A wonderfully typical umbrian stone farmhouse which has retained all of its original charm, yet giving you every modern comfort. The villa is set in stunning countryside close to a small village. Should you wish to go on any amount of country walks all you need to do is step outside the villa, likewise should you wish to go sightseeing you will find any number of wonderful places to visit within a half hour radius.
The Villa has an above average sized saline swimming pool (16 x 6) for those of you who would like to do some serious swimming. And there are several terraces from which to enjoy the fantastic views. There are 4 good sized bedrooms and 4 bathrooms for everyone to be happy. Furthermore, there is a seating area downstairs, another one upstairs in the original tobacco tower and another seating area on the covered terrace with sweeping views of the local countryside. The Umbria region
The Upper Tiber Valley or "Valtiberina" is a wonderful part of Italy still very unspoilt and very Italian. Umbria has an array of wonderful places to visit with towns such as Perugia and Citta di Castello, and more wonderful hilltop villages and towns then you can possibly visit. Being right on the Tuscan, Umbrian border it is ideally situated for visiting both of these areas.
The Upper Tiber Valley is historically quite a wealthy area through tobacco farming and crafts such as carpentry for example and hence the towns are very well preserved and looked after. From May to November there are an array of festivals happening in the region, which is still very traditional and proud of its roots. During the spring and summer there are flower festivals and music festivals throughout the region and in October and November the autumn festivals with local produce such as wild boar, porcini mushrooms and truffles.
Citta Di Castello / Trestina area
The small town of Trestina is situated between Citta di Castello and Umbertide, both approx. 15 minutes away. Trestina is an agricultural area with predominantly tobbacco farming. The area is very beautiful with wonderful countryside and very close to many wonderful places to visit. Citta di Castello is a very pretty medieval city with some lovely sites, a great piazza, lots of festivals during the summer months and a very good market twice a week. Citta di Castello also houses the Burri collection (a modern art collection by the artist Burri who lived there.
The area called the Upper Tiber Valley is very beautiful and still very unspoilt. Being right on the Umbrian / Tuscan border you are able to easily visit both of these areas. With Arezzo close by, Perugia to the south, Lake Trasimeno 30 minutes away, Montone (said to be one of the most beautiful hilltop villages in Italy close by), Cortona and Castiglion Fiorentino 30 minutes away. This is a truly wonderful part of Italy. During the summer months there are more festivals, prdominantly music than you can wish for, with the most famous once being "Umbria Jazz" in Perugia, "Trasimeno Blues" by the lake of Trasimeno, and the Festival delle Nazione in Citta di Castello .

One third of total cost taken as deposit to secure booking, with the remainder to be paid 60 days prior to arrival date. £250.00 security deposit returned at the end of holiday 7 - 10 days later by cheque, unless major damage or extra cleaning incurred. Payment accepted in either Sterling of Euros.
Conditions
Saturday to Saturday, however, could in some cases be flexible. Periods out of high season (July, August) it is also possible to rent the property for less than a week, that is on a nightly basis. Prices for these periods are calculated on a per capita basis, i.e. depending on how many people occupy the property. Please contact the owner with regards to prices for these periods.
