Bourg Bas, formerly a farmhouse and dating from the 1800s, sits in 6 private and tranquil acres of lush countryside, surrounded by stands of fruit trees and fields of maize, barley, sunflowers - or whatever the local farmers decide to plant that season!

The house is approached down a 300m driveway, lined with young poplars. It has been renovated and sympathetically extended, oozing with the character and charm of original features while offering 21st century amenities and plenty of space in which to relax - including the all-important covered terrace, for al fresco dining whatever the weather.

From its big, squishy sofas and huge farmhouse fireplace to its shady mulberry trees and inviting swimming pool, Bourg Bas is the ideal spot in which to put your feet up and take a well-earned break from the stress of modern living.

2 comfortable double bedrooms downstairs, the master bedroom having its own spacious private bathroom (shower & loo) and French windows onto rear garden;

snug with TV/DVD and double sofabed; further bathroom, shower room and separate WC;

covered terrace with antique monastery table providing room for 8 to dine in comfort.

Upstairs (accessed via enclosed stairs off the covered terrace):

The backdoor gives onto the ample covered terrace, its substantial antique monastery table comfortably seating 8 people for breakfast, lunch or dinner. The terrace overlooks the rear lawn, where twin mulberry trees offer a shady refuge when you've had enough sun and additional seating around the teak garden table.

Stroll across the lawn and discover the delightful 10m x 5m pool, surrounded by white stone walls and enjoying beautiful views over the surrounding countryside. Poolside there are several loungers for the sun-worshippers among you, as well as a table, chairs and parasol for when you want to stay out of the sun.

The pool has a solar cover which helps to minimise temperature loss when the pool is not in use, but pool heating (min 26C if used with the solar cover) is available for an extra charge (please inquire).

The magnificent views continue to the front of the house, where the expansive lawns give way to fields of barley, maize or sunflowers, depending on the season.

Ample parking is available.

Departures: by 10am. Arrivals: after 4pm. Please note that, due to the need to clean the property after the departure of the previous guests and prepare it for the arrival of the next party, we regret that arrivals before 4pm cannot be accommodated. Please take this into account when planning your journey to Coulx. If your travel plans mean that you will arrive before 4pm, we will be more than happy to give you ideas for lunch and/or grocery shopping opportunities in the area.

We cordially remind guests that Bourg Bas is a farmhouse in the heart of farming country, and, while every effort is made to make the house as clean as is feasible for new guests, inevitably the rural location means you might come across more cobwebs, insects and dust than you would in an urban environment. As the owners of Bourg Bas, we take a live-and-let-live approach to our tiny neighbours, and the majority have a valuable role to play in the natural cycle of country life; we rarely notice them and consider them harmless, and a small price to pay for the privacy, the peace and quiet and those starry nights. However, we fully appreciate that other people might have different expectations, so this note serves simply as a heads-up!

Groups of more than 8 are a possibility. Please enquire.

Discounts may be available for groups of 1-4 people outside the peak summer months of July and August . Please enquire.

Further accommodation for up to 7 is available to rent in the neighbouring manor house. If you would like further details, we would be happy to put you in touch with the owners.

The Aquitaine region

The Lot-et-Garonne area of France offers the perfect combination of things to do and see, an ideal place to relax and unwind and lots of interesting things to see - without being trampled by the Anglo Saxon hordes that have made the neighbouring Dordogne area a little outpost of Britain... Given a choice between tea and scones or baguette and brie we know which we prefer on a holiday in south-west France, and here in Lot-et-Garonne the local flavour, mercifully, remains largely intact!

Much of the most beautiful rural architecture to be found in France, or perhaps anywhere, is to be seen here - ancient houses, barns, pigeonniers and churches form part of the unchanging landscape. Here you can find stunning chateaux (such as Bonaguil, Castelnaud and Biron); exquisite bastide towns (Pujols, Monflanquin, Monpazier, Villreal and Castillonnes, to name but a handful); majestic rivers (Garonne, Lot, Dordogne); caves (Fontirou, Lastournelle and, further afield, the magnificent Domme); beautiful gardens and small unspoilt villages - several classed as the 'most beautiful villages in France'.

Coulx

Five minutes up the road lies the little town of Tombeboeuf, where you will find a boulangerie, top-notch butcher, general store and post office. On the edge of the town is Golf du Barthe, a friendly 9-hole par-36 golf course, which also offers a driving range and practice green.

The local towns are renowned for their delightful farmers' markets, their stalls groaning under the weight of delicious fresh local produce (yum!); the evening markets are a particular treat: here you can enjoy a meal under the setting sun, feasting on freshly-prepared delicacies, accompanied, should the spirit move you, by a bottle or two of the local vin (just make sure you're not the designated driver!).

Opportunities for day trips are myriad. Perhaps an afternoon's messing around in boats on the nearby River Lot? Or a spot of kayaking on the Dordogne? Maybe a leisurely stroll around one of Lot-et-Garonne's beautiful bastide towns, with their porticoed market places and stunning hilltop views? From fruit orchards, vineyards and thermal spas to forest adventure parks (Go Ape-style) and even microlighting, the choice is yours. Ah, decisions, decisions...

"Fantastic Setting"

The two of us had two weeks in June 2012. Fantastic property and location and a good base for relaxed exploring. Good value just for two to stay but a very spacious for extended family to vacation too. The upstairs bring separate would be fantastic for a larger family stay.

"Peace and quiet, beautiful views"

We stayed at Bourg Bas in September 2012. It is a lovely restored farmhouse which is set in stunning countryside. The house was well equipped from the pool, swingball, table tennis to jigsaws and board games for the kids. Most attractions/sights were within a 45 minute drive from the house. 2 of the 4 bedrooms as we soon discovered were upstairs but you had to walk around the back of the house and go through a separate door to get to them. We had a lovely week in Bourg Bas and I can still see that gorgeous view!
