Villa Cuiano is a recently refurbished former colonial-style house set on the hill of Castello di Perle. The house has maintained its original Tuscan style with exposed beams and architraves in chestnut wood and stone fireplaces from the 18th century. The house is made up of 5 independent apartments which can either be rented separately or all together. You'll find satellite TV, a stereo system, CD player and fully equipped kitchen in all our apartments. The house lies in extensive gardens and has a large, well-kept swimming pool. Furnished with tables and chairs, and equipped with a barbecue and oven, the garden is perfect for al fresco meals in the long summer months. Walkers and nature lovers can take advantage of the many tracks and paths that wind through the surrounding countryside, even strolling down to the Castello di Pierle, one of Tuscany's most striking castles.

The Tuscany region
A spectacular 20 minutes drive over the hills offers you Lake Trasimeno, Italy's fourth largest lake. The Cuiano agritourist farm is an excellent starting point for visits to Umbria and Tuscany - in one hour by car you can reach beautiful towns that will satisfy your spirit with art and religion as well as your body with a wide selection of gastronomic products, not to mention the unequalled landscapes you’ll see. For example in Umbria there is Assisi, Perugia, Spello, Foligno, Gubbio, Città di Castello and Trasimeno lake; in Tuscany you can visit Cortona, Arezzo, Siena, Pienza, Montepulciano. Other interesting towns that are a little farther are Spoleto, San Giminiano and Montalcino. Upon request, we can arrange for a guide to help you fully appreciate the beauty of these special places.
Cortona / Mercatale di Cortona area
All around Cuiano you can find beautiful paths for pleasant walks or a ride on horseback. The paths can take you to crystal-clear streams, olive groves, chestnut and oak woods, ancient ruined castles, 12th-century churches, view points toward hidden valleys and Trasimeno lake.
How to get there
The meeting point is Via Pietro da Cortona 17 in Mercatale di Cortona. From the centre of the village (the wide road area with the Carabinieri, the Monte dei Paschi di Siena bank and Trabalza , (the butcher) take the Cortona road. There is first a piazza on the right with the Bar Centrale on left , park in the piazza. Number 17 is just after the Bar Centrale. On the map find Lake Trasimeno and Tuoro on the north-east of the lake; the road to Mercatale, SS. 416 runs north-east from there.
From the motorway. A1 Firenze-Roma Turn off at the Val di Chiana - Bettolle exit (sometimes written as one word), follow signs to Perugia- a four lane super strada (Raccordo Perugia/Siena). It goes alongside the lake at one point and you take the next turn-off: Tuoro (12 km from Mercatale). Follow signs to Umbertide, Ss 416. You go over the mountains and the other side follow the main road to the left(i.e. not Lisciano Niccone) which takes you into Mercatale. As the main road turns right, take a double left and you are on via Pietro da Cortona. It is possible to approach from the east: see below. In which case get on to ss416 from the other end at Niccone(17 km from Mercatale) : signs (Lisciano Niccone, Tuoro, Cortona) and then when you reach Mercatale stay right to take the Cortona road.
If approaching on the Cesena-Perugia-Orte Superstrada , E45, exit at Promano from the North or Umbertide from the south and follow the signs to Umbertide. From the Promano exit (arrive from Cesena) the valley road is a right after railway underpass; from the Umbertide exit (arrive from Perugia) pass Umbertide (past the station and alongside of the railway) to the valley road on the left after going over a rail bridge.(A bar Pink Panther is on the right after the turn; the village is Niccone.) Direction as above.
Bologna airport: either head for E45, Cesena-Perugia road via A14 ;Ancona (junction is at Cesena), or A1 Roma direction Florence and after see over the road from Florence.
We recommend you buy a Touring Club Italiano green map "Umbria Marche" which also has most of Tuscany. The red Michelin Italy Centre" is useful for routes from Pisa, Bologna or Roma airports.

Whole House (12 Bedrooms, Sleeps 20+) If you rent the whole property there are six fully equipped kitchens. La Stalla on the ground floor has such a large living room and kitchen that it is normally used as the main living and dining area by groups taking the entire villa.
Further details outdoors: If the tranquillity and beauty of the surrounding area isn't enough, Villa Cuiano is a perfect base camp from which to explore Tuscany and Umbria. Lake Trasimeno - Italy's 4th largest - is only 20 minutes away with excellent swimming and water sports. The railway station is a similar distance - once on a train you can be in Florence in an hour or in Rome in two.
The nearest village is Mercatale di Cortona, with facilities including shops, bars, medical facilities, a restaurant and bank. Cortona is 20 minutes away and in less than an hour you can be in Siena, Montepulciano, Orvieto or Perugia.

Accessibility Apartment La Stalla, sleeps 4, is perfectly accessible for wheelchair users. It is on the ground floor facing the garden. There is a sitting room with fireplace, sofa and armchairs. Due to the size of this room, it is often used by groups for dining together. The kitchen is equipped for groups also and has a dishwasher. The bedrooms are spacious and airy. The bathroom is accessible for handicapped guests.
Conditions

The house is cleaned for your arrival and every Saturday. Bed linen and towels are provided. Maid service and cuisine ,normally not present, are extra. Check-in time is on Saturday between 16:00 and 20:00. Please plan your trip in order to be sure you will arrive in time; should you arrive earlier, please be patient while the apartment is being prepared for you; should you arrive later ring to inform . Check-out time is on Saturday within 10:00; please leave the apartment clean and in good order.
A deposit of 20% of the full amount is payable to confirm the booking. Balance is due 6 weeks before the first day of your holiday. The full amount is due to confirm the booking for last minute reservation.
Cancellations and Refunds. The deposit is non-returnable. The balance is full refunded if cancellation is made at least 45 days prior to arrival. 50% refund if canceled 20-45 days prior to arrival. There is no refund if cancellation is made less than 20 days prior to arrival. However if you cancel a booking we will return any money sent (minus bank charges) if we can find another booking for you dates.

Guestbook for Villa Cuiano
We rented La Loggia and La Stellata for our ten-person family vacation. The facilities were beautiful, immaculate, beds very comfortable, plenty of hot water and water pressure. The views from every window were priceless. Driving up from the town road was exciting and challenging, and driving past the ruined castle made us feel like we were in a fairy tale. I'd rent again with no hesitation. Thank you, Franco, for a memorable holiday!
Cuiano is nestled in the hills of Tuscany near Umbria, and presents absolutely breath-taking views of a lush valley below. When we walked the grounds in early November, we were really stricken by the beauty and freshness of the area. The town of Mercatale was quaint, with a wonderful coffee bar for a morning capuccino. We stayed in La Loggetta, which was well equipped and had a wonderful fireplace and kitchen in case we didn't feel like eating out. However, many wonderful restaurants were in nearby towns, just a short drive away. Cuiano was in easy driving distance to many attractions, including Assisi, Orvieto, Bologna, and Siena. The house had amazing Tuscan charm, and each day the drive by the Castle di Pierle was incredible. Our stay couldn't have been any better, our hosts any nicer, and the trip any more relaxing or pleasant. I certainly would return for a stay here again, and recommend it to all who are looking for a real taste of Tuscany and Umbria.
Cuiano will always be a special place for my fiance and I (the perfect spot for our engagement). Our expectations were far exceeded. From the beautiful drive up the hill, the morning views of the Castle Pierle and valley from our bedroom window to all the comforts of home that were available. We stayed in the spacious Apartment 1 (La Loggia). The bedrooms and bathrooms were spacious and nice. The kitchen came in quite handy as we did manage to enjoy some home cooked meals - the large dining table in front of the huge fireplace was a perfect spot for hanging out, as was the loggia for dining al fresco. Mercatale is a great little get away town. We had fun getting to know the locals (the butcher, the baker, the banker, etc.). We were also able to cover a lot of ground in just a week - Cortona (one of our favourites), Montepulciano, Assisi, Perugia, Siena, San Gimignano and of course Lake Trasimeno. The Cinaglia Family was so helpful and nice - we couldn't have felt more welcome. We were so sad to leave our little getaway and would love to return if given the chance. Even though there were only two of us, it was so nice to have the spacious Apartment 1 which probably has the most amenities and definitely the best views. We couldn't have enjoyed our engagement any more - it was perfect!
Magnifico. Cuiano was the site of my parents' 50th anniversary. 18 of us took over the whole villa, and the week was wonderful. The place is beautifully redone. The view is spectacular and the pool cannot be beat. We used Maria the chef's talents on two occasions and cooked and ate outside on two others -- all were terrific nights. Cortona, nearby, turned out to be our favourite Tuscan town and we saw plenty! I can't recommend Cuiano highly enough.
This was our second trip to Tuscany, and by far the best. Franco and his family have created a very special, beautiful place. The Villa was spacious, clean, and very grounds spectacular! Maria's dinner on our last night in Tuscany was amazing! Franco was very gracious and extremely helpful to us. I highly recommend this villa.
