This is a newly acquired and renovated property. The decor is both modern but also captures the French style with antiques and objets d'art. There is a large living room with large widows at both ends. There is a dining room leading off the bright, modern kitchen, seating ten people. There is another larger dining room for more formal meals. The chartreuse is traditionally on one level with all five bedrooms leading off a long oak floored corridor. Access to the grounds is via various doors and one long terrace is to be found overlooking the surrounding fields. The sun and shade can be obtained throughout the day around the outside of the property. Hammocks and seats are located between various trees around the tranquil fish-pond set amongst the park area. The tennis court is again set in a position where uninterrupted views of the fields can be enjoyed. This house is for families and groups of friends to enjoy each other's company at a leisurely pace.

Exterior facilities include a hard surface full size tennis court surrounded by breathtaking views.
Nearby is the newly built swimmimg pool, complete with sun loungers and shades, again with lovely tranquil surroundings.
N.B. As required by French law the swimming pool is alarmed for safety reasons.
Within the grounds or "parc", there is a large pond with fish and lillies surrounded by trees offering shade and seating in the form of benches and hammocks.
There is a covered area for barbecues close to the main courtyard with a large table and chairs for outside dining.
The extensive and well kept grounds consist of a variety of trees, including fruit trees, flowers and terraces.
There is adequate parking for cars.

Notes to the rental rates:
The property has the benefit of a resident manager, Claus, who lives in the cottage within the grounds.
General 'support' for issues arising during your stay can be dealt with by the 'guardian' at no extra cost. Claus speaks fluent French, German and has good English and will be happy to spend the time you might need to find out about the locality and what it offers.
In winter months a heating supplement may be added to the cost, depending on the numbers of people staying at the time.
Conditions
30% deposit required on booking.
100 euros cleaning cost upon departure.
If the booking is for more than 10 people an additional charge of 150 euros per night per extra person is payable.
A fully refundable deposit is required to cover any damage.
The Midi-Pyrenees / Gers region


This region is situated between the Pyrenees mountains and the Atlantic coast.
As you would expect the climate is hot in the summer.Spring and autumn offer a slightly milder temperature, though still usually sunny.Winter gives you a chance to be cosy in front of the fireplaces!
The Condom / Francescas area
'Bourgade' is situated on the outskirts of Fieux, a hamlet, 2,5 kilometres from the village of Francescas.
This is a picturesque bastide approximately twenty minutes from the two old towns of Nerac and Condom. Agen, the city renowned for plums and prunes, is again 20 minutes away towards the A2 autoroute between Bordeaux and Toulouse.
This is Armagnac country and as far as the eye can see, the Tuscan- like countryside is overwhelming and breathtaking.
There is no shortage of beautiful old towns with their wealth of art galleries and local markets and interesting sights in this area.
There are rivers for boating and fishing, and unending countryside for walking and picnics.
