CROYDE BROADLANDS OVERVIEW
BROADLANDS, situated close to the centre of Croyde village, is a spacious and very beautifully presented property. This is the ideal holiday home for a large party or several families. The golden sands of Croyde beach is within walking distance along the beach path with excellent local pubs & restaurants on your doorstep! This superb accommodation offers SIX bedrooms and sleeps up to 12. The accommodation is of a high standard throughout and will ensure a very comfortable stay.
The sitting/dining room is a large, bright family friendly room with cream and brown sofas. Entertainment is provided by a television unit with large screen television including full SKY package, DVD/CD player as well as a children's toy box with a variety of games and toys. Doors lead from this room on to the sun-trapped decked area outdoors. An alternate set of doors lead to bedroom 6.
The well-appointed kitchen with snug breakfast table is equipped with everything you would need for a comfortable stay including an electric hob and oven, extractor hood, a large fridge and additional fridge/freezer, microwave, kettle, iron, ironing board and a 4-slice toaster. There is a separate laundry room with a washing machine, clothes drier and dishwasher, with additional space for coats and wellies, etc.
Staircase leads to 3 bedrooms:
Bedroom 1: Spacious master bedroom with double bed and travel cot, with country and sea views.
Bedroom 2: Twin bedroom with ocean views.
Bedroom 3: Bunk bedroom with garden views.
Downstairs access to 3 bedrooms:
Bedroom 4: Twin Bedroom leading off the entrance hall
Bedroom 5: Double bedroom with views overlooking the garden and is next to downstairs family bathroom.
Bedroom 6: Converted sun room off main lounge with double bed and access to the decked area as well as views of the garden from all aspects.
Upstairs is a shower room with pedestal basin and WC. The family bathroom with bath and shower-over, WC and pedestal basin is located on the ground floor.
BROADLANDS is a large, converted bungalow set in its own level enclosed garden, with separate dedicated BBQ area, large decked patio which can be a real suntrap in the summer! with an electric awning to provide that all important shade when needed.

The North Devon Coast:
For spectacular scenery and beautiful beaches whatever the season, there's no better place in England than North Devon coast and in particular Croyde. The beaches are recognised as possibly some of the finest and cleanest in Europe - with two miles of soft golden sand, plenty of rock pools and amazing surf.
The coastline is as rugged as it is beautiful dotted with magnificent cliffs, tiny cove and picturesque harbours. It was once the haunt of smugglers, pirates and wreckers and the fascinating history is retold in many small museums along the coast. Today visitors who love Henry Williamson's famous Tarka the Otter can retrace Tarka's journey by following the Tarka Trail.
Croyde is ideally located within easy reach of the harbours of Clovelly and Lynmouth which are also perfect places to relax. Meander through the streets of Lynmouth and take a ride on the unique water powered cliff railway to the twin town of Lynton which is perched high on the cliffs. Clovelly is another of the prettiest coastal village where it feels as if time stood still. The only means of transport on these famous cobbled streets are donkeys and sleds.
Along the coastline surrounding a natural harbour is Ilfracombe with its Victorian architecture, Esplanade and famous Tunnels Beach. The harbour is always busy with fishing boats sailing in and out together with the paddle steamer Balmoral which offers day trips to Lundy Island. WALK TO – Croyde is a magical place nestling around a stream running down to the sea. This award-winning sandy beach is fine and flat, ideal for children and good for surfing. With Rock pools are in abundance and dunes a haven for young and intrepid explorers. Local fun parks for the children such as Cascades Pool Park are a great way to spend the day. Croyde Bay is renowned as a premier surfing beach destination in England for short and long boards. For the more adventurous, kite surfing, volley ball, kayaking and horse riding is on your doorstep. Within walking distance of Croyde beach enjoy its ice cream shop, gourmet restaurants, superb village pubs, surf shops, and art gallery. This classic 'chocolate-box' village is steeped in old-world charm and echoes the feeling of life in Britain in times gone by. Coastal and Countryside walks include the majestic Croyde cliff path to Baggy Point, (and for those energetic), to Woolacombe and beyond.
CYCLE TO - A day at historic Braunton Burrows is great. Cyclists can enjoy the 30-mile Tarka Trail tracking the scenic coastline of North Devon.
DRIVE TO – explore the beautiful Exmoor National Park. Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep all within a short driving distance. Cultural days can be passed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth, Victorian-styled Ilfracombe with its quaint fishing harbour and many more.
