A couple of kms outside the beautiful ancient hilltop town of Coreglia, (595m asl), Katia is a lovely converted two bedroom stone-built farmhouse (of about 150 square metres) with breathtaking views of the Apuane Alps and the many villages dotted around.

Set amongst olive trees, oaks, cherry trees, fig trees, vines, walnuts, hazelnuts, bay-leaf, plums this setting is really beautiful. It is so peaceful you may see deer, badgers, porcupines etc and also cuckoos, owls, buzzards…..

This pretty and spacious house has two bedrooms, one shower room, 2 living areas and a good size kitchen/diner inside, and outside there is a pool (decked on one side), along with lovely stone patio for eating al fresco.

Enter house into a large simple dining kitchen with beamed ceiling, wooden floor and chestnut units . Woodburning fireplace.

The kitchen is simple, but well equipped with dishwasher, oven, hob, fridge/freezer.

The living area is directly off the kitchen and also has the original beamed ceiling and wooden floor. Two south-west facing windows frame the magnificent open views of the Apuan Alps. Comfy seating and TV.

The four-piece shower room with shower, WC, sink and bidet is also on the ground floor.

A staircase leads directly to the second living area with its comfy seating, including sofabed, quaint sloping beamed ceiling, wooden floor and dual aspect windows (facing north-east and south-east to catch the morning sun!).

The double bedrooms (each 12 sqm) lead from this room, and also have quaint sloping beamed ceilings and wooden floors.

Rising among villages for the past thousand years or so is Coreglia. Protected by the Apennine peaks of Giovo and Rondinaio, it overlooks the Serchio valley from a cliff that turns pink at sunset. It is about 40km from Lucca, 55km from the coast (Viareggio), 60km from Pisa and 110km from Florence. There is a train station 10km away at Ghivizzano, which is on the main Lucca/Pisa to Aulla line.

All day to day shopping needs can be met at Coreglia and nearby Piano di Coreglia while the larger centres of Borgo a Mozzano and Gallicano are a short drive away.

A beautiful spot, benefitting from stupendous views and a real feeling of peace, yet also well located for essential requirements and exploring!
