The Hayloft is a wonderful Grade Two listed barn with many original features and immense character throughout.
Situated a short drive from the sea and an ideal base to explore the North Norfolk countryside , The Hayloft is available for weekly or fortnightly holidays as well as short term breaks , whatever the time of year.
The Hayloft is managed personally by the owners Phil & Julie with many ' home from home ' touches that bring great character to the property.

The sitting room is open plan with the original oak beams running throughout.. A woodburner fireplace is available for guests to use ( Oct - Mar) .
Although fully central heated , the barn also benefits from being south facing , letting in plenty of bright warm sunshine through the large windows at the front.
For entertainment , there is a 32" flat screen TV with Freeview , DVD and Cd player ( including a small DVD & CD library suitable for all ages). There is also an ipod docking station.
The Hayloft also has Broadband Internet with ( free) wifi access in all areas.
The kitchen is fully fitted with dishwasher , microwave , electric cooker , fridge and freexer aling with the toaster & kettle ( & a hand blender ).
The modern oak dining table is fully extendable to comfortably sit 4 to 6 people.
There are two good size double bedrooms ( Bedroom 1 with an oak framed bouble bed , Bedroom 2 with two single beds ) both with built in wardrobes and chests of drawers.
A double futon style couch is located in the mezzanine loft area above the sitting room
The bathroom has a full size bath and separate shower cubicle.
A washing machine , iron and ironing board can be found in the utility room.
For younger families , a cot , high chair and stair gates can be supplied free of charge on request.
All bed linen and towels are also provided for guests.
The Hayloft regrets no pets , no smoking

To the rear of the barn is a lawned garden with patio , picnic table , outdoor chairs and a BBQ.
There is also a small herb garden available for guests to use .
There is plenty of private parking , and the local pub and village shop is just 0.8m away.

The Hayloft is available to book all year round , for both full week and short breaks,
Changeover day is Saturday , however if an alternative day is required , please enquire .

The North Norfolk coast is designated and protected as an area of outstanding natural beauty.

....are just some of the local attractions that make this area such a special place to visit.
The Cromer / Roughton area
Cromer is a delightful victorian seaside resort with expansive sandy beaches and breathtaking cliff top walks above the town.
There are plenty of shops , restaurants and a 3 supermarkets in Cromer along with fresh fish shops and stalls selling Cromer Crabs.
There are several National Trust properties nearby including Felbrigg Hall , just over a mile from The Hayloft down quiet country lanes and bridleways.
Blickling Hall and Sherringham Park are also close by , with Holkham Hall and Sandringham further to the west.

By road
From Norwich , follow signs for the A140 to Norwich Airport & Cromer.
At Aylesham roundabout , turn right and stay on the A140 ring road to the east of the town , signposted Cromer.
Upon entering the village of Roughton , go past the Jet garage on the left and at the second mini roundabout , take the next left ( after the New Inn public house ) signposted B1436 Felbrigg Hall.
The Hayloft is located approx 0.8 miles on the right hand side , in a small community of converted barns marked Flaxman's Farm.
Go down the shingle driveway to the shared parking area. The Hayloft is the middle property across the courtyard , with the large windows. Full printed directions will be sent with your booking confirmation.

The Hayloft was easy to book at short notice through Holidaylettings website with responsive emails from the owners. It was warm, welcoming and a home from home inside. The cottage was spotlessly clean and well furnished - much nicer than the photographs illustrate. Situated just inland from Cromer, the whole north coast is an easy drive, as is Southwold and the lovely city of Norwich in the other direction and also many nearby woodland walks. The WiFi worked seamlessly, a real boon. Five mins by car takes you to well recommended pub food and a brilliant Fish & Chip shop for those not wishing to use the very well equipped kitchen. |
