A stunning 42ft kitchen, diner & orangerie perfect for large groups of families & friends. Farrow & Ball painted kitchen fully equipped with NEFF appliances, two dishwashers, separate wine fridge, the latest induction hob technology and two ovens.

There are two beautiful lounges each with original stripped wooden floors, wood burning stoves, SKY TV and DVD players.

The beautifully proportioned bedrooms all have Sleepeezee pocket sprung mattresses, feather and down duvets and the finest cotton sheets. The property sleeps twelve people in six bedrooms, two superking beds, two kingsize beds and two twin bedrooms. One of the kingsize bedrooms is downstairs, perfect for grandparents.

There are four bathrooms, two large family bathrooms with freestanding baths and walk in showers, one en-suite with his and hers sinks and a walk in shower and a downstairs WC and wetroom shower.

Underfloor heating in the kitchen / diner and downstairs wetroom means you'll feel the warmth of the house under your feet whatever the weather outside.

The Old Rectory is set in just under an acre of gardens, a large lawned area at the front of the property and formal Victorian gardens and orchard at the back. There is also a large patio area leading off the orangerie overlooking the front lawn with a large table and chairs. The property has its own gated gravelled driveway and parking for at least ten cars.

The West Country region

We are 2.5 miles from the coastal town of Seaton, which is the gateway to the Jurassic Coast, a UNESCO World Heritage Site, and three miles from the charming fishing village of Beer. In Beer, you can go out mackerel fishing for the afternoon or, if your sea legs aren't that good, visit Pecorama and travel on the Beer Heights Light Railway from which you can enjoy magnificent views of Beer and Lyme Bay.

There are many beautiful walks in the area, including The East Devon Way and the South West Coastal Path. You can also hire bikes in Colyton and cycle through the beautiful East Devon countryside on several beautiful cycle routes.


There are a wealth of things to see and do in the beautiful countryside around The Old Rectory. Colyford has two pubs: The White Hart and The Wheelwright, a post office, general store and a fabulous local butcher.

The medieval town of Colyton is a mile away, nestling in the Axe Valley where the rivers Axe and Coly meet. It is known as 'Devon's Most Rebellious Town' due to the part it played in the Monmouth Rebellion of 1685.

"Beautiful house and great location."

I stayed here with my extended family and we all loved it. The house and garden are immaculately kept and the masses of space ensured that we did not get under each other's feet. There is plenty to see and do within a short drive ofthe house. Highly recommended.

"Fantastic Family Get Together at a First Class Venue"

What a wonderful property!! Super high quality, excellent eye for detail and a fantastic space to catch up with the family.
Bathrooms and kitchen were very impressive and the two master bedrooms to die for! My 8 brothers and sisters and my parents who are in their late 80's spent a week in the wonderful Rectory and we felt like we were being spoilt from the moment we walked in. The kitchen is equipped with everything you can think of and the wood burners just gave that extra special feel. The grounds are also wonderful, and I'm sure they would come into their own in the summer months.
Location is fantastic, so many places easily accessible, and even the small village shop had a good selection.
Highly recommended, we certainly hope to come back one day soon. Thanks Alison

"Relaxing and very enjoyable weekend break"

The house is tasteful, comfortable, spotless and finished to a very high standard and quality. Plenty of space inside and outside to enjoy and relax and lots of things to do in the surrounding area. Thoroughly recommended.

"Stunning and immaculate six bedroom house"

A gravel drive lead up to a stunning house set in a walled garden. The house was 'wow'. The feature hallway lead into a well equipped stunning kitchen, diner and lounge. Additional two reception rooms, ideal with a party of 11, allowing each age group to either play games or watch different televisions.
The bedrooms were each decorated to a very high standard. Beds were large and very comfortable. Bathrooms were large with 'out of this world' baths and showers
Ideal location to visit south east Devon coastline and close enough even to visit the Eden Project.
Would certainly rent the property again.

"Fabulously spacious & comfortable; beautifully decorated; everything top quality."

A perfect place for a special family gathering. Ten of us (3 generations ) enjoyed the beautiful interiors and gardens. A very spacious and beautifully furnished house with everything of high quality and extremely well equipped.
Colyford is a very convenient location for Lyme Regis, Sidmouth and the Jursassic Coast with lots to do with young children - particular favourites being the tram to Seaton and fabulous Pecorama with the small trains, lovely gardens and indoor soft play. We can highly recommend The Old Rectory as a great place to stay.

Large property in quaint village close to the Jurassic Coast. Elegant interior designed rooms,beautifully furnished and well equipped kitchen. Walking distance to old world pub and nature reserve for bird watchers. Lots of helpful information from the very welcoming owners.

We had a fantastic weekend; the Old Rectory is so warm, cosy and comfortable with superb facilities, light and airy with enough space for everyone, I couldn't have wished for a more perfect venue to celebrate my birthday.

"Superb! Superb! Superb!"

My husband and I took the family away to celebrate our 50th (Golden) Wedding Anniversary at 'The Old Rectory' I spotted it whilst "Surfing" the net for a suitable place in this part of Devon. On seeing the details for the Rectory And local area I was captivated immediately and made a booking for a long weekend.
Well! what a place, it was the most wonderful house we have ever stayed in, beautifully decorated and furnished, light and airy rooms. The fittings and fixtures, equipment, linen, towels were all top class and quality. Nothing has been overlooked by the owners Alison and Matt Waters, well done you two!
On arrival Alison had left a welcome pack of essentials, tea/coffee/milk/etc. Also, knowing it was a family celebration she left a wonderful sponge cake in the kitchen for us and 2 bottles of Champagne in the fridge..... A lovely gesture that was much appreciated by all.
We had a fantastic stay, a great party on the day in wonderful surroundings and to cap it all the weather was fantastic.
My husband and I would recommend the Old Rectory for a holiday to anyone, especially a large group or family as the house is perfect in every way.
