**Newly Furnished by Interior Designer in April 2012** **Wi-Fi now included** Villa Lucia is a luxury villa enjoying a private position, only 100m from the Mediterranean Sea. The villa is located in a quiet and tranquil area. It has a private south facing swimming pool, beautiful landscaped gardens and patio and a balcony offering panoramic views.

Within easy walking distance to several beaches and Coral Bay's wide range of amenities, Villa Lucia is ideal for couples and families seeking a relaxing and peaceful holiday destination. Transport links are very good and there is an excellent bus service, so there's no need to hire a car!
The villa has mountain and partial sea views.

Villa Lucia is air conditioned, and with its large gas BBQ and sun loungers wich offers everthing you will need for wonderful alfresco dining.

Close to the villa you will find a beach, swimming, sailing, water skiing, boat hire, wind surfing, fishing, mountain biking, horse riding, tennis, a sports centre, scuba diving, historic sites, a zoo, shopping areas, a restaurant, a food shop. Shops, bars, restaurants etc, within a 3-5 minute walk.

The villa is situated in a quiet corner on the eastern outskirts of Coral Bay centre. Sitting out on the properties sun terrace or balcony you could literally hear a pin drop.!Villa lucia provides everything you could wish for on a relaxing Cyprus villa holiday. As you enter villa lucia you will find a small reception area leading on to on to a good sized kitchen with modern appliances (including dishwasher). The lounge features comfortable leather sofas, TV with Satellite and DVD player. there is a ground floor bedroom, with access to the adjacent shower room.

Upstairs there is a twin room with 2 single sized beds and fitted wardrobes, master bedroom with double sized bed and fitted wardrobes and a bathroom with bath, shower, wc and wash hand basin. Both bedrooms have access to the large balcony with unique garden area in the most peaceful setting. A table and 4 chairs have been provided as have swing seats and a bar with stools to enjoy breakfast or coffee on the balcony, admire the local nature and to relax and soak up the sunshine. There is further benefit of a downstairs bedroom, with access to the adjacent shower room for convenience.

The villa is fully air-conditioned and has a supply of fresh drinking water to the kitchen. There is an electronic safety deposit box and the water is heated by solar panels on the roof. Travel Cot provided free of charge on request.

The villa itself is set within a cul-de-sac in a small and upmarket development, and is entered by private road then driveway. The villas frontage is characterised by beige tones, stone pillars and wooden pergolas, set off against the landscaped gardens and wonderful mountain backdrop. As you walk up the private driveway, you see the well manicured landscaped garden and large (8m x 4m) private pool and sun terrace before accessing the property.

Outside, the 8m x 4m private swimming pool is surrounded by sunbathing terraces set with sunbeds and parasol. The pool terrace, accessed from both lounge and downstairs bedroom offers shade, and is set with table and 6 chairs for outdoor dining. With large Gas BBQ included, this provides the ideal place for relaxing, taking in the views and spectacular sunsets, alfresco dining and socialising with your party. The carefully landscaped garden at the front and sides adds to the appeal.

**Please note that this property can be accessed at any time after 3pm on arrival day so don't worry if you have a late flight. We can arrange taxi transfer by our own driver who knows where the property is and assist with car hire from the airport if desired. The property is professionally managed (you will always have a contact) and has linen changes and cleaning on a weekly basis. Air-Conditioning is included in the rental price as is a welcome pack of basic essentials and wine for your arrival.**

The Paphos region

Within a short driving distance are the Troodos Mountains, Latchi Beach, Akamas Forrest, Lara Beach, Aphrodite’s Rock, Baths of Aphrodite and 4 golf courses. Paphos also boasts one of the best water parks in Cyprus.

Things to do in the area include Paphos Bird Park, reptile park, horse riding, Akamas Peninsular & Lara Nature Reserve, hiking/walking, buggy safaris, 4 x 4 safaris, sea caves area, sailing and many more. Amusement and water parks in Paphos are also easily accessible from Coral Bay as are numerous archaeological ruins such as the Tombs of the Kings.

The Coral Bay area

Coral Bay is located fifteen minutes west of Paphos close to the pictureesque hillside village below the friendly of Peyia. Coral bay is the best natural (European Blue Flag) beach in the area. This is an established resort with many villas set apart from one another above a wide curve of golden sand.

The summer heat is often tempered by a gentle breeze and the sea has a shallow margin where children may play safely. Water sports are on offer include pedaloes, water skiing, banana boats, jet skis and windsurfing
near the bay you will find large hotels, banks, shops, mini-markets, bars, restaurants and street cafes for casual alfresco meals.

There are tavernas and snack bars overlooking the sea and a large restaurant in the next bay which is open during the day. Coral bay beach is a 10-15 minute stroll with the local pebbled beach -just 100m away.
An excellent bus service takes you into the town of Paphos with its historical harbour, gift shops and restaurants. Also the ‘Old Town’ of Paphos with its blend of high quality shops and traditional markets.

Buses travel all around Paphos and surrounding villages. The current deal of a day pass is 2 euros making this a great value way to see around the area.

''The villa was lovely and very well equipped and ideal for our purposes. When we first arrived we were a bit concerned about the villa being at the bottom of several steep inclines. It is fine if you are fit and active but for some older people or people with a disability it could present a problem. My Mum has a breathing problem and she could only mange it in the evening when the temperature dropped and at a very slow pace. We found the food to be good in all the restaurants we ate in and really enjoyed with the local dishes. I have found both you and the local managers very professional and easy deal to deal with. The standard of workmanship in the villa is excellent and it is finished to a very high standard compared to some we have stayed in the Greek Islands. If I was to return to Coral Bay in the future I would definitely stay in this villa again.''

Agents Note: The 'steep' inclines referred to are in the main very short. At the top of the complex, there is one of around 40 metres. there is then a more gradual incline for around 80 metres before reaching street level and on from there to the main street of Coral Bay. We feel the guest describes the situation well in that fit and able people will have no issues at all.

We stayed in this property last year in August with a few friends. We had a lovely time. We like it that much that we are returning this year with our children. We normally stay in hotels but had such a great experience form staying in a villa. This villa is fantastic, clean, with everything you need. The people were so friendly aswell from the taxi driver to the lady who comes around to make sure you are settling in ok. Overall a brilliant holiday and lovely villa

"Where do i start, we arrived to beautiful sunshine, the taxi driver Andreas was waiting for us to arrive with a car full of ice cold drinks. we then arrived at our Villa and were impressed. The villa was lovely and clean and very quite area. My two lively children jumped straight into the pool within an hour of getting there. The area around the villa (coral bay strip) is lovely you could not meet a nicer bunch of people. Restaurants are great, we tried most of them. Coral Bay Beach is lovely for families but the sand was very hot (make sure you keep your shoes on). Bus service to Pathos and Bird Park were great. Just want to say a big thank you to Lisa and Steven for all there help while we were away."

"Our family came to paphos for a family wedding. We thoroughly enjoyed the villa, Coral Bay and Paphos. Despite being on a complex, we were very happy with the privacy the villa afforded.
