Nestled close to the historic and vibrant hill top town of Cortona, Tuscany - a few minutes drive away or a leisurely stroll - Villa Rosa commands expansive views over the valley to the distance shores of Lake Trasimeno. The cottage is a tranquil haven that instils a very special calm when you arrive to start your fabulous Tuscan experience.

The cottage is a superb combination of the old and the new. A 400 year old cottage with a 21st century renovation that has created a comfortable, two level cosy two bedroom, two bathroom home with an easy indoor/outdoor living area with stunning pool and lawns. Furnished with all the home comforts that make you melt into your surroundings and never want to leave.

Villa Rosa is suitable for all types of holiday makers. It is cosy enough for a couple who want a romantic break and roomy enough for couples or friends who wish to explore their Tuscan adventure together. The house is also suitable for the family - mum, dad and two children with two fold our beds that you could use for another two children if needed. Baby is not forgotten with a porta-cot, high chair and pushchair.

We have internet, Wi-Fi, stereos and books, plenty of garden to relax and play in and a vista to die for.

The location is perfect - close enough to walk into Cortona for entertainment, eating & drinking, markets, shops and nightlife but just far away from this hustle and bustle to cosset yourselves in its private and secluded garden and pool for pure relaxation.

Tuscany is about living the dream - the hot summer days, the vineyards, the cycle lanes across the valley that follow the canals to Arezzo, the cooking schools, the horse treks, the local markets, the historic monuments and remnants of past civilisations to explore and the amazing walks in the hills to lose yourself from our current civilisation.

An ideal holiday location for friends, families and the experienced travellers

You can spend your day by the pool soaking up the suns energy and recharging your batteries or you can explore the historic hill top City of Cortona with its Etruscan, Roman and Middle-Age architecture, tombs, museums, Medici Fort and Cathedral and churches. Not to mention the great bars and cafes that you can visit and sit at the outside tables to watch the world go by.

Cortona also hosts a large number of artist galleries, antique shops and festivals.

- The art galleries are full of treasures from sculpture, jewellery, oil paintings, water colours and even Marquetry. Antique shops provide wonderful cool places to lose yourself in.

- The festivals are varied - from the snail festival, the mushroom festival to the pageantry of the Il Palio in Sienna and Cortona's own medieval celebration complete with crossbow competitions.

- You can go further afield to wander the vineyards in the valley or follow the trail that outlines the area that Hannibal fought his famous battle with Flaminius on the shores of nearby Lake Trasimeno.

Other hill top towns beckon with Montepulicano (30min) and Montelcino (40min) and the famous Brunello wines. Sienna (40min) is close enough to go and enjoy lunch in the Piazza and stroll the streets in the late afternoon. Assisi (45min)is also nearby for those who wish to explore the Giotto murals in the church of St Francis of Assisi.

Florence is an easy one hour away by train or car to see its famous resident- Davide - at the Galleria dell'Accademia and of course the myriad of art in the Uffizi is not to be missed. Rome is also easily reached though we do suggest catching the train ( 2 hours) as driving in this city is rather a challenge.

Food and wine are at the heart of Tuscany and you are treated to a sumptuous array markets, local stores, restaurants and bars in Cortona and in the small villages that surround this beautiful world. The food is fresh and tasty, the wines delectable. From the corner bar, to the causal but comforting Enoteca, and then to the more formal and luxurious restaurants - Tuscany has everything. You just need to choose.


Cortona is well serviced to make any holiday easy and enjoyable.

We provide a welcome pack with ideas of things to do and there is also an information centre in the heart of Cortona that will help pack your holiday with activities from cooking classes to wine tasting to golf courses. English is widely used in this area as Cortona has been aligned with The University of Georgia (USA) for summer school for over 30 years and that has bought many english speakers to the town. Cortona is also the mecca for all those who love Frances Mayes and her 'Under the Tuscan Sun' book and film. The locals are welcoming and generous in their hospitality.

There are 5 supermarkets within a 10 minute drive, over 30 excellent restaurants in the City of Cortona which are all well frequented by both visitor and locals. The shopping is vast - there are 3 excellent outlet villages within an hour's drive. The Arrezzo Antique market held over the weekend of the first Sunday of the month (apart from August) is the largest outdoor antique market in Europe. Hand-painted pottery from Deruta is about 40 minutes by car and is one of the largest towns in Italy for producing fine hand-painted pottery.

There are several beaches on Lake Trasimeno about 20 minutes away and there are ferries going out to the islands in the lake. Sailing is also available on the lake.

For those you you who need exercise, there are marked trials for walks in the hills surrounding Villa Rosa and there are also two public tennis courts at the end to the road. A stroll into the City of Cortona is also to be claimed as exercise!

There are two main golf courses nearby that are well equipped and you can hire golf clubs.

- Antognolla Golf Club ( is about 30 minutes away is a 18 hole championship golf course. It has a driving range, practice green, a small club house and you can hire golf clubs, trolleys and carts.

- Golf Club Perugia ( is also about a 30 minute drive. Whilst the holes are not very long, the course is quite challenging. There is an excellent practice ground, chipping and putting greens. Golf bags, trolleys and golf carts can be rented.

"Fabulous place - didn't want to leave"

Beautiful house with fabulous views. Very peaceful and a great place to just unwind and soak up the atmosphere. It is a good base for day trips to Florence and Assisi and of course for just spending the day wandering the old town of Cortona and the surrounding area.

"A little bit of paradise"

A beautiful house in a wonderful location! This is our 5th visit to Villa Rosa and we certainly aim to keep returning! Everything about the property is superb - the lavender in the gardens, the inviting crystal clear swimming pool, meals al freso, the well stocked bookcases and the trips to Lucca's bar on the corner for a nightcap!

"Just the most beautiful location and Villa"

We stayed for a week in this wonderful Villa. The Villa was very clean and had spectacular views across the valley. The pool was ideal and we lazed around it for a few days.
Cortona was very close by and we had a few days walking around the city and taking in the views and the experiencing the food, the wine and the local culture.
We also took the train to Florence and it was a very easy trip.

"Little spot of Italian Heaven"

My favorite time of day at Villa Rosa is early morning when the sun burns away the mist in the valley, and all you can hear are birds, thousands and thousands of birds! There are even a few cuckoo birds which actually DO sound exactly like the clocks, and the hummingbirds are so exciting EVERY time you see them (yeah, I'm a bird nut).
Even though you're a 15 minute leisurely walk from the most excellent village, Cortona, Villa Rosa seems to be in the middle of nowhere, far indeed from the madding crowd. You could hear a pin drop at night, all the better to hunt fireflies...
Italy gets pretty hot in the summer, especially the afternoon, so when it's siesta time I recommend closing all of the villa's shutters nice and tight, which creates a wonderful cocoon of dark coolness... perfect for sleep after eating lunch outside at the huge table (if you're smart much of your time in Italy will be spent eating).
I've been here twice already, and it is a place that manages to suck out ALL of your real-life stresses with its Italian panache, in a way that makes you wonder why you were so stressed in the first place.
Do yourself a favour, and wallow in the loveliness that is Villa Rosa in the perfect little pocket of civilization called Cortona.
