining area, in the kitchen, easily seats 12 around a quality real wood table. The perfect entertainment space to share with your family.

The utility room is a super separate space from the kitchen and has an additional under-counter freezer, washing-up sink, iron with ironing board, clothing airers, washing machine and hairdryer. This room leads into a WC and shower room.

KITCHEN

The modern kitchen is equipped with all the features one would wish in a home-from-home and includes a tall fridge freezer, integrated dishwasher, double oven with 5-ring gas hob. Other items supplied are a kettle, microwave, 4-slice toaster, cafetiere, numerous pots and pans as well as a supply of children's crockery and cutlery.

BEDROOMS

The property, which has six bedrooms over 2 floors, (3 upstairs & 3 downstairs).

Bedroom 1 (Downstairs) is a very spacious, wood-floored bedroom with large double bed, floor-to-ceiling wardrobe, chest of drawers as well as a dresser with vanity mirror. This bedroom has beautiful garden views and painted in calming hues. For night-time reading, a bedside table is in place with reading light.

Bedroom 2 (Downstairs) has a set of twin beds with a bedside cabinet and reading lamp. Large built-in wardrobe provides a good storage area.

Bedroom 3 (Downstairs), in shades of pink, contains another double bed with a wardrobe, dresser as well as two bedside cabinets each with reading lamps.

Bedroom 4 (Upstairs) is entered via a very large office/play area (including a wall-to-wall desk) with views through the velux windows over the heart of Croyde towards the sea. This bedroom has a set of child-sized twin beds and painted in a fun blue colour. Built-in storage is great for toys and other items. A velux window provides beautiful views over the countryside.

Bedroom 5 (Upstairs) is a quaint room with a set of twin beds, storage cabinet and views over the hills behind Croyde.

Bedroom 6 (Upstairs) is a spacious, calmly decorated bedroom with a large double bed, stunning country views, bedside cabinets with reading lamps and substantial storage space.

BATHROOMS

The property has 2 modern bath/shower rooms. The downstairs family bathroom is very spacious with his and hers splash basins, an inset bath with a shower attachment, and separate shower enclosure with drying area. Stressed wood flooring compliments the decor with handy items provided such as an electrical shaving point, child's step and heated towel rail. A separate shower room with WC and basin is located just off the utility room.

OUTDOORS

The back of the house has French doors opening onto a large lawned, south facing, enclosed garden with lovely views across Croyde of the Devonshire countryside. Access to the front drive is via a gate, making it a safe and fun place for young children and pets to play. Outdoor games, a charcoal BBQ, chairs, tables and sun loungers are provided. At the front of the house there is dedicated parking for 2 cars, plus space for an additional car and all your surf boards etc. in the garage.

CYCLE TO - A day at historic Braunton Burrows is great. Cyclists can enjoy the 30-mile Tarka Trail tracking the scenic coastline of North Devon.

DRIVE TO – explore the beautiful Exmoor National Park. Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep all within a short driving distance. Cultural days can be passed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth, Victorian-styled Ilfracombe with its quaint fishing harbour and many more. Saunton Golf Course is a mere 3 miles down the road with its 2 famous links courses.
