The house is located on the edge of the small village of Sauzay, which is surrounded by farmland & forest. Quiet & rural but only a couple of miles from the larger village of Corvol L’Orgueilleux, with its butchers, bakers & mini supermarket.
A further 8 miles down the road is the medieval town of Clamecy with all its amenities, restaurants, local market, river & canal.
The farmhouse is recently renovated, has a large garden & a terrace with table & chairs so you can dine al fresco. An ideal peaceful place from which you can explore all that beautiful Burgundy has to offer.

The Burgundy / Nievre region
Burgundy has lots to see & do, just 25 miles from Clamecy is the lovely city of Auxerre with its cathedral, beautiful architecture & restaurants along the riverside. Here you are only a few minutes drive from the famous Chablis & Irancy vineyards offering tastings.
The wonderful Basilica at Vezelay is 40 mins away, as is the Morvan National Park with its lakes, offering horse riding & many water sports.
The F1 circuit of Magny cours is about 50 minutes drive away hosting many motor-sport events including F1 Grand Prix, World Superbikes, touring cars & Karting
Clamecy / Petit Sauzay area
Petit Sauzay is in the heart of rural Burgundy but not far from the small medieval city of Clamecy, the local area offers a range of diverse activities, such as trout fishing in the Sauzay, walking, cycling & exploring historical buildings & chateaux.
Clamecy has numerous supermarkets, shops, bars and restaurants, a lovely church with surrounding town square, cobbled back streets & fascinating buildings. Not forgetting the delightful port, where the Nivernais canal & river Yonne meet on their way to Auxerre.

Further details indoors: The fermette (small farm house) is believed to have been built about 130 years ago & still retains many of its original features such as the cattle mangers & old oak beams. With two upstairs bedrooms. The back bedroom has a french style carved oak double bed, this room has a lovely view across the valley (where Charolais cattle graze) & to the forests beyond. The front bedroom is a bright sunny room with a large Velux window & two single beds. Both rooms have traditional oak wood floors. It has two newly renovated bathrooms (one upstairs & one down) comprising of w/c, hand basin & shower cubical. The lounge has a tiled floor, exposed stone walls & original cattle manger. The kitchen comprises of all modern appliances with a tiled terrazzo floor this again is a bright sunny room ideal for early breakfasts The large dining room has table & chairs for 6 people, a sofa bed for 2 extra guests and a door out to the terrace & garden at the rear.
Further details outdoors: The property is situated on a quiet country lane in the hamlet of Petit Sauzay, in an elevated position facing south east across arable farmland with a few cottages & farms close by. The house has off road parking for 3 cars. At the rear there is a large garden & a gravel terrace, with a BBQ, table & umbrella plus seating for 6.

The wooden stairs are wide and sturdy. The property does have tiled floors in the kitchen, hall and lounge which may not be suitable for young children or infirm if they were to fall.
Conditions
Please speak to owner regarding pets and Children. 25% deposit due when booking, balance 60 days prior to arrival. A refundable security/breakages deposit of £75.00 is required on arrival. Strictly no smoking inside the house.
