On your arrival at our large luxury holiday cottage there is a private gravel driveway amidst mature Oak and Beech trees, generously catering for up to 6 guest vehicles. There is a new solid gate for your privacy plus 9-foot high grade II listed flint wall both bordering the driveway and enclosing the south facing lawns and private landscaped gardens of luxury Luxury Self Catering cottage.
Once inside our large Norfolk luxury holiday cottage, there is an elegant Sitting room with plush leather sofas and an open fireplace. There is a luxurious 50" LED TV with Sky HD package including 3D with wireless active 3D glasses for guest use. There is also a Sony PS3 Playstation with a plethora of 3D games and DVDs. A selection of CD's and books are available and a Grundig surround sound system for light music.
There are 7 sumptuous bedrooms in our large luxury holiday cottage, each are stunning, individual and very different. Most have en-suite facilities with showers with under floor warming, the Master bedroom has a Tilevision TV embedded in the wall above the bath and a remote controlled gas fire in the sitting area. Bedrooms have lovely Norfolk views and 5 Star luxury features such as Sky or digital television with DVD player. All the rooms in the luxury holiday cottage have their own stereo system, with docking stations, FREE WiFi computer access, comfortable chairs and possibly the most comfortable beds you will ever experience. The en suite bathrooms with gorgeous Gilchrist & Soames toiletries, luxurious fluffy bathrobes and slippers positively entice you to relax in our Luxury rental House and unwind after a days self catering activities.
Enjoy luxury Self Catering with oak tables in our refurbished breakfast conservatory, which boasts a lush indoor tropical garden. In your luxury holiday welcome pack there is a comprehensive breakfast choice using locally sourced ingredients, including sausages, bacon and home made bread. For dinner there are a variety of eating-houses in the immediate area near Cromer, some within walking distance. Ask for a copy of our complimentary local restaurant guide, which has been compiled from good feedback from previous guests. North Norfolk restaurants can get busy; it is therefore essential to book to avoid disappointment.

Our luxury self catering holiday cottages are set in magnificent landscaped gardens overlooking the pretty flint-stone fishing village of East Runton. The frontage is handsome, the settings are leafy, the seclusion is delightful. We welcome you on arrival and give you the essential tour and your complimentary gourmet welcome pack. Our luxury cottages are located between the Norfolk towns of Cromer and Sheringham on the North Norfolk coast. Nearby you will find award winning Blue Flag beaches as well as the famous Cromer Pier Theatre, a multiplex cinema, steam railway, 3 golf clubs, clay pigeon shooting, coastal and river fishing and much much more! Luxury Holidays are made of memories such as these !
The coast is perhaps the jewel in Norfolk's crown. There are expansive sandy beaches nearby (East Runton's beach being only 300 metres away) plus award winning blue flag beaches at Cromer and Sheringham. At Holkham and Wells-next-The Sea, pine woods edge the Norfolk sand dunes. There are also historic Norfolk harbour villages such as Blakeney, Morston and Brancaster Staithe with houses of red brick and flint construction - waiting to be explored.

We ask for a 30% non refundable deposit to confirm your booking, upon which we will send you written confirmation together with our information pack.
The balance should be paid 8 weeks prior to your arrival. We accept all major debit cards and do not charge for their use.
However, due to banking charges, we charge a 1.25% contribution towards the cost of handling credits cards, except for American Express, where we charge a 1.75%.
Please note that we no longer accept cheques but as an alternative can accept payments via BACS.
This Contract is for short-term holiday rentals of with any of the properties of Luxurious Cottages and is between Mr and Mrs Davies the proprietors and the Client. Any issues arising under the Contract should be addressed to Mr and Mrs Davies, Incleborough House, Lower Common, East Runton, Cromer, Norfolk. NR27 9PG. This Contract will only be entered into on receipt of the non-refundable deposit and will be subject to all the following Terms and Conditions. The confirmation email/letter will set out the period and price for the hire of the premises and will repeat some, but not all of the terms and conditions. The Client should check the Confirmation email/letter carefully.
DEPOSITS AND PREPAYMENTS:
A non-refundable deposit of 30% of the rental fee is payable if the booking is made more than 8 weeks before the start of the rental. Upon receipt of this, a written confirmation pack is sent to you. The balance shall be payable 8 weeks before the commencement of the rental. Non- payment of the balance of the rent on or before the due date shall be construed as a cancellation of the contract by the Client. For bookings made less than 8 weeks before the commencement of the rental the total fee is payable. All payments shall be made payable to Luxurious

Any cancellation made by the Client for whatever reason shall be in writing and addressed to Mr and Mrs Davies at the address in 'Deposits' above or at our email address If you cancel, you are still liable for the payment of your balance of hire money. We will endeavour to re-let the cottage. If the property is re-let for the whole period, a refund of all the monies paid (not including the deposit) will be made less an administrative charge of £50 (plus VAT) per booking. If the property is let at a lower price or for part of the period booked, a refund will be made up to a maximum of the hire charges we receive on re-letting, (not including the deposit), less (1) the rental amount received for the period which is not re-let and (2) an administrative charge of £50 (plus VAT) If we are unable to re-let the cottage, the Client is legally responsible for payment in full.
For this reason we strongly recommend you ensure that you have adequate and valid holiday cancellation insurance.
Ask for details of our recommended scheme. If the property is not re-let at all, then all monies paid by the Client shall be forfeit to the Proprietors. To qualify for a potential partial refund, all cancellations must be notified to the Proprietors in writing. It is your responsibility to ensure that you take out holiday insurance and that it covers cancellations in the United Kingdom. In all cases the client remains liable in accordance with the Booking Conditions.
CHANGES OF DATES:
Your holiday booking is not transferable. For this reason we strongly recommend you ensure that you have adequate and valid holiday cancellation insurance. Ask for details of our recommended scheme.
VAT at the rate current when the booking is made is included in the rental fee where applicable.
The prices quoted in the tariff are inclusive of all utility costs and the supply of a gourmet welcome pack (as advertised for each cottage/house) on arrival.
PERIOD OF HIRE
Rentals commence, unless otherwise notified from 3.00pm on the day of arrival (Friday or Monday) and terminate at 10.00am on the day of departure (Friday or Monday)
WEEKEND BREAKS are for 3 nights from Friday to Sunday inclusive MIDWEEK BREAKS are for 4 nights from Monday to Thursday inclusive WEEK BREAKS are for 7 nights either from Friday to Thursday or Monday to Sunday inclusive.
USE OF PROPERTY
The number of persons occupying the property must not exceed the capacity of the cottage/house as advertised. The property will be used for personal and domestic purposes only. The property shall not be used for any commercial purposes without written consent. The property shall not be used for any purpose that is unlawful or prohibited by these terms and conditions. We may ask you and/or any member of your party to leave immediately if this condition is not observed. The right is reserved to refuse entry to the entire party if this condition is not observed.
BEHAVIOUR AND COMPLIANCE WITH THIS AGREEMENT
You are responsible for the behavior of all members of your party.
Behavior should not be excessive, noisy or disruptive, especially at night. Offensive or illegal behavior will not be tolerated and may result in the police being involved. Offensive or aggressive behavior or language towards the proprietors or our staff is not acceptable. We may ask you and/or any member of your party to leave immediately if your conduct results in police attendance or is considered by us to be inappropriate; likely to cause or harm; or impair the enjoyment, comfort or safety of anyone; or is likely, in our belief, to breach any of this agreement. No refunds or compensation will be given in these circumstances and we reserve the right not to accept any future bookings from you or any member of your party. We have the right to cancel your booking, or to instruct you or your party to leave the house immediately, without compensation or refund, should you or any of your party not comply with this agreement, particularly terms relating to behavior and conduct.
We try our utmost to ensure that your stay with Luxurious Cottages is an enjoyable and memorable one. However, with the best will in the world, sometimes errors and oversights are made. Therefore, should there be any cause for complaint during the occupation of the property we would like you (the Client) to notified us or other nominated member of staff promptly, to allow us time rectify the situation as soon as possible. Any serious problems must be confirmed in writing directly to the Proprietors. If you have a problem or are dissatisfied, please tell us about it.
"If we do not know it's broken, we can't fix it!" If you are delighted with the property and service, please tell your friends.
BREAKAGES OR DAMAGE SECURITY DEPOSIT
At 8 weeks before your arrival, whilst paying your balance, we will require a refundable damage security deposit, to cover loss of keys, additional cleaning and breakages. Deposits are charged at £250.00 for Incleborough House. Group / party bookings will be required to pay a £500.00 damage security deposit.
This will be refunded within 7 days of your departure assuming no other additional charges have been incurred.
In the unlikely event that breakages occur, please let us know about it before you leave. The Client is legally bound to reimburse the owner for replacement, repair or extra cleaning costs on demand. An accommodation inventory is available in advance on request and is provided in your accommodation on arrival. We reserve the right to charge you by deduction from your security deposit for any extra cleaning, missing items or damage. A full report will be provided upon request if any deductions are made.
CARE OF THE PROPERTY
The Client shall take all reasonable and proper care of the booked property and its furniture, pictures, fittings and effects in or on the property and leave them clean and tidy and in the same state of repair and condition at the end of the rental period as at the beginning.

HOT TUB USAGE AND SAFETY
All our luxury properties have hot tubs, which are unsupervised; by booking your holiday you acknowledge and abide by the Luxurious Cottages Safety Code. It is the parent or guardians responsibility to supervise the safety and good conduct of children at all times whilst on any of the properties. Usage of all of the facilities provided by Luxurious Cottages is entirely at your own risk. NOTE: Under no circumstances are children below 12 years of age allowed to use the hot tub without the constant supervision of an adult.
We cannot accept responsibility or pay compensation where the performance or prompt performance of our contract with you is prevented or affected by reason of circumstances which amount to 'force majeure'.
Circumstances amounting to 'force majeure' include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of the cottage (which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood, explosion, storm or other weather damage, break-in, criminal damage or any similar event beyond our control. Such circumstances also include riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control.
The Owners shall not be liable to the Client or third parties for any accident, damage, loss, injury, expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental. No term of the contract is enforceable under the Contracts (Rights of The Third Parties) Act 1999 by a person who is not a party to the Contract. If a property that the Client has booked becomes unavailable or unusable for some reason, then the Owner's obligation will be to (1) provide a suitable alternative property, or failing which (2) to return to the Client the appropriate monies paid for that property.
Well-behaved and supervised children are welcomed in all of our properties.
We are not able to accommodate pets in Incleborough House, except registered guide dogs for which there will be no charge. However, we can accommodate well-behaved dogs in The Brambles and Stable Cottage, iin which case a small charge will be payable and a refundable security deposit will be needed at the time of booking (T & C's on request).
We reserve the right to vary the rates quoted, without notice at any time.
We reserve the right to change the details of any property featured with Luxurious Cottages without notice.
Luxurious Cottages does not and will never pass your information to any third party without your prior authorisation, unless required by law. Our mailings are issued periodically, if you do not wish to receive this information, please contact us or unsubscribe via our email address.

A short drive from our cottages lies the edge of the Norfolk Broads and the Broadlands, Britain's finest inland waterway, which has no locks making it ideal for sailing. An extensive network of rivers and shallow lakes with small waterside villages can be visited by car but is best discovered by boat. Day boats can be hired from one of the many boatyards.
If you're looking for theatres, try the Pavilion Theatre at the end of Cromer Pier, famous for its annual End of the Pier Summer Show www.cromer-pier.com. Also nearby are the Little Theatre at Sheringham, the Auden Theatre in Holt and the Theatre Royal in Norwich.
