This 3 bedroom, 2 bathroom spacious luxury vacation home is set in the peaceful neighbourhood of Greater Groves on Highway 27 and is the ideal setting for a vacation to remember for families, couples or for those looking for a few months away to escape those winter blues.

If it is relaxation you are after, then the homes'LARGE PRIVATE, SOUTH FACING, ELEVATED POOL & DECKING AREA' and gardens is the place for you. Capture the sun from sunrise to sunset. With its oversized luxury furnished decking area, there is plenty of space for both sun worshipper and those who prefer the shade. The pool area has optional child proof safety fencing to ensure children stay safe. The lanai with its table and chairs offers a relaxing shaded area to enjoy Al Fresco dining. Maybe enjoying a meal that has been prepared on the homes BBQ!.

If it is the thrills of the many parks Orlando has to offer that you are looking for, then the villa is ideally located being only 12 minutes from Walt Disney World and 30 minutes from Sea World/Universal. So after a hard day at the parks you can return to the villa and relax by the pool or carry on the excitement by having a Foosball or Pool competition in the villas Games Room.

FAMILY ROOM
The large open plan lounge area offers plenty of seating for those families nights in and has cable HDTV and DVD player. A range of DVD's are provided for your entertainment.

DEN
The quiet den area offers further comfy seating, cable TV with DVD player. Why not sit back and read one of the many books available in the Den or just listen to some music on the CD player or on the IPod dock.
For those extra guests, the Den area offers a queen size sofa bed which sleeps two.

MASTER BEDROOM: En-suite
King Size extremely comfy bed with matching bedroom furniture,bedside lamps, Cable TV, walk in closet and own private access to the lanai and pool area. The large en-suite bathroom has seperate toilet, walk in shower and jucuzzi bath and his and her sinks. A hairdryer is also provided.

TWIN BEDROOM 1 - CAN BE CONVERTED INTO A DOUBLE
With views of the pool and gardens, this lovely sunny room can has twin beds. The beds can be joined together to make a King size bed. The room has matching bedroom furniture ,bedside lamps, large built in closet and Cable TV.

TWIN BEDROOM 2
The second twin has twin beds, matching bedroom furniture,bedside lamps, built in closet and Cable TV and DVD player.

FAMILY BATHROOM
Both twin rooms have use of the family bathroom which features, Bath/Tub with shower over the bath, WC and wash basin. A Hairdryer is also provided

KITCHEN
Large fully equipped kitchen with microwave, oven and hob, dishwasher, American Style fridge freezer, coffee maker and kettle plus pots, pans, glasses, dinnerware and cutlery. Seating round the breakfast bar for 4 people. There is also a Laundry room just off the kitchen with washer / dryer, iron and ironing board.

NOOK/DINING ROOM
The villa offers both a breakfast nook next to the kitchen with views over looking the pool area, which seats 6 and a more formal dining area, which overlooks the front garden which again seats 6.

GAMES ROOM
The home now contains a brand new Games Room installed in 2011. Equipped with a pool table, foosball, large selection of board games and chill out area, this is the ideal place to unwind as a family after a hard day at the parks.

FOR INFANTS
For those with young infants the villa provides a sleeping crib, highchair and strollers for your use.

Guests will have access to free WiFi and local and international calls.

Plenty of Towels and Linen are provided for guests use.

POOL & GARDENS
The villas non overlooked private elevated South facing screened pool area ensures that you have complete privacy whilst relaxing by the pool. The pool and decking area receive the sun from sunrise to sunset.

The pool has child proof safety fencing to ensure that children stay safe. This can be removed if desired. Pool toys are also available for your use.

With oversize decking area there is not shortage of space for sunbathing. With luxury padded pool furniture, you can lay back comfortably and enjoy the sun. If you prefer the shade the covered lanai area is the place for you.

There is a large table and chairs for outdoor eating and next to the pool there is a separate BBQ area.

Beyond the screen is an enclosed garden area for guests to enjoy.

We accept bookings any day of the week. Check in time is 4pm and Check out time is 11am.

Villa is cleaned before and after your stay. Local Management company on hand if any issues were to arise.

£100 deposit is required to secure booking of BUTLERS VILLA .

Final balance is due 8 weeks before arrival at the villa.

Bookings made within 8 weeks of arrival at the villa must pay the full balance at time of booking.

There is a compulsary £35.00 Damage Waiver Protection Fee, which is payable when paying the final balance. The damage waiver covers guests for up to $800 of accidental damage should it occur.

The Florida / Orlando Disney Area region

Whether its your 1st visit or 21st Visit there is always something new happening in the Orlando Area.

Disney and it's many parks is just 12min drive away, Sea World and Universal are 25/30 min away. Daytona Beach less than 90min away and The Gulf coast a similar distance away.

Orlando is also a shoppers heaven with many designer discount stores located in the area, why not grab a bargain.

There is something for all the family and apart from the theme parks there are many other interesting places to visit. These include Mt Dora, Lake Louise, Kennedy Space centre, St Augustine.

The climate is pleasant to hot all year round, making this an ideal winter destination.

The Clermont, Orlando / Greater Groves area

Greater Groves is ideally situated for all your holiday requirements. Greater Groves has its own communal pool, childrens playground, tennis & basketball court.

Located on US 27, there are plenty of shops, banks,restaurants and supermarkets all within a 5 min drive, with a brand new Publix located opposite the entrance to Greater Groves. 10 mins south of the villa, there is a cinema and further restaurants

For those who enjoy golf there are around 20 golf courses nearby. With Kings Ridge just 5 minutes up the road.
If you fancy walking, horse riding or canoeing why not check out Lake Louisa state Park, just 10 minutes drive from the villa.

Flying into Orlando International is just 40 minutes drive away. Virgin Atlantic fly direct to Orlando International

From Sanford its just over an hours drive, although its quicker clearing immigration /customs and baggage collection. Charter flights such as Thomas Cook & Monarch fly direct to here and there are some very good deals to be had with both airlines.

Both airports operate all major car hire companies, .

“Perfect holiday, perfect home” This was our fifth time to Orlando, but our first time with our two children. We have always stayed in hotels but decided this time to push the boat out and stay in a villa. We are so glad we did,. 'Butler's Villa' was perfect. Great value for money. With its home from home feeling, we never wanted to leave. The villa was very spacious, clean and well maintained. The pool area was fantastic for the kids and the large decking area being south facing meant my husband who loves the sun was in his element. The location of the villa was brilliant with all amenities on the door step and being 12 minutes from Disney meant we could go the park during the day and come back to villa to relax by the pool before the sun went down. The villa not being overlooked by anyone else meant we had total privacy which was really nice. We will without a shadow of a doubt, return and recommend anyone else who is thinking of renting a villa in Orlando to chose Butlers Villa.
