This apartment is located on the ground floor of Ex Chiesa. It has a surface of 65 mq and it’s furnished for 4 persons. Two bedrooms, a bathroom, the kitchen with dining-room, which has access in the outer space, with a bench and different brick seats. Down the terrace is a pergola cover with deskchairs.
This building has a 1000 year's history, which can be seen and felt at any corner. You can enjoy the sunrise and the sunset, and the marvellous landscape of southern Tuscany. In the garden there are olive trees, grapes and fig trees and you can smell the scent of rosemary and gorse.
At night only silence reigns and you can hear the chirping of the cicadas, the cry of a an owl or quadruped and you can admire the starry nights.

Paganico is a pretty small town, the vibrant center of community Civitella Paganico with eight hamlets. Monte Antico is one of those hamlets. In Paganico the children go to school and from the environment anyway, it goes to and fro in the lively town. Paganico was in the 13th Century ago, today it is framed by two towers and a wall. In Paganico it all: lots of shopping, newspapers and books, a pharmacy, an ice cream parlor with homemade ice cream, a health food store and several bars and restaurants. Even hardware stores, antique shop and flower shop does not miss.

Check-in: 16pm and 18pm. It is possible to alter the arrival time given advance notice. Check-out: on the day of departure, the house must be vacated by 10am.
Small and medium-sized animals are welcome. Guests are responsible for any damages to the house and furniture.
Payment Options
A sum equal to 50% of the total rental price must be paid at the time of reservation. The remaining 50% is to be paid in cash at the time of arrival.
Upon arrival, guests must leave a security deposit of 100 euros which will be returned at the time of departure provided that there is no damage to the premises.
Cancellation Policy
In the case of a cancellation of a confirmed reservation a cancellation fee will apply.
Cancellation up to and including 60 days before arrival date: 35% of total agreed upon price
Cancellation less than 60 days before arrival date: 50% of total agreed upon price
The Tuscany / Grosseto Province region

Centrally located, Paganico ( easily reached by car , train and bus), is an ideal starting point for excursions to the many Maremman towns and venues of interest, rich in art and history(Capalbio, Pitigliano, Sovana, Sorano, Montemerano, Massa Marittima).
Mount Amiata: is actually a large inactive volcano, with splendid forests of chestnut and beeches covering its slopes, and abundant springs which supply the aqueducts of Grosseto and Siena. There are numerous towns and villages around the Mount: The area offers many opportunities of splendid walks and hikes, as well as skiing in winter time.
Petriolo (11 km): a natural Spa, with sulphuric springs flowing at 43°, located in a striking position at the very bottom of a valley amidst woods of evergreens, along the banks of the river Farma’s banks.
Saturnia (70 km): Etruscan and then Roman town surrounded by steep walls, it was completely destroyed by the Roman Emperor Silla in 82 b.C, and then flourished to new life under the rule of the Aldobrandeschi family.
The Regional Park of Maremma (48 km): (17.750 hectares)
comprises an extraordinary variety of different, interesting eco-systems: the Uccellina hills, Alberese’s shore, the mouth of the Ombrone river and the Trappola swamps.
Talamone (62 km) : fishing and resort location located on the southern slopes of the Uccelina Hills. Its prime feature is a majestic Sienese bastion dating back to the 1400s.
Orbetello (77 km): farming and commercial town, boasting an important fishing breeding business, it still shows parts of both the ancient Etruscan and the 18th century Spanish city walls.
Punta Ala (72 km): once property of the Balbo family, is today a fashionable holiday resort residential area, located on the extreme southern point of the Follonica Gulf, hidden behind one of the grandest pine forests in the whole of Italy.
Castiglione della Pescaia (50km): This picturesque Maremman village at the mouth of the river Bruna,, with its charming canal-port, still looks like an ancient fishermen’s village and also features an ample, renowned, sandy beach framed by a luscious pine forest.
Argentario: the two strips of sand, Feniglia and Giannella, delimit the Orbetello lagoon and connect the mainland to the Mount Argentario, which is today a popular holiday resort area renowned for the beauty of its’ coast.
Porto S. Stefano (75 km): popular, fashionable holiday resort, dominated by the massive Aragonese fortress.
Porto Ercole (77 km): picturesque and fashionable resort, with a famed marina and fishing harbour and a charming town center characterized by quaint alleys and passages, arches and steep stone stairs.
Capalbio (85 km): interesting village dating back to the Middle Ages, today popular and fashionable destination, mainly frequented by artists and..”VIPs”!
Isola del Giglio: second largest Island of the Tuscan archipelago, located 14 km from Mount Argentario’s coast.
Giannutri: the southernmost Island of the Tuscan archipelago, only 500 metres, it boasts over 11 km of a high, indented coastline, rich in caves and grottos ….ideal for scuba-diving!
Montecristo: natural reserve since 1971, it is part of the European Counsil’s Bio-genetic reserve areas thus visits are generally not allowed; small groups may, upon special request and authorization, be admitted for especially arranged guided visits.
Pitigliano (95 km): located atop a tufaceous mount, where the rivers Merse and Lente cross into one another, this striking village is surrounded by a dramatic landscape, made of deep valleys, high rock hills…
Sovana (85km): interesting Medieval village atop a solitary tufaceous mount.
Sorano (80 km): charming Medieval village, with fairy-tale like houses almost hanging from the high cliffs above the Lente stream.
Montemerano (68 km): fascinating village clustered around the Medieval fortress and charming town center rich in quaint little streets, archways and surprising small squares.
Vetulonia (45 km): famed Etruscan town (VIIIth BC. ) it then became Roman settlement in the IIId cent BC, and, legend says, that it was Vetulonia that gave Rome it’s symbols of power: the curule chair, the fasces with the axe, and the togas’ burgundy trimming.
Roselle (25km): here, the Maremman landscape expresses its’ harsh, violent beauty : a continuous alternation of valleys and high woodsy hills…the red earth and the brilliant green fields…dark woods and orderly farmland…
Massa Marittima (69 km): charming town of Medieval origin, it is located atop a hill with a wide, open view of the surrounding landscape.
The Civitella Paganico / Civitella Marittima area
Civitella Marittima
Hilltop village overlooking the plains of the Tuscan Maremma and the hills of Siena. The village, home to 350 people, has Etruscan-Roman origins but most of its buildings date back to the Middle Ages.
Paganico
Ancient fortified town built by the Sienese to protect the Ombrone valley and the access to the hills of Siena. The medieval walls are perfectly preserved and the apse of the church of St. Michael Archangel houses beautiful frescoes by Biagio di Goro Ghezzi.
Pari
Medieval hamlet on a hilltop which has preserved its original structure. The views from the village over the Ombrone and Farma valleys are breathtaking and the Petriolo hot springs are only a few kilometres away. Spiritual home to the famous early 19th century writer Federigo Tozzi.
Casal di Pari
Old village hidden among thick woods. It is the highest village of the Comune di Civitella Paganico, and it is a popular destination for people looking for clean air and a relaxing stay.
Monte Antico
Monte Antico is well-known for its castle that towers over the Ombrone valley from the top of a high hill. A winding, cypress-lined road leads to the castle and the view from the top is among the most beautiful in Tuscany.
Casenovole
Originally a castle, Casenovole is now a small hamlet which can be reached through the old Leopoldina road running through the woods: a wonderful drive with many panoramic points.
Dogana
Small village immersed in the countryside of the Maremma, a tiny group of houses on the top of a hill surrounded by cultivated fields and olive groves.
Petriolo
Thermal baths and natural hot springs, known and appreciated since the Roman times and very popular among noble people and members of the clergy in the Middle Ages.

From Florence: Exit the Autostrada at Firenze-Certosa and head towards Siena. At Siena take highway SS223 south in the direction of Grosseto. Approximately 35km after Siena, you will pass over a long bridge followed by a long straight tunnel. Immediately after the tunnel, leave the highway to the right at the exit marked Casal di Pari. Turn left as you come off the exit ramp and follow the signs to Monte Antico and "Castello di Monte Antico'' where you will see the sign '' Art and Garden''
From Rome/Pisa/Grosseto: Head north on highway SS223 in the direction of Siena. Leave the highway approximately 22km after Grosseto at the exit marked Paganico. Follow the signs to Monte Amiata, 3 km after Paganico, turn left direction Petriolo / Monte Antico and 1 km later turn right direction Monte Antico. At the end of the of Monte Antico, turn left up the hill and then turn right to ''Castello di Monte Antico'' where you will see the sign '' Art and Garden''
