Home description

Set in a quiet area on the eastern side of the Tiber Valley, Noceto is a lovely house on two floors ideal for who wish to holiday in an attractive place in the Umbrian countryside and within easy driving distance of the famous medieval towns of Todi, Deruta, Perugia, Montefalco and Bevagna.The property has a well-kept garden with walnut, olive and oak trees and it’s surrounded by woodlands, agricultural lands and hills in the distance.To the rear there is the original swimming pool with roman stairs and built-in Jacuzzi overlooking it.
A covered portico to the front provides spacious area for al fresco dining with lovely views over the countryside. The front door and two sets of French doors open into the very large family sitting/dining room with fireplace. One of the double bedrooms on the ground floor has an en suite bathroom furnished with hydromassage bath.
The rooms, each painted in a different tone, have the traditional heavy beams, terracotta ceilings and lovely tiled floors throughout. At the first floor connected to the ground floor by an internal staircase, there is another master bedroom with tester bed, en-suite bathroom, a built-in storage area and a panoramic balcony which extends round the side for shady seating and total privacy.
Noceto is just 10 minutes to the nearest market town and within 10 minutes driving of the E45 motorway.

Local Activities: In the nearby area of Noceto, for the kids, there is a splendid floral-faunistic oasis to visit (Parco naturale del Sole), where it's possible observe hundreds of animals and plants (Reduced-rate tickets for the guests of Villa Noceto).

Collazzone is a pleasant Umbrian Town sitted at the top of a hill at a height of 469m above sea level, halfway between Perugia and Todi, overlooking the central part of the Tiber Valley.
The area with its many forest of oaks, pines and olives, fresh air and beautiful vistas, is particular siutable for hosting holiday-makers and tourists, especially during the summer months.
Here lived two important religious:Blessed Simon (Collazzone 1208 – Spoleto 24 Aprile1250) e Jacopone da Todi, who died on Christmas Eve 1306 (where he refuged in the Convent of St Lorenzo).

Gaglietole ( the nearest village from the villa ) is attainable from the road of Puglia, turnign right (from Collepepe to Foligno) and continuing for 4 km.
There are a lot of legends surrounding the origins of Gaglietole, some attribuing it to the Gauls.
Many Roman remains have been found such as coins, fragments of vases and statues; however today it appears as a meioeval village. In 1348 it was attacked and plundered along with eleven other castles by the troops of Francesco Piccinino, in the battle against Francesco Sforza, a gonfalonier of the Church.
The parish church of St Cristoforo, inside the city walls, and restored in 1600 AD according to regulations estabilished by the Cuoncil of Trent, contains al altar-piece of artistic note, also above the main altar a painting of jesus at the Last Supper underneath the statues od St Christopher and St Sebastian.
Outside the walls, there is the Church of St Mary, containing an image, thought to be miraculous, of the Vergin Mary.

Airports (time by car): Rome airport (Fiumicino) 180 Km / 120 Miles (2,5 hours drive); Florence, 180 Km / 120 Miles (2,5 hours drive).
A car is essential (hire cars can be picked up at the airports). Detailed directions will be sent when you rent the property.
