'Sandpipers' is a perfect vacation choice if you appreciate privacy & tranquillity in spacious, stylish surroundings, yet want the convenience of being just minutes away from the Orlando Theme Parks, restaurants, shopping & Golf Courses.

Couples, or families with very young, or mature children, will probably most appreciate the very private, peaceful location, far-reaching views and exceptional comforts of this outstanding villa.

"Sandpipers" has been individually furnished & equipped, and you can expect to find many little extra touches that are unusual in a vacation home. As English owners we visit at least 3 times a year to continually upgrade the facilities, and to ensure that our very high standards are maintained.

With 3000 sq ft of air-conditioned living space, "Sandpipers" is one of the largest 5 bedroomed homes you can rent in the area, so however large your party size you will never feel cramped.

This applies outside as well as inside - "Sandpipers" has a huge extended deck area with masses of comfortable padded pool furniture, a luxurious Pawley's Island 2-person hammock, and a 30 x 15ft pool. There is a large lanai which provides shade and a lovely area to enjoy al fresco meals.

Our salt-treated pool and spa is a natural alternative to "pool chlorine" chemicals. It offers our guests the luxury and the natural healthy benefits of swimming in crystal clear, mild saline water (only half as salty as your own tear drops). No more red eyes, green hair or irritated eyes or skin. It is environmentally positive and ecologically sound - most or all of the regular chemicals dumped into pools eventually end up polluting our environment in one way or another. This system uses only pure, natural salt - and recycles that salt continuously.

The spacious & flexible 5 bedroom layout provides 3 en-suite bedrooms for up to 6 guests, or a different combination for parties up to 10 - making it ideal for couples or families sharing. The main bedrooms have pillowtop mattresses and are dressed with high thread count linens.

All the bedrooms are upstairs, and are set up as follows:

~King suite with views over pool and conservation land. Flat screen TV with built in DVD player, pillowtop mattress
~KIng suite located at the front of the villa. Flat screen TV with built in DVD player, pillowtop mattress

~Bedroom located at the front of the villa with two single beds, with computer desk, PC, printer and X-box, TV and DVD player.

Hairdryers are provided in the bathrooms.

Entry to 'Sandpipers' is by a coded electronic key lock, so there's no hassle going elsewhere first to collect keys.

The house has a monitored security system.

You walk in to the lovely Living Room, with sofa, love seat & chaise. There is a Slate Bed Pool Table at the rear of the Living Room.

The open plan rear of the house overlooks the pool & deck & includes a large well-equipped Kitchen with gas oven & hob, a Dining Area, and huge Family Room with flat screen LCD TV, also an iPod dock with speakers, and a DVD player with film library.

There is a Powder Room, plus a Utility Room with large washer & separate dryer. From here you access the Garage which has the convenience of an automatic door opener.

'Sandpipers' is fully air-conditioned, with ceiling fans in all bedrooms for your extra comfort. A digital safe is provided for your use.

The huge 30 x 15ft pool and in-ground whirlpool spa have a special eco-friendly and healthy salt treatment feature to avoid the sometimes unpleasant effects of chlorination. Electric heating is available if required.

The secluded pool has a gorgeous location. It is very private as it has tropical planting to screen it and no rear neighbours. The villa also has the benefit of above-average size grounds separating it from the two adjacent homes. The pool can be illuminated at night, and special garden lighting adds to the ambience and pleasure of being outside in the warm Floridian evenings. The extra-large deck faces both south & west, so you can enjoy maximum sun AND the spectacular Florida sunsets, with far-reaching views over miles of Conservation Wetlands. Enjoy this fabulous space with an outdoor cookout on the Gas BBQ/Grill!

Our normal minimum booking period is 5 nights (14 nights minimum at Easter and Christmas/New Year)

No smoking is permitted inside the villa.

Sorry, we do not allow pets of any kind.

Bookings may not be accepted for single-sex groups, nor groups where all the members are under 25.

If you are arriving late, you might appreciate a groceries Welcome Pack. Please ask for details.

Conditions

A 20% deposit of the rental cost is required to confirm your booking, which must be paid by Bank Transfer or via Paypal (no charge). The balance is due 10 weeks before your arrival, or the whole amount will be due immediately if you will be arriving within 10 weeks.

A security bond of £275 is required with the final balance. This will normally be refunded in full within four weeks of your departure, subject to our management company confirming there has been no loss or damage at the property. Altrnatively, you may pay a non-refundable Accidental Damage Waiver of £50.

The Florida / Orlando Disney Area region

Weston Hills is ideally placed for visiting all the attractions of the Orlando area - the many Theme Parks, golf courses and fabulous shopping malls. It is also possible to reach both the Gulf and Atlantic coasts in just over an hour, so you can easily visit the Kennedy Space Centre or the beautiful gulf beaches at Clearwater if you want a change from the local attractions.

For your day to day needs, Weston Hills is conveniently located within a few minutes drive to supermarkets (including a 24 hr Super Wal-Mart), restaurants, petrol stations, pharmacies and banks.

"Sandpipers" is set in one of the best positions at Weston Hills, a small, exclusive, gated community located on HW27 just 3 mls north of its junction with HW192. As you drive through the electric security gates you will notice how beautifully kept everything is, with a tree-lined avenue & well maintained flower borders.

Weston Hills is very quiet with a high proportion of residential, rather than solely vacation homes, and has a very active Home Owners Association which ensures that the community is kept up to the highest standards.

The extensive leisure facilities at Weston Hills are freely available to our guests, and include: children's play area, special children's interactive splash pool, two large community swimming pools, tennis courts and a basket ball court. These facilities are just a short walk from "Sandpipers".

Disney World can be reached in around 15 minutes, using a useful short-cut we will tell you about to avoid the traffic queues that can build up along HW192 at peak holiday times.

Shops, restaurants, gas station & pharmacies are all within a few minutes drive, as of course are many Golf Courses. Universal Studios, Sea World & the many other Orlando theme parks may be reached in about 20 minutes.

Weston Hills is a short drive from the peaceful and scenic Lake Louisa State Park, which has its own beach, nature trails & fishing - a nice alternative day out from visiting the theme parks.

Weston Hills is an easy 45 minutes drive from Orlando International Airport. Other options are Sanford Airport, which is around 75 minutes drive, or Tampa on the west coast (approx. 1 and a half hours drive).

Car Hire is inexpensive, and really necessary wherever you stay in the Orlando/Disney area as public transport is poor. Through our contacts we can provide you with discounted rates with major car rental firms including Budget and Alamo - our website has all the details. These discounts are available to you whether or not you choose to book our villa.

For those with young children, we provide a travel cot (crib), stroller, stair guard and high chair at no charge.

There is a £60 supplement for stays of 7 nights or less.

Pool/spa heating is £15 per day. We offer a 50% summer discount on pool heat in June, July and August.
