About the home

Casaccia is a beautiful 800 year-old house on a hilltop with a large private pool offering incredible views. Refurbished in 2008, the villa offers 4 large bedrooms (sleeping up to 10), and three bathrooms, including a delightful cottage in the garden with its own bedroom, living space and shower room.

Located on the very border of Tuscany and Umbria, the villa is near to the ancient city of Cortona and provides easy access to many wonderful hill towns, including Perugia, Assisi, Montepulciano, Arezzo and Siena.
Casaccia forms part of a tiny hamlet. With its commanding position, it has stunning views over green hills and verdant valleys. As well as the brand new 12m x 6m pool, the garden offers patios, pergola and hammock all set among shrubs and lawns. This quiet retreat is full of character and charm with modern conveniences, ideal for large groups and families. There are shops and lots of restaurants nearby plus tennis, golf, cycling, walking and water sports on Lake Trasimeno.

There is a large kitchen/dining room on ground floor. Brand new, hand-built kitchen units with granite top. Built-in hob, oven, full-sized dishwasher, washing machine and fridge/freezer. Full range of crockery and cutlery. Antique dining table, chairs and dresser.

Large double-height, beamed living room is the centre-point of the house. The huge fireplace has a wood-burning stove that feeds the central heating, plus 2 comfortable sofas and armchair, separate table and chairs for games or reading. TV and DVD player.

Newly refurbished bathroom with sink, WC, bidet and large walk-in shower. Beautiful second bathroom with bath, sink and WC. Third bathroom in cottage with shower, sink and WC.

Cottage with double bed and single on mezzanine floor, plus spacious living space with double sofa bed and computer point with high-speed internet access and WiFi. Garden completely fenced for children's safety. Attractive pergola for eating al fresco.

Beautiful 12m x 6m private pool with paved surround offering stunning views across the hills of Tuscany and Umbria, with direct line of sight to the historic hilltop village of Monte Santa Maria Tiberina.

The grounds totalling 2,000 sq metres also offer more secluded areas, including a hammock for relaxing in the shade of the old mulberry tree orchard. The flat lawn in the front of the house is ideal for kicking a ball around or a game of badminton.

Sun loungers and deck chairs for 10 people, plus umbrellas make the pool area an ideal place to spend the day. A shady patio area in front of the house has a table and chairs that is ideal for an al fresco breakfast.

The 4.5m x 3.5m pergola attached to the side of the cottage offers magnificent views on two sides, so you can watch the sun rise and set in comfort, with a selection of wicker chairs and a large table for dining.

Guests are requested to arrive after 4.00 pm and to depart by 10.00 am on the changeover day.

Welcome pack provided on arrival. The house is looked after by Toni and his English wife, Andrea, who can provide assistance if needed. We can also arrange for a more comprehensive shop to be ready on arrival, if required. Please discuss with us when booking.

Conditions

Guests are requested to arrive after 4.00 pm and to depart by 10.00 am on the changeover day.

Deposits - a deposit of 25% of the full amount is payable to confirm the booking. Balance is due 6 weeks before the first day of your holiday. The full amount is due to confirm the booking for last minute reservation.
Cancellations and refunds - the deposit is non-returnable. 50% refund of remaining fee if cancelled 20-45 days prior to arrival. There is no refund if cancellation is made less than 20 days prior to arrival.

The Tuscany / Arezzo Province region

There are markets in most towns in the region and many festivals and religious ceremonies that date back centuries, not least the annual Palio horse races in Siena. There are monthly antique markets in Arezzo, Citta di Castello, Gubbio, Cortona, Perugia, Assisi and Anghiari. There are numerous weekly food markets in the local towns.

Mercatale di Cortona (nearest town, with butcher, baker, chemist, 3 banks, 2 supermarkets, bars and restaurants) 9km.

Umbertide (large commercial centre with supermarkets) 18km
Lake Trasimeno (restaurants, beaches, water sports, boat trips) 23km.
Perugia (restaurants, sights, museums) 30km.

The Cortona / Mercatale di Cortona area

Lake Trasimeno is about 30 minutes drive from the house and offers many water sports as well as ferry trips to the islands Maggiore and Polvese. The Adriatic Coast (Ancona and Fano) to the east and the Tuscan coast (Cecina, Orbetello) to the west are both about 2 hours drive.

Wine tasting and Italian cookery courses available nearby. Many beautiful country walks and mountain biking also available, plus guided cycle rides suitable for all the family (with bikes supplied). Lake Trasimeno has some lovely beaches, plus canoeing, water-skiing, sailing and other water sports.

Antognolla golf course is an 18 hole championship golf course, just south of Umbertide, 30 mins from the house. It has a driving range, practice green, a small club house, a bar and changing facilities. There is a range of golf clubs, trolleys and carts available to hire.
Golf Club Perugia, three miles south of Perugia town centre. It has a par 72 18 hole course, plus driving range, practice ground with open and covered bays, two chipping greens and a practice putting green.

Casaccia can accommodate an additional 1-2 people on the large sofa bed in the cottage living room.

The pool is open from the beginning of May to the end of September.
