Casa Trabalza has a most idyllic setting with views of the spectacular ruins of the castle of Pierle with the village nestling round it and of the beautiful and sought after Niccone Valley. A perfect location for one or two couples who wish to relax in a peaceful rural setting and spend sightseeing in Tuscany and Umbria. Casa Trabalza is a short drive from the friendly village of Mercatale di Cortona where there are shops, bars, cafes, gelaterias and an excellent trattoria. The Tuscan hill town of Cortona is 15-20 minutes away. It is an ideal location for those wishing to visit Tuscany and Umbria whilst enjoying the beauty and peace of the countryside.
The ground floor has an open plan layout with well equipped kitchen, dining room and living room (with open fireplace) connected by wide arches. There is also a bathroom with shower, WC and bidet on this level.
Both bedrooms are on the upper level of the house along with a second bathroom with tub, WC and bidet. One bedroom has a comfortable double bed and the other two single beds. The double bedroom has french windows that allow access onto a small balcony with external steps down to the ground floor.
A door from the kitchen leads out into the garden where you will find sun loungers, large built-in barbecue and laundry room. From the garden there is a superb view of the imposing Rocca di Pierle and the beautiful Niccone Valley. Above the house is an extensive olive grove which is part of the property.

The Tuscany region
Casa Trabalza is right on the border of two of Italy's most famous regions - Umbria and Tuscany. Tuscany, thanks to the wealth of its independent city states, was the centre of the Renaissance and cities such as Florence and Siena are a treasure trove of art works and architecture. You may well have heard of other Tuscan towns such as Cortona, Sansepolcro, Arezzo, Montepulciano, Pienza and the Chianti wine region. Umbria has Assisi, Perugia, Gubbio, Orvieto, Lake Trasimeno and the Montefalco wine region. All these places can easily be reached by car from Casa Trabalza whilst others, San Gimingnano, Volterra, Lucca and Pisa in Tuscany and the Sibillini mountains in southern Umbria make for longer days out. Rome can be reached on the train for a day trip.
In addition to Renaissance art, architecture and beautiful hill towns, Umbria and Tuscany are also famous for their landscape, great cuisine and wine - a great combination for a holiday! During the summer the climate is generally hot with milder spring and autumns. The summer months are best for relaxed holidays with some local sightseeing in the mornings or evenings, if you want to spend a lot of time sightseeing or walking, then spring and autumn are best.
Casa Trabalza is at the western end of the Niccone Valley, sometimes known as the Val di Pierle. The border between Tuscany and Umbria runs along the River Niccone at the western end of the Valley. The Niccone Valley is well known for its beautiful landscape and is a sought after holiday location. In addition to the picturesque hamlet of Pierle, built around the castle, there are two larger villages close to Casa Trabalza, Mercatale and Lisciano Niccone, here you will find shops, restaurants, pizzerie and bars including Mimmi Trattoria, famous for serving homemade pasta. Both villages have summer festas and Pierle holds a chestnut festa in October. A near by hill top village holds a classical music festival in late July/ early August including an opera. There is a popular vineyard further down the Niccone Valley where you can go on a highly regarded tour and also several great restaurants.
Beyond the immediate surroundings of the Niccone Valley and worth exploring are Cortona, Umbertide (especially Wednesday morning market), Montone, Citta di Castello, Lake Trasimeno and Castiglione del Lago. Just a little further are Perugia, Gubbio, Assisi, Spoleto, Sansepolcro, Castiglion Fiorentino, Montepulciano and Arezzo. Siena is around an hour and a half away and you can be in the centre of Florence in two hours.
Art lovers can go on a pilgrimage to see the paintings of Piero della Francesca, visiting Monterchi, Sansepolcro, Arezzo, Perugia and Urbino in Le Marche. The Basilica in Assisi houses the finest collection of medieval frescoes in the world, and practically every town, large and small has something of artistic interest.
