Colcombe Abbey is located just a few minutes walk from the historic town of Colyton, and within a few minutes drive of Lyme Regis, Seaton, Beer, Axmouth and Branscombe and only a 40-60 minute drive from Weymouth. Set in a rural location with magnificient views across the hills and towards the sea. The house has easy access to all amenities, and many excellent restaurants and pubs for eating out.
The house is partly a medieval conversion and retains some of the original features in the dining hall such as a huge mullioned window, bread ovens and a glass covered well in the floor. To read about the history and conversion details please see the full history details on our website.
The house benefits from its own baronial dining hall seating 14 and retains some of the original medieval features. Doors lead from the living room to the gardens and large paved patio with massive Weber gas BBQ and furniture for al fresco dining. With two super king size master bedrooms (one with small twin bedded room off), another with a double bed and bunk beds, a further bunk bedded room and a further double bedded room, the house is ideal for families, with plenty in the surrounding area to see and do during your stay. The house benefits from underfloor heating throughout and full SKY Sports and Movies.
The site is in a secluded valley, within walking distance of the historical town of Colyton, and has magnificent views across the town and hills towards the sea. Over the walled garden is the original farm, still in operation.

•A large and gated entrance leads to the gravel parking area suitable for up to 6 cars. Additional parking is available in front of the double garage (not for use).
•A series of 4 wide gravel and stone steps lead down from the drive to the front entranceway.
•Off the drive and across the lawn steps lead up to a 'folly' wall and onto a 24' x 48' concrete play area with a full size netted trampoline and basketball hoop and sand pit. Note: Steep drops over walls so adult supervision required and not suitable for football.The split level lawn and gardens also lead around the side of the house and down to a large paved secluded patio area with gas BBQ and outdoor furniture. Several entrance ways lead into the house. A door in the walled garden leads to the farmyard. However, care must be taken with the farm dogs if you bring your own dog.
•Front entranceway leads to the hallway. Cloakroom.
•Off the hallway is an elegant and large living room with comfortable sofas, chairs and table. 42” TV with full Sky including movies and sports channels. Access to gardens and patio.
•Off hallway a few steps lead down to luxury modern kitchen with bar seating, immense fridge/freezer, 2 dishwashers and all the conveniences one would expect in a property of this level. Doors lead to patio. Hall leads to utility room with washing machine, dryer, extra fridge and cleaning materials.
•From kitchen hall large wood and steel strapped doors stairs lead down to an immense and stunning baronial dining hall with vaulted ceiling, original leaded windows, bread ovens and glass covered well in the floor. Dining table seats 14.
•Off the dining room is one of 2 very large master bedrooms, en suite, with 4-poster super king size bed.
•Off entrance hall steps lead up one level to a large bedroom with double bed and full size bunks. Sleeps 4. Freeview TV. En suite.
•A few steps up lead to a further bedroom with bunk beds (small double bed under /upper single bunk over). A spiral staircase leads to a small attic play area with lots od toys. Freeview TV.
•Hall leads to luxury family bathroom with double sinks, shower and bath.

•Hall also leads to the 2nd master family bedroom, en suite. Super King size bed. Sofa. Access through door and down steps to garden. Freeview TV. A small bedroom (bedroom 6) adjoins with 2 single beds.

There is a 24' x 48' concrete and walled play area off the garden with full sized netted trampoline and basketball hoop and sand pit. Adult supervision is required as there are steep drops over the walls and not suitable for football. The patio area is a large secluded and sheltered area with access from the living room and kitchen. A lovely suntrap with huge gas BBQ and outdoor furniture.

Towels (1 hand and 1 bath per person) are for indoor use only. Please bring own beach towels.
Linen provided and beds made up.
2 travel cots available but please bring bedding. Also 2 highchairs.
Note there is a working farm next door although the high walled gardens and entrance gates offer seclusion.
This is a multi level house with stone floors and stairs. Please take care.

The West Country region
Where the Coly and Axe valleys meet the beautiful scenery provides the perfect setting for the small and friendly town of Colyton. St Andrew's Church, with its imposing lantern tower, is the town's most prominent feature and boasts many interesting characteristics dating back to the 14th century. A Saxon cross was discovered embedded in the tower after a fire in 1933.
During the Monmouth Rebellion in 1685 Colyton provided more men than any other town in Devon in support of the Duke of Monmouth, earning the town the title of 'the most rebellious town in Devon'.
Colyton is within a conservation area and the coastline is part of the Jurassic Coast World Heritage Site. Lyme Regis is only 6 miles away and is famous for fossil hunting.
The level riverside walks are a delight and the river is home to egrets, mallards and, occasionally, kingfishers. Colyton offers a variety of shops, many family owned and unique to the town – wander through the Antique Centre for a bargain, make tracks to the amazing Hardware Store - a real Aladdin's cave. The Tool Shop offers a wealth of antique tools. The Garden Shop on King St is a lovely garden centre and has lots of unique gifts and cards.www.gardenshopcolyton.co.uk for more information. Unique to this delightful area is the electric Seaton Tramway, which connects Colyton to Seaton along the Axe River with a stop at Colyford. This is an experience not to be missed as a tram journey affords a fine opportunity to view wading birds and wildlife. The Axe River is famous for bird watching.
There is a host of ancient buildings in the town, many dating back to the 15th and 16th centuries; here you will find the last Oak Bark Tannery in the country. En route to Seaton from Colyton is the pretty 'sister village' of Colyford. Its long main street is lined with character houses, ancient thatched stone cottages and the interesting St Michael's Church containing a high relief modelled on Bartollemo's famous masterpiece 'The Entombment'.

There are golf courses in Axmouth (3 miles) a lovely golf course high on the cliffs overlooking the sea, Lyme Regis(7 miles) also a cliff-top course and Honiton (about 8 miles)
Devenish Pitt Riding School is good riding stable offering an indoor riding school for private or group lessons or you can go on a family or group hack across the countryside. About 20 minutes drive. Book in advance on 01404-871355.
Colyton is also fortunate in having the unique public transport facility of the Seaton Tramway. This provides a scenic and unusual link to and from Seaton on the Jurassic Coast World Heritage Site. Trams run most of the year - for details contact 01297 20375 or visit www.tram.co.uk
There are several lovely beaches within a few minutes drive away. Don't miss the fishing village of Beer which is full of shops and a great fresh fish shop by the beach. They have beach huts for hire and, best of all is Ducky's Beach Cafe, right on the beach, has the best ever crab sandwiches, full English breakfasts and afternoon Devon cream teas.
Lyme Regis has a wealth of shops and a sandy beach. Go early and park down on The Cobb. The best seafood restaurant is The Harbour Inn with veranda and beach seating as well as a great indoor bar area and a more formal dining area. www.harbourinnlymeregis.co.uk for more information.

Soames Cycle is a few minutes walk away at the top of Kings St and offers cycle hire. They are the best around for repairs and all things 'bikes'.
