Luxurious finish throughout, including pre-installation air-conditioning in the first floor bedrooms and marble floors. The Ground floor has 1 double bedroom (with powerful overhead fan), bathroom, fully fitted kitchen and lounge/dining room. The 1st floor has a double bedroom (with king-size bed), a twin bedroom and a bathroom with luxurious corner bath/shower.
There is also a large south-facing sun terrace on the 1st floor off the main bedroom and a second sun terrace off the twin bedroom which boasts magnificent views over the pools and gardens. The main bedroom and twin bedroom have own air conditioning units.

There is a front terrace which is south-facing and a rear terrace accessible from the kitchen, which leads out to the gardens and pool area.
Terms & Conditions
1. Contract of hire
All bookings are subject to these conditions and deemed to have been accepted in full by the hirer and all the persons in the party upon completion of the Booking Form.
2. Confirmation & Payment
A £100/week deposit is required when booking. Your booking is only confirmed on receipt of your deposit and completed and signed Booking Form. Deposits are non-refundable. Confirmation will be sent by post/email on receipt of the deposit and Booking Form, reconfirming the balance and due date therefor. The full balance is due not later than 4 weeks before the hire commencement date. A reminder will not be sent. In the event that we do not receive the full balance by this date, your booking will be cancelled and the house re-let. Confirmation will be sent by post/email after full clearance of your payment. If your booking is made 4 weeks or less before hire commencement date it must be accompanied by full payment.
3. Payment Details
All payments are to be made by electronic transfer . We are unable to accept credit cards. Details will be provided by separate email.
4. Damage to Property
Except in the case of normal wear and tear, the hirer will be responsible for making good any damage to the villa, or its contents, which has occurred due to negligence, wilful damage or irresponsible behaviour in the part of those occupying the villa, or their guests. Such damages must be reported, without delay, to our local representative or directly to the owner. The hirer must pay for the cost of the repair or replacement. A refundable Damage Retainer of £100 or Euro150 will be required for each booking to cover any such damage or breakage. This Damage Retainer will also cover failure to return keys, any exceptional cleaning that is required and any utilities excesses derived from failure to comply with these terms and conditions, such as leaving air-conditioning units on when out of the house, or when doors/windows are open (in both cases there is equally a major risk that such extended/non-regulation use will break the units - for which the hirer agrees to be liable). The Damage Retainer should be paid in cash on arrival or by cheque (which will be cashed) or electronic transfer prior to arrival, for which you will receive a receipt. Subject to receipt from the hirer of their bank details or (UK only) address, the Damage Retainer will be returned to you within 3 days of departure, less any deductions as deemed necessary (detail of any deductions will be provided).
All cancellations by the hirer must be made in writing. If cancellation is made 4 weeks or more prior to hire commencement date, the deposit will be forfeited. If cancellation is less than 4 weeks before departure, the full hire cost will be forfeit. In the event of cancellation by the hirer, the hiring fee will only be refunded if the villa can be re-let. In the rare circumstance of cancellation by the owner, all monies paid will be refunded with no further claim against the owner.
Under no circumstances may more than 6 people occupy the villa, except by prior written agreement from the owner. Failure to adhere to this rule will result of default of the security deposit paid. Only persons listed on the Booking Form may occupy the villa. The villa may not be re-let/sublet to any other group/party without the written approval of the owner. Any alterations to your booking must be made in writing to the owner as soon as possible. We regret that pets will not be accepted. Long-term winter lets are subject to negotiation.
7. Access to the property
The house will be available for occupation from 16:00 hrs on the day of arrival and must be vacated by 12:00 hrs on the day of departure. Booking periods run from Saturday to Saturday unless otherwise agreed. In the event that you arrive earlier on the day of arrival, it may be possible for you to get access to the house to leave your luggage there. The house, however, may still be being cleaned. Please advise the owner if you require earlier access to the house so any necessary arrangements can be made. If staying for longer than 7 days, a full change of bed linen and towels will be provided. A suitable time and date for this exchange should be agreed on arrival.
8. Rights of Access
The owner's representative or their subcontractors have the right of access to the property at any time with due regard to the convenience of the hirer for the purpose of inspection of the property and to carry out any essential repair or maintenance work.
9. What's included
The house rental charge includes the following: the cost of all water, electricity and gas consumed; bathroom towels and bed linen; weekly linen and towel change.
10. What's not included
Pool or beach towels are not included - house towels must not be removed from the house for use at the beach or pool. The house rental does not include any personal insurance transfer from/to the airport. All baggage and personal possessions remain at all times and in all circumstances at your risk. You are strongly advised to have full insurance to cover any such items for loss or theft.
11. Additional charges
Condition 9 above remains subject to the following exclusions and conditions:
(i) To cover the additional cost of heating (for winter lets only) an additional supplement of €50/week.
(ii) The hirer agrees that air-conditioning units will not (a) be left on when they are not in the property, or (b) turned on when there are windows/doors open, and agrees that failure to comply with this 'Guideline for Use' constitutes irresponsible and/or negligent use of the facilities, leading to utility charges in excess of those contemplated by these terms and conditions. Further, the hirer agrees that (x) such excess, if incurred, may result in part or all of their Damage Retainer being forfeited, and (y) in the event that such mis-use of the air-conditioning units leads to their malfunction, the hirer agrees to be liable for any reasonable, documented cost (in excess of the Damage Retainer) for these to be made good.
12. Hirer's responsibility
The owners cannot be held responsible for any accident or injury caused to any of the occupiers or visitors to the property. All such persons are advised to take full medical and accident insurance to cover all eventualities. The hirer is responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the hire period. No items must be removed from the house during your stay. Towels may not be taken to the beach. The hirer shall ensure that no member of the party engages in any activity in or around the house, swimming pool or gardens that may cause offence to neighbours or is deemed to be unacceptable anti-social behaviour (the list of urbanisation rules is provided in the house to avoid any uncertainty in this regard). The hirer shall also ensure that the swimming pool water is not polluted in any way and the filtration equipment is not tampered with. The adult pool is unsupervised and is not suitable for toddlers or non-swimmers. The hirer and their party are responsible for taking all reasonable care in the use of the pools. The owners do not guarantee the availability of communal facilities. (Park, Pool etc)
Please remember that this is a family urbanisation and many people live here all year round so please respect noise levels.
Detailed instructions for keys and directions to the house will be sent after receipt of the final payment.
The Valenciana region
The Costa Blanca or 'White Coast' stretches for 200km along the eastern coast of Spain on the Mediterranean, from Gandia and Denia in the North on the Gulf of Valencia to Torrevieja and beyond in the south. Blessed by climate and geography, the region is a centre of tourist activity making the most of its abundance of clean beaches, many of which have been awarded the Blue Flag of Excellence, fertile river valleys and bountiful almond, orange and olive groves.
Costa Blanca benefits from a consistent warm climate with temperatures varying from an average of around 27°C during the height of summer to approximately 11°C in the winter. It boasts a minimum of 300 sunny days a year and has been described by the World Health Organisation as among the healthiest climates in the world. Unsurprisingly then, the area is extremely popular as a holiday destination.
A car is advisable to enjoy all this area has to offer, with several blue flag beaches within a 5-10-minute drive from the villa and other attractions including golf, tennis, horse riding, wind-surfing, diving, sailing, mountain biking, walking and drives into the scenic surrounding mountains. There are also many truly Spanish villages situated in the nearby mountains which offer some spectacular walks.
Nearby golf courses include: La Marquesa, less than 5 minutes drive away, in addition to Villamartin, Campoamor and La Finca (the newest PGA Championship standard course in the area), all within 10-15 minutes drive. The pristine, blue-flag awarded beach of Guardamar del Segura with its golden sand dunes and pristine waters is an ideal location for windsurfing, canoeing or simply swimming and sunbathing and can be reached in only 5 minutes by car. Moreover, due to its immense size (over 12km long) it is never over-crowded, even in the height of summer. If you want variety though, the whole coastline is dotted with further fine sandy beaches with crystal clear waters including the Blue Flag beaches of Playa Flamenca, La Zenia and Caba Roig.
There are many wonderful places to visit on the Costa Blanca, just a short distance from Rojales.
The heart of the region must be Alicante city. Steeped in history and tradition Alicante boasts a 16th Century castle fortress standing guard over the city, which can be seen from some distance away. The city centre has one of the largest selections of shops in the area. It has an international marina catering from the smallest day boats to super yachts.
A small distance along the coast from Alicante is the fishing village of Santa Pola. The fresh fish market held daily is a must for all lovers of seafood.
Just out to sea from Santa Pola is the pirate island of Tabarca. It offers the best scuba diving and snorkeling around. The restaurants offer a wide range of local seafood caught that day and on your plate in a matter of hours. The ferries to Tabarca can easily be boarded from Alicante, Santa Pola, Guardamar del Segura and Torrevieja. Most are glass bottomed so that you can enjoy the local marine life while you head to the island.
Between Santa Pola and Guardamar del Segura are the Salinas de Santa Pola. These are the natural lakes where salt is cultivated using seawater. The areas of water either side of the salt lakes team with local wildlife. Most famous of local inhabitants are the Flamingos, which come here to breed every year. It is a very popular bird watching area.
Guardamar del Segura is an up and coming coastal town, which boasts a newly constructed marina and is famous for its Wednesday street market. The Fiestas held at the end of July attract visitors from the surrounding areas. There are processions and mock battles in a week filled with events finishing with a large firework display on the beach.
Torrevieja has all the facilities that residents and tourists alike expect to find. Most of the shops and offices have staff that speak your language, whatever that might be. It has a large new indoor swimming pool, beaches, 2 marinas, an extensive range of shops, theme parks, aquaparks, cinemas and the beautiful pine forests of the Dehesa de Campoamor in addition to a good range of social clubs and functions.
As the major holiday destination of the region, Benidorm has a buzzing night life, catering for all tastes and preferences, including a Vegas style 'Palace Show', live entertainment, clubs, 'Medieval Tournaments' and an out of town casino. The Sierra Helada mountain range, above Benidorm, offers a break from the beach resorts with beautiful views and an extensive network of hiking trails.
Among the corporate ventures making the most of the region's history and natural attributes is Terra Mitica, a theme park managed by Paramount Parks, opened in Benidorm in 1999. One of the largest of its kind in Europe it takes its theme from the myths and legends of Egypt, Greece, Rome, Iberia and The Islands.
Amongst the smaller coastal settlements are Moraira-Telada, Calpe, Altea in the South and Javea, Gandia, Oliva and Denia in the north:
Moraira-Teulada is a joint municipality comprising of Teulada, approximately 5km inland and the small coastal town of Moraira, with a combined population of 8,600. Moraira has 8 kilometres of coastline offering long fine sandy beaches and secluded rocky coves. The town offers excellent tourist facilities including a marina and a golf course, over 80 restaurants, fiestas, shops and a small market. This area is also a famous wine region offering the award winning "Mistela".
Calpe was once a fishing village but although fishing does still play a small role, the village now relies on the tourist market as its main source of income. It has approximately 14,000 inhabitants and a very urbanised centre. It has five beaches, one with a blue flag, three watersport marinas and a golf course and a variety of bars and restaurants. This little stretch of coastline is dominated by a rock called the Penon De Ifach some 232m high rising straight up out of the sea. Attracting thousands of sea birds, the rock is the smallest nature park in Europe.
Altea is built along the beach and is sheltered by steep hills and cliffs. It has a population of approximately 13,500 and was originally a Roman settlement that became very popular with artists during the 1950s. Because of this popularity the town has now become a centre for arts and crafts with a reputation for being an artists valley, Hemmingway once being an inhabitant. The town has five beaches, two marinas and also offers facilities for riding, tennis and Pelota.
Torrevieja is approximately 30 miles south of Alicante with a population of around 44,000. It has beautiful beaches, as in much of the Costa Blanca they have been awarded Blue Flags for cleanliness. Torrevieja also offers coastal walks, a marina, golf courses and a good variety of night life featuring a good selection of bars and restaurants and a casino.
Javea has a long sweeping beach, plenty of cost effective restaurants to choose from and a well known local market that takes place every Thursday. There are also two marinas and a golf course. The local population is approximately 21,000.
Denia, Oliva and Gandia lie at the south end of the Gulf of Valencia.
Denia is a busy port town lying to the north of the Montgo National Park. The town is named after the Roman goddess Diana, reflecting its multicultural history. Today it has a population of approximately 27,500, including many British and German expatriates. It is also a popular holiday destination and boasts over 16km of Blue Flag beaches stretching northwards. It is rich in history, including a 16th century castle, a town hall constructed in the 17th century and two churches from the 18the century. There are boat trips available to Ibiza and to the south of Denia is a set of cliffs, well known for its scuba diving.
Gandia is situated 65km to the south of Valencia in between the mountains and the sea with a local population of approximately 68,000. There are many major festivals celebrated in the region throughout the year including the Holy Week festival (April/May) recognised as a national tourist attraction and the area around Gandia is rumoured to have some of the best beaches in Europe.

"Ideal for a mixed family with different needs"
The villa was very well presented with the shared pool absolutely ideal in a thoughtfully constructed enclave of villas. We were parents bringing teenage daughter and friend, married older daughter, son in law & 6 month old baby. The separate upstairs/downstairs bathrooms were ideal and the upstairs bedrooms, both with balconies, meant that privacy and sunshine were available for the 3 different groups. The only drawback was proximity to the beach - not really that close, and limited teenage nightlife locally. Torrevieja was a bit far away. Definitely needed a car. Absolutely excellent if you want limitless sun, a lovely villa with on-hand owners to advise and help, and a friendly ex-pat community.
