From the owner

The Old Manor is part of The Mount a newly refurbished home forming part of a 19th century residence with views directly over the beach at Coldingham Sands and the North Sea in Berwickshire, Scotland. It is an elegant house with fine views and high ceilings furnished to a very high standard. The four bedrooms on the first floor are all en-suite giving eight adults comfortable accommodation. Two have king-sized beds, one is sea facing and the other slightly larger looks out across the hills. The other two have twin beds with one facing the sea and the other the front garden and country-side. Additionally, the sofa-bed on the ground floor sleeps two adults or children, giving a maximum total accommodation for 10 adults. We have two extra z-beds which we can put in any of the bedrooms, these are suitable for children or young teenagers. The fifth bedroom/TV room is on the ground floor and also has sea views. There is a shower room on the ground floor too. All bathrooms have under floor heating.

One travel cot is available.

Included: Linen, towels, Wi-Fi, electricity and heating. Plus a starter pack of logs is provided.

Ground Floor:

Kitchen - The brand new kitchen looks over the front gardens and has a wooden work surfaces, an inset Belfast sink, a Smeg dishwasher and microwave.The electric range cooker is housed in a brick inglenook mantelpiece and chimney breast. It is well-stocked with plenty of crockery, utensils and kitchen ware including, a food processor and hand-held blender. We also have a Nespresso machine and milk frother and guest are welcome to bring their own coffee capsules.

Utility room - The utility room is next to the kitchen and has a new Samsung washing machine and separate tumble dryer, ironing board and iron.

Dining room - The dining room is wonderfully light and airy overlooking the front gardens and has an oak sideboard and three-seater leather sofa. The large table seats 10 plus there is a highchair and booster seat.

Sitting room - The sitting room has the most wonderful sea views looking out across Coldingham Sands. It has wood panelled walls, cornicing, tall sash windows and a log burning stove. A recessed large bay window provides a quiet reading area with binoculars. There is also a new Sony stereo with blue tooth and iPod docking and a new 42 inch Smart TV with freeview .

TV/Games room (fifth bedroom) - Over looking the sea, the TV/games room has 42 inch Smart TV with freeview. There's also a DVD player, retro Game Cube console with three controllers and a toy box plus two bean bags. If required, this room could be used as a bedroom for guests who cannot use the stairs as it has a king-sized sofa bed and an armchair.

Ground floor shower room - Large shower room with under floor heating, sink and WC.

Entrance Vestibule - with Monk's bench, shoe rack and coat rack.

Large Reception Hallway - with access to the sitting room, dining room, shower room and TV/games room and large staircase with lit by skylight leading to first floor bedrooms.

First Floor:

Master Bedroom 1 - King-sized bed with sea views, wardrobe, chest of drawers, dressing table and chair. En-suite bathroom with under floor heating, double walk-in shower, sink and WC

Master Bedroom 2 - King-sized bed with hillside views, large wardrobe, dressing table and chair. En-suite bathroom with bath and shower, sink, WC and under floor heating.

Bedroom 3 - Twin-bedded room with double aspect views over sea and country-side, wardrobe and chair. En-suite bathroom with sea views, under floor heating, shower, sink and WC.

Bedroom 4 - Twin-bedded room with views over hillside and garden, fitted wardrobe, chest of drawers and chair. En-suite bathroom with under floor heating, bath and shower, sink and WC.

Front garden: Parking for up to 3 cars in front of the house. Lovely lawned garden with mature trees. New patio with pathway connected to the house. Large outdoor table and chairs for 10, kettle BBQ, croquet set, buckets and spades and wind-breakers for use on the beach.

Back garden: Lawned garden with bench seat and spectacular sea and coastal views.

My sister and I run the house together with the help of our fantastic cleaner. We know a lot about the area as we have been visiting Coldingham with our families for many years. We don't live nearby but we are contactable on our mobiles. If you have an issue during your stay we will try to resolve it and if we can't we will send one of our trusted contacts.

House rules

We do not allow stag or hen parties. The house is not suitable for groups under the age of 21. We expect all our guests to leave the house clean and tidy and to take bottles to the bottle bank in the village as well as put rubbish in the outside bins. If the house is left in an unacceptable condition you will be charged extra for cleaning.

Unfortunately, we have had to add these house rules due to a small number of people who have not respected the Old Manor.

How do damage deposits work?
