About the home

Le Tilleul is a tastefully renovated stone farmhouse which retains original exposed stone walls and wooden beams throughout. Full of character, the cottage also offers modern conveniences to ensure guests' comfort. Flexible accommodation makes Le Tilleul ideal for a large family group, a family on holiday with grandparents, or two families on holiday together. Baby cot available on request. Attractive low season rental rates make the cottage an ideal base for exploring this area of France, or for house-hunting visits in this beautiful area of the Gers known as the 'Golden Triangle'.

Located on the edge of a medieval village, set among rolling countryside with sunflowers and Armagnac vines, Le Tilleul offers a great holiday destination for relaxation and an opportunity to sample local French cuisine and way of life. Golf, tennis, horse-riding, bike & canoe hire all nearby and many swimming lakes with sandy beaches. Le Tilleul can be booked with neighbouring cottage Le Figuier for large groups of up to 13 guests + 2 babies in cots.

The cottage sleeps 8 people in comfort. The spacious master bedroom offers a double bed (140cm width), while the huge attic bedroom is furnished with 4 single beds and a bookcase stocked with books and board games making it ideal for our younger guests. A further double bedroom is quietly located on the ground floor, away from the main living area - the two single beds are typically set-up as an extra-large double bed, but can be separated if preferred. The flexible accommodation makes Le Tilleul ideal for a large family group, a family on holiday with grandparents, or two families on holiday together.

Washing machine and full laundry facilities in adjacent laundry room. Selection of DVDs available for guests use suitable for all ages. Board games & jigsaw puzzles also for all ages. Plenty of reading material (fiction, non-fiction, travel books and local guides) for both adults and children.

The huge farmhouse dining kitchen is fully fitted with oak cabinets and integrated appliances. The lovely ancient stone corner fireplace is fitted with cosy wood-burning stove to take the chill off cooler off-season evenings. A large oval dining table comfortably seats 8 people. The kitchen area is fully equipped with everything you could need, and includes a dishwasher, microwave and a large fridge/freezer as well as a washing machine. French windows open directly onto the garden and patio area.

A separate spacious living room with TV / DVD + UK satellite connection overlooks the pool. A range of DVDs are provided for guests use with plenty of suitable titles for all ages. Two bookcases house local maps and guides to the area, as well as holiday reading and board games for all the family. Two of the room's three windows overlook the pool, while French windows open directly onto the courtyard pool area.

The dual aspect master bedroom is bright and airy with a large window overlooking the garden. An ancient stone fireplace adds character to the room. Upstairs in the attic bedroom, more books, toys and jigsaw puzzles for a range of ages are provided for our younger guests.

The third bedroom is quietly located at the back of the house on the ground floor, and overlooks the rear garden. This bedroom is new for 2010, having been created from existing under-used space within the house - currently measuring an adequately spacious 2.8m x 3.2m it will be further enlarged for the 2011 season. Baby cot available on request. Full all-white bathroom upstairs with shower over bath. Additional WC on ground floor, conveniently located for the pool.

Further details outdoors:
Le Tilleul and Le Figuier have shared use of the courtyard swimming pool (salt water), located between the two properties, and accessed directly from the rear doors of both cottages. The pool is 8m x 4m, at a constant depth of 1.5m. Roman steps across the full width at one end of the pool make it easy for our younger guests to build their confidence in the water playing on the steps until they feel ready to take the plunge. A paved sunbathing area with teak loungers and reclining chairs surrounds the pool. For safety reasons, there are child-proof doors from both properties, as well as a pool alarm. Range of pool and water toys provided for all ages.

To the other side of Le Tilleul is a separate private enclosed garden. A patio with teak garden furniture and barbecue is set under the ample shade of the lime tree. Open area of level grass with climbing frame with slide and space for playing badminton or boules (equipment provided). The garden is totally enclosed on all sides, making it toddler friendly so parents can relax. The enclosed garden also makes this cottage pet friendly and we are happy to accept well-behaved pets (max. 2), subject to an extra cleaning fee.

Bed linen and bathroom towels can be provided if required at a reasonable rate. Additional charges for linen/towels are payable locally in euros: bedlinen = 11 euros per person, bathroom towels = 5 euros per person - you will be asked to indicate any requirements when the final balance payment is due. Guests are advised to provide their own pool towels if required.

BABY / TODDLER PACKAGE: for our younger pre-school guests we offer a range of baby and toddler items at no extra charge. These bulky items can be difficult to transport, so we take away the hassle by having them available for you. Currently we can offer the following on request: cot, high chair, table booster seat, baby bath and potty. Just let me know on the booking form which items would be useful for you and I will make sure they are ready for you on arrival. Also available is a range of suitable baby/toddler activity toys and pool toys, as well as age-appropriate DVDs and storybooks ... while you can, why not make the most of not being restricted to peak price school holidays, and take advantage of lower travel and accommodation costs. The weather in the Gers is just as lovely in June/September!

Fully refundable security deposit of £250 is payable at the time of final holiday payment. This will be destroyed following trouble-free check-out (can be returned by post if preferred - please advise).

Pets welcome - up to 2 pets per cottage. Additional cleaning charge of 25 euros per pet is also payable locally.

Conditions

Long-term rentals year round, at attractive rates. Located in the 'Golden Triangle' of the Gers, the most sought-after part of the region for property buyers. Ideally located to sample life in rural France, house-hunting, or temporary accommodation during a renovation project.

Early bird discount - 5% off all bookings made before 31st December. 20% discount on seond and subsquent weeks on April/May and October bookings.

The Midi-Pyrenees / Gers region

Historic setting just outside the castle walls of the 13th century fortified village of Larressingle in the Gers. The cottages are quietly located, just out of sight of the castle, but with easy access to the bar/creperie within the castle walls, and a nearby restaurant.

The Gascony region of south-west France is still relatively undiscovered by tourists, and so provides the chance to relax and enjoy something of the real France. The surrounding countryside is fields of sunflowers and Armagnac vines. Duck dishes, foie gras and prunes are the local specialities, washed down with Armagnac or the local aperitif 'Pousse Rapiere'! The bustling market town of Condom is only 5km away and offers all amenities and a range of restaurants.

The area abounds with history with its medieval fortified villages at Fourcès, Montréal du Gers, La Romieu, l'Abbaye de Flaran, to name but a few. Colourful weekly market in Condom, as well as at nearby towns of Nérac, Eauze and Lectoure.

PLACES OF INTEREST:
Chateau de Larressingle: on your doorstep, as are the Medieval War Machines with daily hands-on demonstrations. Condom: nearest large town with its Cathedral dominating the town centre. Wide-range of shops and restaurants. Also the Armagnac Museum, and daily boat trips on the River Baise. Ancient villages of historical interest at Montreal (10km), Fources (15km), La Romieu, Flarans. Weekly markets at Condom, Nerac, Eauze and Agen. "Parc Walibi", part of the Six Flags empire is at Roquefort near Agen (30km), smaller than many theme parks, but perfect for a family day out, and tickets are good value for money. Bordeaux and the Bordeaux vineyards eg. St Emilion about 90 minutes drive, a great opportunity to stock your wine cellar.

SWIMMING / RECREATION:
Nearest base de loisirs (leisure park) is at Montréal du Gers (10km), a natural lake, with water slides and a sandy beach. At Gondrin (15km) is a huge man-made outdoor pool, with bumpy slides and corkscrew slides, and a large playground. Further bases de loisirs are at Lislebonne (near Mézin, 10km), Barbotan les Thermes (20km), Lectoure (25km) and more. All good places for a game of boules, badminton, beach volleyball etc. At Condom there is an outdoor public swimming pool, with a full set of diving boards and a grassy area for sunbathing.

SPORTS:
Horse-riding at Escalans (20km), Poudenas (15km) and Les Ecuries d'Armagnac at Valence sur Baise (30km) also offer guided hacks (in English) out into the hills. Tennis - courts available at Condom, Eauze and Gondrin. Golf de Guinlet (18 holes) at Eauze (15km), beautiful, wooded course - said to be the best in the area. Mountain biking: various routes around the area, bike hire at Mézin and other places. Karting, quad bikes, light aircraft all available at Caudecoste (50km).

Easily accessible on low-cost airlines to Pau or Bergerac (flying from Stansted, Gatwick, Luton or Bristol). Also via Air France or British Airways to Toulouse or Bordeaux. TGV line to Bordeaux has daily link to Agen (40km distant).

For those who prefer to drive from the UK, an overnight ferry (7-hour crossing) from Portsmouth to Le Havre gets you in at 8am local time and, on a good day, you could be at the cottage by 6pm including a couple of stops on the way.

“Many problems, no recourse” Le Tilleul was plagued with an infestation of wood wasps throughout our stay. My wife and I were forced to sleep in the downstairs bedroom (not the Master) and to entirely close off the large living room in order to minimize the problem. However, we had to kill many wasps in the kitchen, day by day. Also, the laundry washing machine did not function. We heard from our neighboring guests that both problems had existed for the previous renters. Due to these problems we asked the owner for consideration of some refund, but received no response on this request. Due to this lack of consideration, as well as to our own feeling that an effective approach for wasp extermination should have been used (a single, midnight treatment with the appropriate technique and chemicals), we would never again consider renting this property.

“Lovely, relaxing stay in Le Tilleul” Larressingle is a really charming village with friendly residents and lovely surrounding countryside. The gite itself is spacious, comfortable and full of character. We were fortunate enough to have the pool to ourselves during our week's stay and the garden was lovely for eating out in. We would definitely rent the gite again.

“Lovely Family holiday in Larressingle” Larressingle a beautiful village , stunning part of France. Fantastic weather and food. The holiday was even enjoyed by our teenage daughters. Le Tilleul accomodation is very comfortable and pretty , with plenty of space and a private pretty garden just off the kitchen , which was lovely to sit out in the evenings, we ate most of our meals out there too! Condom has a fantastic farmers market on Sunday morning. The gite also has the use of a shared pool. Lovely holiday.

“Great gite for a family holiday” This is a fabulous location - 50 yards from the gates of a World Heritage site, the medeival fortified village of Larressingle - and yet it's not overlooked, and feels secluded. The pool is excellent - our kids were hardly out of it during the whole stay. Suffice to say this is our fourth holiday in one these two gites - on this holiday we took both gites and had a great time with three families. Le Tilleul is well equipped - and everything works. Away from the pool, on the other side of the house, is the adult's reading and drinking area under the shade of lime tree. Beyond is a grass area we used for badminton, cricket etc. If anything goes wrong (dead fridge) help was there within the hour, and the problem was rectified efficiently. Anne and her husband are also very knowledgable about local restaurants and vineyards! We can personally recommend the local auberge (200 yard walk - excellent value, and a real warm family welcome) plus Simone's in Montreal, La Table des Cordeliers and the Continental in Condom - or of course the auberge AND the chateau at Forces! Improvements - difficult to suggest anything meaningful. Good value - a great base for exploring the Gers, or just relaxing and enjoying the pool ...

“A lovely gite in a stunning setting” We thoroughly enjoyed our stay at this lovely gite. It is much, much bigger than the pictures suggest, and is very well equipped. There is a lovely garden, which includes an outdoor seating area under a large tree, with a BBQ. The pool is lovely, and was very warm when we stayed despite being unheated. It is shared with the adjoining property which might be a problem for some but we never seemed to want to be in it at the same time as the other guests. It would be an ideal rental for two families of four wanting to share as there are two double rooms and then a large room with four singles at the top of the house.
