Originally built to house the owner of the mill, Sunny Bank Mill House offers spacious, pet-friendly accommodation with well-proportioned rooms in a charming riverside setting and private frontage onto Coniston Water. Sleeping up to 14 people it is perfect for an extended family getaway, or a country retreat with a group of friends. Whether you like to get out and about on the lake or the fells or whether you prefer to relax in warmth and comfort, enjoying beautiful views and an occasional stroll down to the lake, this makes a perfect holiday destination. Situated on the quiet western shore of Coniston Water, not far from Peel Island ("Wildcat Island" of Swallows and Amazons fame), Sunny Bank Mill boasts private lake frontage where you can launch your own boat or hire our rowing boat or canoe. As well as the pretty garden, summerhouse and riverside path there is also a large partially wooded field, perfect for letting dogs off the lead or for children's games.
The house has just undergone substantial interior renovation including complete overhaul of the heating system and refurbishment of all 6 bathrooms, putting in good quality pumped showers, with plentiful supplies of hot water to help you relax after the day's activities. There are now 5 modern shower rooms with walk-in showers (3 of which are en-suite), and another bathroom with shower over the bath.
Approached from the parking area (room for 5-6 cars) across a pretty white footbridge the large porch leads into an impressive entrance hall with original parquet floor; there's also a ground-floor WC. The splendid lounge is light and airy with 2 huge bay windows, a good-sized wood-burning stove, TV with blu-ray/DVD player and a small music system, and is large enough to seat 14 on comfortable sofas. Arranged in 2 groups around the TV and the wood-burner, it's a great place to read, relax, chat, listen to music, play a board game or attempt a jigsaw - take your pick! Plenty of firewood and kindling are provided to keep the wood-burning stove going to your heart's content.
The well-designed kitchen with handmade fitted units contains all the facilities, cupboards and worktop space you need for good quality holiday catering. There is a double electric fan oven & grill built-in at eye level, a 5-ring gas hob, a large upright fridge-freezer with additional built-in fridge and a good dishwasher. Plenty of crockery, cutlery and glassware to allow for multi-course extended dining. The dining-room itself is open-plan with the kitchen and is conservatory-style with wide view of the beck and shrubs and trees beyond. 14 people can sit in comfort around a lovely Victorian oak dining table.
On the first floor are 4 spacious bedrooms (2 en-suite with walk-in shower), with plenty of drawer and wardrobe space, and large bay windows affording gorgeous views of the beck and the garden. One has a king-size bed, two have 2 twin beds and the fourth has a super-king bed which can be made into 2 singles if preferred. There is an additional bathroom for shared use containing a bath with shower over. On the top floor are 3 further bedrooms. One has a double bed, the other 2 have twin beds. One of the twin rooms has en-suite shower, the other 2 rooms share a shower room between them.
There is central-heating throughout (newly upgraded) and 2 wifi networks for maximum coverage. There's a payphone in the hall. Facilities for children include a good-sized travel-cot, a high chair and a stair-gate for the top floor. If you enjoy outdoor activities you will appreciate our new purpose-designed 'wet' entrance at the rear, with large area for drying out wet gear, whether it's from a session on the lake, or high-level walking on the fells. There's a large capacity washing machine and tumble dryer in this area, and a wet-room with shower and space for hanging dripping cagoules or wet-suits, should the need arise.
The house is detached and virtually every room affords glorious views out over the garden, the beck or the lake (across an adjoining field). There are 3 small holiday apartments in a separate building just upstream (the original Mill), sleeping 2-4 each. Any of these can be booked as an overflow but are also let independently. These Cottages are approached from the other side, have a separate parking area well away from the House, and don't overlook or affect the privacy of guests in the House. Cottage guests do however share Sunny Bank Mill's field and lake frontage and have access to this by means of a grassy lane passing just behind the house (which is also available to House guests and would be the way to take a boat down to the lake if you bring your own).
From the lounge, patio doors open out into the attractive garden, beautifully planted for all seasons. There is a sheltered south-west facing lawn (backed by a high stone wall) with garden chairs, barbecue and a substantial fully-glazed summerhouse with comfy seating where you can relax and enjoy the beck and garden even on cooler days. A gravel path runs a further 50 metres or so downstream, making a very pleasant walk between a wide variety of shrubs to your left and the beck flowing along on your right. Otters can occasionally be seen, sometimes a heron, more often an adventurous Mallard or two and the ubiquitous Dipper!
At the end of the path you can cut up onto the lane and enter Sunny Bank Mill's large field leading down to the lake shore. Here there is plenty of space for dogs to run around off the lead or for informal ball games if you feel so inclined. The grass is kept short and there's even a little hidden path through the trees - a delight for young children. At the lake shore there is a stone jetty affording fantastic views right up the lake to the central fells, clearly visible. It's a quiet and secluded part of the lake - a lovely place to sit and watch the water-birds with the occasional sailing boat passing by. If you fancy exploring the lake why not hire our rowing boat and canoe? It's a short paddle over to the island which is a fantastic place to explore.with secret harbours, trees to climb, wild honeysuckle and rocks where you can stretch out and sunbathe on a warm day. If it's not so warm, take a thermos and enjoy a hot drink while you're there.

The Cumbria/Lake District
Sunny Bank lies at the heart of England’s beautiful Lake District National Park. Here one can enjoy the peace and tranquillity of the countryside so beloved by Wordsworth, Beatrix Potter, Arthur Ransome (to name but a few) and yet be within easy reach of charming villages and towns with all the attractions they have to offer.
Popular tourist centres such as Ambleside, Grasmere and Hawkshead are about half an hour away by car. Half an hour in the opposite direction gets you to the beach at Haverigg where there are miles of sand (especially at low tide) and large sand dunes. It is great for kite flying as it is fairly exposed.
Sunny Bank Mill is 4 miles from Coniston, a small but busy typical Lakeland town, and just three-quarters of a mile from Torver, where there are 2 pubs, both serving excellent food. There are some wonderful local walks such as exploring the old quarries above Torver, climbing to the top of Coniston Old Man and coming back via Dow Crag, or you can use the Sunny Bank Jetty to combine a lakeside walk with a ride on Coniston Launch.
The steamboat Gondola also sails from Coniston around the lake and stops off at Brantwood, the home of John Ruskin. For the more adventurous, horse-riding is available at Torver, a variety of water-craft may be hired in Coniston, and Grizedale Forest is an excellent location for mountain biking.

"Perfect house for family holiday"
A lovely, large house in a beautiful location for a large family holiday which was just perfect.
With 7 bedrooms and enough bathrooms for everyone there is plenty of space in the house to not feel like you are crowded! The house has a lovely spacious feel to it and the newly refurbed bathrooms and new wet room had amazing powerful showers - just what you need after a long day walking round Lake Coniston!
The dining room which easily seats 14 is ideal for family meals and has everything you would need in the kitchen to cater for that many people.
The garden and grounds of the house are gorgeous and we enjoyed sitting out having a bbq and feeding the resident swan! The private wooded field and lake access is perfect if like our family you have dogs they thought it was paradise! The boats which are available to hire also provided us with some brilliant memories of our time there.
We were sad when our stay came to an end as
there was still so much we wanted to do but that just means we will have to visit again and we are
already looking at future dates!

We stayed at the gorgeous house with friends and family and loved it. Granted we had fantastic weather but they house and location were perfect for us. Each room is en-suite and the garden was just divine. The owner was very helpful and we were very impressed. Thanks
