Arriving at this villa driving down the private drive way you are immediately taken away by the beautiful entrance door.
Upon entering this villa the first thing you cannot help but notice are the amazing views of the sea through the unusually large sliding glass doors.
The dining area is beautifully furnished with a wooden dining table comfortably seating up to 12. The adjacent living area is equipped with matching sofas in warm colours and a wooden coffee table. The living area features a bar with wine cooler and sound system from which you can play songs directly from an external hard drive or USB stick.
For entertainment you will find a flat screen TV with NileSat satellite channels and DVD player.
This villa also offers the luxury of a wireless internet connection.
From the dining area you can enter the kitchen area which is separated by a small wall with a built in wood burning fireplace in order for you to enjoy the fire from both sides.
The kitchen area features a small breakfast area with table and 6 chairs where the large glass sliding doors offer a light and airy atmosphere.
This villa offers 2 adjacent kitchens. The first kitchen is a large fully equipped kitchen with a breakfast bar and 3 bar stools. This kitchen is equipped with a fridge/freezer with icemaker, electric hob, oven and microwave.
The second kitchen is a smaller kitchen which offers a 5 ring gas hob, dishwasher, toaster and kettle. Here you will also find a small utility area with a washing machine and clothes dryer.
On the ground floor you will also find the first bedroom of this villa, a double bedroom. This bedroom has access to the ground floor separate shower room.
Moving down to the lower ground floor is one of this villa's many luxuries; a spacious games area with entertainment for everyone!
The area features plenty of activities for all members of the family with a ping pong table, pool table and table football.
For the younger members of the family you will find a children's play area with a small slide, seesaw and pop up tunnel and tent.
A blackboard hangs on the wall for the children's amusement or for you to keep a track on the recent score in ping pong!
The remaining part of this spacious area is dedicated to relaxation with 2 comfortable sofa beds (suitable for 2 children), coffee table and a traditional TV set with PlayStation 2. A few games are also available at the villa.
Within the games area you will also find a water cooler and a separate shower room.
Moving up to the first floor you will notice the amazing mountain views from the large window featured mid way on the stair case.
When reaching the first floor the first thing you will see is the amazing sea view offered by the large glass sliding doors on the landing. Here you will find a comfortable sofa bed (suitable for a child) and a small kitchenette with a mini fridge.
From this landing the large glass sliding doors lead the way to a balcony equipped with lounge furniture for you to enjoy an evening drink whilst enjoying the views of the sunset over the Mediterranean Sea.
Also located on the first floor are 4 further bedrooms. Symmetrically located around the landing you will find on each side a master bedroom as well as a twin bedroom. The 2 master bedrooms of this villa are double bedrooms with floor to ceiling glass windows offering you the superb views of the Mediterranean Sea as you open your eyes in the morning! Both of these bedrooms have the luxury of a walk in wardrobe as well as a small dressing table and chair. Furthermore each of the master bedrooms have the luxury of an en suite bathroom with sunken bath and separate shower.
The remaining 2 bedrooms are twin bedrooms both with the luxury of an en suite shower room.
From one of the twin bedrooms you also have direct access to a large terrace from which an exterior stair case leads the way up to the roof terrace. From this roof terrace you can enjoy some of the most extraordinary sea and sunset views.
From the front of the villa an external stair case leads the way down to a very large lawned area with fruit trees and a wooden swing for the children.
From this area you have direct access to the studio apartment of this villa. The studio offers a double bed and has the rare feature of a high-rise children's bed. A sofa bed suitable for a child is also available. The studio has a small kitchen with 4 ring gas hob, oven, extractor hood, fridge/freezer, toaster and kettle. A small breakfast area is available with a table and 4 chairs.
The studio also offers a separate shower room.
From the lawned area outside the studio you also have access to the games area and a further external stair case leads the way up to the patio and swimming pool area.
This area can also be reached via the large glass doors from the living/dining area and the breakfast area by the kitchen on the ground floor.
The villa is air conditioned throughout via a central system and the studio offers an air conditioning unit. A baby cot and highchair is available upon request and a hairdryer is available in each of the master bedrooms.
All bedrooms of this villa offer you a fresh and light atmosphere with white linen and towels and just a small touch of colour from the paintings on the walls.
The large area to the rear of the villa features a wooden deck equipped with tables and chairs seating comfortable up to 14 guests. Adjacent to the wooden deck is the barbeque area featuring an island with 4 chairs. For you to truly experience the joy of outdoor dining this villa offers an Australian barbeque as well as a traditional Cypriot barbeque.
A paved patio area surrounds the 10m x 5m swimming pool featuring walk in steps. The patio area is equipped with plenty of sun beds and umbrellas for you to enjoy a relaxing day in the warm Cypriot sun.
A wooden pergola offers welcome shade and is equipped with a table and 6 chairs.
A lawned area is in front of the patio area and with a glass fencing surrounding the whole area this allows you to enjoy the superb views from every angle.
A private drive way leads the way down to the large parking area at the front of the villa. Here you will find plenty of parking for up to 4 cars. This villa also offers 2 garages. One garage is on the ground level and offers parking for 1 large car and the second garage is located on the lower ground level and offers parking for a further 3 smaller cars.
The whole villa is surrounded by banana plantations and offers you absolute privacy and tranquillity.
The large outdoor areas offer the perfect setting for you to carry out your wedding ceremony and reception.

The Paphos region
This south-west corner of Cyprus has an ambience all of its own: soft breezes, old stone, elusive enchantment and an air of antiquity. This is the kingdom of Aphrodite, the goddess of love, and her presence seems to linger. Paphos itself is really two towns, each with its own character; Ktima on the cliff and Kato Paphos by the sea, two kilometres down the road. The one is unchanged over centuries and thoroughly Cypriot while the other has expanded over the last decade from a sleepy fishing village and harbour into a bustling, busy, sprawling cosmopolitan resort which is still growing.
Roman Paphos was the island's capital, and the 3rd century mosaics here are the finest in the Mediterranean. The atmosphere is funloving and friendly, with plenty of bars, pubs, discos, a few nightclubs and innumerable eating places providing anything from choice Italian cuisine to sizzling souvlaki off the spit.
Swimming in the bay's deep, clear waters is good. The coastline to the north is peppered with small sandy coves but the area's best beach is a 15 minute drive away at Coral Bay. Paphos is an ideal centre from which to explore this region of wild coastline, unspoilt hillside villages and natural beauty; yet it takes less than an hour by car to reach Limassol.
Paphos combines both culture and entertainment in a conveniently sized package. In Paphos you will find some of Cyprus' most stunning archaealogical gems such as its Roman mosaics and Tomb of the Kings situated amongst beach-front resort hotels and golden beaches. Cultivated bananas grow in profusion along the south-western litoral, yet the Akamas Peninsula is one of the island's last unspoilt wildernesses and is home to flora and fauna species found only on Cyprus. Small beach resorts that have not yet succumbed entirely to commercialisation await discerning travellers and there are abundant land and sea based activities to suit every taste. While Limassol is brash and Larnaka is demure, Paphos is quite friendly and is one of Cyprus' most desirable cities. Kato Paphos (Lower Paphos) is the port annex of Pano Paphos (Upper Paphos) and is home to the greatest number of archaeological sites in the area. It provides a lively and friendly ambience in it's renovated port area where visitors, unlike elsewhere in Cyprus' ports, can actually swim. With its palm tree lined boulevards, tasteful public and private buildings, Paphos is a pleasant place to spend a holiday. There are ample restaurants and watering holes and if you tire of the beach annex you can always retire to Pano Paphos for an afternoon's stroll or evening meal.
Kissonerga is situated between the beach resort of Coral Bay and the town and harbour area of Paphos. Coral Bay is approximately 4 kilometres away whilst the harbour area of Paphos is approximately 8 kilometres away. Although Kissonerga produces citrus fruits and olives it is probably most well known for the cultivation of banana plantations, easily identified by their characteristic blue bags rustling in the breeze.
Loosely separated into two communities, the coastal area of Kissonerga features several hotels, a couple of mini-markets, a growing number of shops and a small selection of eating places covering everything from meze style dining to dishes with a more international flavour all within walking distance of the villas. The main beach for the Kissonerga area is the small sandy cove at Vardas Beach which is approximately 800 metres away and great for swimming, sunbathing and snorkeling. Sunbeds and umbrellas are available for rent and a small selection of watersports are available in the summer months.
Set approximately 2 kilometres inland is the residential village with a bank, chemist, two coffee shops, a small high class restaurant and even an English style pub!
Although car hire is highly recommended for all our villas to help you make the most of your stay, there is a bus service that connects Kissonerga with Paphos town and the sandy beach at Coral Bay.
