This delightful old mill building has been completely restored and is situated in its own land overlooking the river, with natural pools for bathing about 100 meters up river, and a pretty waterfall on the other side.
The river is lovely for children to play in, with cool clear shallow water running over the stony river bed, interesting rock pools, and stones to clamber over.
A vine-clad pergola covers the raised eating area in the courtyard, and there is another paved terrace up a few steps, surrounded by fruit trees and overlooking the river.
The property is surrounded by beautiful scenery , with views to the Apennines.
You can park in the vineyard opposite.
There is very little traffic on the small road - a flock of black sheep pass by twice a day on their way to pasture, and on their return for milking. The shepherd is sometimes to be seen nearby sitting in a tree shaded by his umbrella, watching his flock.
On the ground floor there is a comfortably furnished, cosy sitting room which has a wood burning stove and windows overlooking the garden and river.
This room leads through to the dining area that is separated from the modern fully fitted kitchen with dishwasher by a half wall divider. The door leads directly into the courtyard.
Stairs lead to the landing that has views of the river. The attractive first bedroom has a long window looking down stream and another overlooking the waterfall. There is a further double room and a twin bedded room.
A large bathroom with a bath, fully tiled shower cubicle, WC, handbasin , bidet and washing machine, plus a separate cloakroom with WC, handbasin and bidet complete the accommodation.
Central heating and a log fire for the cooler months.
Its thick walls and its position beside the river keeps the air fresh in the heat of summer.
There are two villages with shops and excellent local restaurants just 2kms away.

The Tuscany region
Lunigiana - the undiscovered part of Tuscany.
Set amidst the beautiful countryside in the unexplored region of Tuscany known as Lunigiana which is well known for its crystal clear river pools for bathing and inexpensive dining out. Lunigiana is based in the heart of ancient, rural Italy, yet within reach of such beautiful cities like Florence, Pisa and Lucca. Situated half an hour from the winter ski slopes and half an hour from the summer beaches this proves to be in an ideal location.
Over the ages people and armies have passed through or settled in Lunigiana, each contributing to its complex defence system. Lunigiana is known as 'Land of the Hundred Castles'. Many are still standing others are now picturesque ruins.
The Taverone valley is one of the three valley that cut deep into the area known as Lunigiana. The river is fed by the melted snows which have percolated through the Appenines nearby. It is crystal clear and ideal for bathing on a hot summers day,
The road up from Aulla, the main town of the area, leads up from the autostrada up into the mountains. Montale is just an easy 14 km drive up through wonderful scenery.
The area has many restaurants which serve traditional Tuscan cuisine using locally produced food. The quality is excellent and the prices extremely affordable. The 10 euro lunches are worth looking out for, though it doesn't cost that much more in the evening.
It is a wonderful area for walking - there are marked trails through the hills, and detailed maps can be bought locally.
It never gets crowded, as it can in the more well-known parts of Tuscany, though the coast is busy in the summer months. You can choose to visit the rocky headlands and small bays of the Ligurian coast, or the wide sandy beaches of the Tuscan coast running south,

"Would go again in a heartbeat"

"Delightful riverside villa"
The house provided myself, my daughter and her two children with a delightful holiday. Rooms were comfortable and well furnished, the outside eating area and garden were greatly appreciated, and the situation beside the river gave ample opportunity for river bathing, with some areas deep enough for swimming. It was a little difficult to find after a late arrival at Pisa airport, but we soon found our way around, visiting Lucca and Pisa as well as the coast. The owners lived nearby and were friendly and helpful, but the property was on the market at the time.
