This delightful house offers a wonderful holiday for all, from a couple looking for a peaceful, beautiful retreat to families looking for a relaxed, activity filled holiday in a peaceful rural setting. The house is imaginatively decorated and comfortable, offering enough space for parents to escape their children and vice-versa. There is a well- equipped kitchen with good indoor and outdoor eating areas and a built-in barbecue.
Activities available on the property include table tennis, lawn badminton, boules, large swimming pool with sunbathing terrace, a games cupboard and family bikes, as well as wonderful walks, wildlife watching (from deer to hares, hoopoe to kites) and fishing on the river Ne just a couple of hundred yards from the bottom of the garden (fishing licences available locally). There is tennis 2kms away (key held at the neighbouring friendly cafe/shop) and extensive water sports (including water skiing, canoeing and fishing) on the Charente river. The beaches at Royan are just 45 minutes away.
There is an abundance of gastronomic riches from small family establishments to Michelin starred restaurants and the markets are rich with local delicacies from foie gras (available directly from source in the village) to the bewitching Pineau de Charente and the world-renowned Cognac. Shopping is excellent in Cognac, Royan, La Rochelle and in beautiful Romanesque Saintes.

There are four bedrooms: three double rooms (one 5ft bed, one 6ft bed (or two singles if required) and one 4'6" bed), and two children's rooms, one bedroom sleeping four. There is also a Moroccan style mezzanine that is a children/teen 'chill' space that could sleep two on floor mattresses. Two of the double bedrooms are on the ground floor.
There are two bathrooms (one en suite) one with a shower and the other (downstairs) a large family bathroom with a bath and shower.
The swimming pool is not heated but it has a solar cover that uses the warmth of the sun to heat the pool during the day and insulates it from heat loss at night.
There is a large playroom and a separate sitting room.
The stairs in the house are steep and are not suitable for those physically challenged but all the living rooms and three of the bedrooms are on the ground floor..

The garden is large (almost an acre) and flat, laid mostly to lawn, trees and bushes with many different 'areas' for relaxing including some hammocks. There is a badminton area laid out, a 12 x 5 mtr. swimming pool with solar cover and steps at the roman end and a furnished sunbathing terrace, a shaded dining terrace with built in barbecue, garden furniture, a large courtyard with ample parking room and room for boule.

The swimming pool is usually open from the beginning of May to the end of September but this can vary according to the weather. (It has been open from April to the end of October in a good year).

Non-refundable 20% deposit required on booking, balance payable 8 weeks in advance.
Refundable breakages deposit of £200 (payablel with final balance and refunded by cheque within week of end of holiday on satisfactory report etc.)
Pets welcomed on request.
One set of linen included, subsequent sets charged at 10€ per room (20€ for children's room).
End of stay cleaning is the responsibility of the visitor but a cleaning service available for €50
Suitable for all but there are two sets of steep stairs accessing the upstairs bedroom and the mezzanine.
Also ideal for just one couple, as part of the house can be separated from the rest to create a large and comfortable unit. (Price etc. on application for mid and low season bookings only).

The Poitou-Charentes / Vendee / Charente region


The Charente Maritime is one of the sunniest and friendliest areas of France with approx 300 days of sunshine a year. Its beauty includes the endless wonderful beaches of the coast with the Cote Sauvage to the north and the Gironde to the south and the gently rolling countryside of the wide and gentle Charente river. The immediate area is famous for its Cognac and Pineau both produced from the vineyards that, together with huge fields of sunflowers, make this area so distinctive; while a little further afield you have the vineyards of Bordeaux. The river offers a wide range of water sport (including excellent fishing) while the countryside offers the excitement of a Roman heritage, cycling, horse riding, championship golf courses, birdwatching and of course good shopping.
In addition to its famous tipples the region is also renowned for its food (particularly its seafood and foie gras) and has many and varied markets and restaurants to suit all pockets and aspirations.
The Charentais themselves are renowned throughout France for being friendly and laid back and are very welcoming, and good-humored, tolerating even the most basic attempts at butchering their language.
The Cognac / Champagne, Cognac area
The surrounding countryside offers wonderful walking, cycling, fishing, golf, horse- riding and tennis as well as water sports (including canoeing and waterskiing by the hour) on the Charente.
The pretty towns of Cognac, Saintes and Jarnac are situated on the river with the former two offering good shopping and restaurants as well as the world famous distillery houses of Cognac and the Roman amphitheatre in Saintes. There are many music and arts festivals throughout the year including a classical music and Roman festivals in Saintes and (a world renowned) Blues festival and film, literature and vendage (harvest) festivals in Cognac.
Royan is just 45 minutes away with its wonderful long beaches and excellent zoo (at La Palmyre) and a ferry to the Gironde peninsular (putting the vineyards and Chateaux of the Bordeaux region within easy reach); there is good surfing on the Cote Sauvage, Isle D'Oleron and on the Gironde peninsula. The beautiful old town of La Rochelle with its historic harbour and luxurious shopping centre is just over an hour away while Angouleme has a chocolate factory (where tasting is encouraged) as well as a good cartoon museum.
Restaurants of all persuasions abound as do degustations (where local tipples may be sampled and bought) and children and dogs are welcomed almost everywhere.
There are excellent train services from Pons, Cognac, Saintes and Angouleme.

Self drive with ferry crossing to St. Malo or Caen from Portsmouth with a 4-5 hour drive from St. Malo and 5-6 hours from Caen on excellent motorway. The property is just 17 km from the motorway exit.
Fly to La Rochelle or Bordeaux, property a one and a quarter hour drive from the first and two hours from the latter. Car rental available at both airports.
Train from London to Angouleme and about one hour’s drive from Angouleme station.

Change over day is Saturday.
First week's linen included (inc. bath towels but not pool or beach towels), any additional linen required is charged at 10€ per room per week.
Changeover day is flexible out of peak and high season.
The pool is usually open from 1st May to end of September depending on the weather.
A security deposit of £200 must be paid at the time of final booking, to be returned subject to any necessary deductions, within two weeks of the end of your holiday. (Terms and conditions available by post or e-mail).
Bookings for 2 people only can be made as specified. In this instance only one part of the house is available (containing just one bedroom) and the whole of the garden and pool. The security deposit remains the same.
