About the home

The villa has a large private walk-in swimming pool (9m x 4.5m) with ample sunbathing areas. A 6 person jacuzzi in the evening watching the stars is a must. The gardens (considered one of the best in area) are beautifully landscaped to 3 sides of the property, including a number of fruit trees, palms and mediterranean. plants and shrubs. The grounds are well lit and can be enjoyed in the evening while relaxing on the balcony or verandah, better still whilst eating under the stars beneath the extensive pergola. The barbecue and outside fridge make al fresco dining a desirable alternative to the many excellent restaurants in the village and surrounding areas.Views towards mountains and sea. Located in a private exclusive cud-de-sac just a short walk to Coral Bay village. All bedrooms are en suite and duvets for the beds provide added comfort.

The moment you walk through the door you will feel relaxed. The villa offers real comforts of home having spacious rooms that are superbly decorated with quality furnishings and airconditioning is throughout. If you fancy a night in, relax in the lounge with a DVD or play on the PS2 or Sky TV

A car is not essential, buses run regulary into Paphos Harbour, Market and Water Park . The nearest beach is 5 minutes walk away, the famous Coral Bay beach 15 -20 minutes.

The villa is owned by an international artist and you will find some of her works on display around the villa.

The Paphos region

Cyprus plays host to a million British visitors every year. What attracts them are classic Mediterranean features, superb beaches, wonderful weather, plenty of historical and cultural interest, beautiful mountain scenery and villages, plus something extra.

Cyprus sits sun-drenched under clear blue skies for over 300 days a year, while people are amongst the friendliest and most welcoming you will find – perhaps due to the fact that so many civilisations have called Cyprus home. English is widely spoken throughout the island. Driving is on the same side as us – on the left, currency is in pounds and cents and electricity is again the same as the UK - 240v and 3-pin plugs.
Temperatures range from a 14c in winter to the mid 30's in summer.

The Coral Bay area

There are plenty of places to see and activities in Cyprus, these include Paphos Harbour with many boat rides (don’t miss the Tiger Boats), Aphrodite Baths, Adonis Falls, Tomb of the Kings, Paphos Water Park, Go-Karting and for the more adventurous, Egypt Cruises, jeep safaris and Troodos mountains where they can have skiing in winter months

The island is rapidly developing its reputation as a golfers paradise, with 2 championship courses, secret valley and Tsada along with the renowed Aphriodite Hills all within close proximity. You will be in golfers heaven.

Local attractions include crazy golf and within a 20 minute walk Go-Karting. For directions to the Karting, please refer to the business card in the folder.

Beach
The main beach is about 15 minutes walk through town. There you will find a nice beach, a couple of beach bars, sun beds/loungers and water sports.

Dining and Entertainment
There are a range of restaurants locally including local cuisine. We suggest that you take a stroll along the main road to choose your favourite dining experience. A short trip to Peyia or Paphos and you will find many more quality establishments at a reasonable price and usually cheaper than Coral Bay.

We have provided a number of business cards of local restaurants that we have found enjoyable. They are by no means exhaustive and are unique to our tastes. If you have an enjoyable dining experience during your stay please collect their business card and add it to our collection.

“Fantastic holiday” Very very comfortable, quiet and relaxing holiday villa, but also not far to walk to reach all the bars, shops and restaurants. Great pool and garden area which is well maintained. Local buses run every 10 minutes to surrounding towns so a car not essential but we had one so that we could visit the mountains. We will return in the very near future.

“Well appointed and conveniently located villa.” Koukouvayia is great for a chill with friends or family. It's conveniently located for Coral Bay's restaurants, bars and shops. So, you really don't need to hire a car. The villa is clean and well appointed.

“Excellent holiday” Lovely spacious villa exactly as photos show. The large pool was a luxury I floated around all week on a rubber ring! We also made good use of the hot tub and BBQ . Good location,only a few minutes walk to bars and restaurants .Karen the owner was very helpful she came to see us on arrival and again next morning to make sure everything was ok and gave us recommendations for restaurants etc.We would maybe not go again at the beginning of Sept as it was VERY hot also we booked a jeep safari - not the best idea! Only one moan, we thought that the bedding and towels should have been changed at least once as we were there for 10 days, we washed the towels ourselves but would still recommend this villa.

“The perfect lazy holiday” Spent 1 week at the villa in September, the villa is ideally placed for good access to all amenities, the villa itself is a very spacious villa with ample room for 6 people the pool has the benefit of the sunshine all day,and the hot tub is a nice touch for the evenings. overall the villa is in an excellent location and is as described by the owners. we had a fantastic week.

Great villa in a perfect location for Coral Bay

Koukouvayia is a fabulous villa, only 5mins walk from the heart of Coral Bay (you really wont need a hire car). Great places to eat and drink are within easy walking distance (5mins walk). The beach is only about a 15mins walk away. The location is perfect - really close to everything, but in a quiet, leafy road (we were barely aware that we had any neighbours - it's such a quiet road). We have stayed at the villa twice - once in 2008 and most recently September 2010, and loved it both times.

The owners, Keith and Karen, are very helpful and friendly.

The villa itself is great - spacious and with everything you need (on both our visits we stayed with two other couples, and there was plenty of space for the 6 of us).

The pool is lovely - a really good size. In the past I have booked villas that look (from photos) to have great pools, and when you get there the pool is tiny and the photo was just taken at a flattering angle - Koukouvayia is not like that! It genuinely looks just like the photos (as does the whole villa). Great pool, great outdoor space (there is a lovely patio area with a table and chairs and BBQ, which is a great place to eat if you aren't going out for dinner in Coral Bay).

All in all a really great villa. I highly recommend it.

We found Koukouvayia Villa exactly as illustrated on the website.

Very well presented; three very nice bedrooms with en suite facilities and excellent living areas both inside and outside the villa - also areas of shade were available when needed.
The pool and jaccuzzi were as described and well maintained during our stay.

The villa is ideally located, within 5 minutes walk from the main street in Coral Bay with its many bars and restaurants, but far enough away to allow peaceful hours by the pool and terrace living.

Overall we found the restaurants in Coral Bay provided good choices of cuisine, reasonable prices and always friendly service. For self-catering there were a number of local supermarkets.

Karen, the owner of the villa was really good to deal with both before, during and after our visit. She was also in Cyprus to greet us at the start of our visit. Servicing of the villa during our stay, bed linen , towel changes etc were exactly as promised.

The villa location is ideal for a leisurely beach vacation as well as being a good base, with a hire car, to explore the beautiful Akamas Peninsular Region and Troodos Mountains which are spectacular.

We certainly intend to return in the future and would recommend the property to friends and relatives

Stayed in this lovely villa in september 2010.
Came with 2 friends to get away for a quiet week of pure relaxation! That is exactly what we got.
A quiet villa just off of the main resort. Lovely area with new villas in a well kept cul de sac.
Lovely pool... a complete must ..... No restrictions of when you can use it, great if you want a dip before bed!!
Then the hot tub......... Mmm! what a luxury!
Hard day in the pool ...... what better than to end the day with a relaxing soak and massage from the jets of a hot tub!
A complete plus!!
The villa is great! We had a bedroom and bathroom each.
Large kitchen which has all mod cons!
I felt that the owners had thought of everything, even down to games to play if needed........ obviously we were far too busy to take advantage of this!!!!
Karen, who owns the villa is an artist and displays her paintings around the villa which makes it feel very homely to whoever stays.
Great communication with her helps take any stress out of booking .
Good value rental. Worth every penny when you consider what you get..... complete privacy, freedom from hotel/resort rules and you dont have to get up at the crack of dawn to get a seat by the pool!!!!!!!!!!!!!!
Huge plan to return next year!!!!

LUXURIOUS VILLA IN A GREAT LOCATION

We stayed at Villa Koukouvayia in April 2010. It is a luxurious villa with everything you need at hand. We especially enjoyed the hottub after an evening in Coral Bay.

Coral Bay has plenty of bars, restaurants and supermarkets all within walking distance of the villa. A car is therefore not essential.

The villa owners were extremely helpful during our stay and we would thoroughly recommend this villa to anyone requiring luxurious accommodation within walking distance of Coral Bay.

Excellent location 5 minutes walk from everything, the sea was right near us with brilliant views. Fantastic villa, loved the pool and jacuzzi, inside the villa it was decorated with some wonderful and interesting art of the owner's own creation, which really gave it that extra thought. it was spacious and even with 6 people is the kitchen it was never crowded. we would really recommend this villa to anyone who is looking to go to Cyprus, we thought renting a villa would be a bit pricey but after the experience we had it was worth every penny. we went for a relaxing holiday with the option to enjoy nights out without having to drive, Paphos was 15 minutes away by bus, both Coral bay and Paphos have great restaurants. Hectors up the road was a great little family bar and restaurant with great prices. The owners were fantastic to, happy to answer any questions on the run up to the holiday, giving us an information pack of where to go and the area and even gave us a courtesy call when we arrived to wish us a happy holiday!! WOW!
This was an all round amazing experience, would definitely be looking to return again.

Karen responded to our email interest promptly and gave us all the information we needed to book the property with confidence. Everything at the villa was just as the advert said it would be and we had a wonderful holiday at the villa. Karen popped round and it was nice to meet the owner and she took the trouble to get in something for breakfast as we had a late arrival. Everything at the villa was of a high standard, the hot tub was a joy and the garden was well tended, we spent most evenings just relaxing in the garden with a bottle of wine

Beautiful well maintained villa. Keith met us on our arrival and was on hand if we had needed any help. We loved the spacious patios and dining areas and the hot tub was a delight. Comfortable beds and well equipped kitchen. The welcome pack was very useful as we arrived late. Leisurely 15 minute walk to the beach, many restaurants closeby- we particularly enjoyed the Italian on the corner. Having a car was a bonus but by no means essential. Would love to visit again, so peaceful. Loved the art work!.

What an excellent villa. Everything you could wish for was provided, inside & out. The hot tub & large swimming pool were fabulous. There was also a good selection of inflatables for our daughter to use.
We met the owners, Karen & Keith, & they made us feel very welcome & were extremely helpful with any questions & knowledge on the local area.
The villa is well situated, being in a very quiet area, but also within very easy walking distance of the beach,shops & restaurants.
We would definitely recommend this villa to others & we will be back next year.

The villa provided excellent accommodation for our party of four adults and two children.
The en-suite bathrooms adjoining all of the bedrooms provided us all with privacy and there was always enough hot water.
My daughters loved the pool and the assortment of inflatables that were provided for our use. The hot tub was fantastic and was definitely well used.
The villa generally was very well equipped, from cookery equipment to games and books. It was furnished, decorated and maintained to a high standard, truly a home away from home.
Karen and Keith provided us with information on the local area, best places to shop and recommended attractions, they were friendly and hospitable and made us feel very welcome.
We would certainly recommend the villa to our friends.
Thanks Karen, Keith, Nial, Leanne and Oscar for contributing to a very memorable holiday. We will definatley like to go back some time soon

Fantastic location for bars, restaurants, shops only two minute walk. Coral bay beach about 10 minute walk or bus takes you there. No need for a car as there is a great bus service into Paphos town. Go to the sea caves(car/bike neeeded) for beautiful sunsets! Karen very accomodating with any of our requirements, couldn't ask for more other than a few more weeks there, three was just not enough!
Highly recommend.
