San Francesco is a spacious restored farmhouse sitting on a beautiful Umbrian hillside with breathtaking panoramic views from its two private south-facing terraces. It is set in grounds that sweep down to the shared 12 x 6m swimming pool with views over the valley to the charming picturesque hill village of Monte Santa Maria Tiberina.
San Francesco, set out one two floors, has accommodation for 5 with one double, one twin and one single bedroom. It is ideally sited for just chilling out taking in the views, or for visiting the many local places of interest.

The Umbria region
Although increasingly and deservedly popular with visitors, Umbria is still largely untouched and unspoilt by tourism. Almost every town and village holds its own delights, but even the well-known centres exist as living towns and not as tourist traps. San Francesco at Ca di Nieri provides a convenient base from which to visit, Assisi, Perugia, Gubbio, Cortona and all the other attractive Umbrian and Tuscan mediaeval towns and cities. The nearest large town is Citta di Castello with a full range of dining,shopping, banking and cultural facilities.
Citta Di Castello / Monte Santa Maria Tiberina area
For art lovers, there are galleries in Citta di Castello and Perugia. Or follow the 'Piero della Francesca' trail in Arezzo, Monterchi and Sansepolcro. There are, of course, wonderful frescoes in Assisi and Spello. And don't forget to bring your paint box!
For music lovers, there is the Umbria Jazz Festival in Perugia in July and for 3 weeks in August, Citta di Castello hosts the music Festival of Nations.
Almost every town and village hold their own special festivals on either religious saints' days or to celebrate local crafts and seasonal produce.
There are numerous footpaths around the area for walking in the glorious countryside.

Fly direct to Bologna Forli or Ancona with RyanAir (about 1.5 hours drive) Or, there are usually good flight offers to Bologna (2 hours), Rome (2.5 - 3 hours) Perugia is our nearest airport (1 hour) RyanAir to start flights from December 2006, 3 days per week.

Further details indoors: The main door of San Francesco leads into the ground floor hall off which there is the twin bedroom and WC/shower room with two showers. Also from the hall, down a couple of steps, there is the large double bedroom and adjoining single bedroom with a door leading onto the garden terrace.
From the double bedroom, an original staircase leads to the upper floor. Here there is a spacious and comfortable sitting room with a wood-burning stove and with a part glass door leading onto a dining terrace. There is also a large and well-equipped kitchen/dining room, and a bathroom with a washing machine.
Further details outdoors: San Francesco has a short flight of outdoor stairs leading from outside the main door up onto the dining terrace with direct access into the sitting room.
The houses at Ca di Nieri, easily reached off a quiet tarmac road, sit in about an acre of fenced sloping grounds which includes a small olive grove.
The houses share a rectangular 12 x 6 m swimming pool surrounded by ample sun-bathing terrace with two large pergolas for shade.

San Francesco can be rented independently, or for a larger group, can be combined with one or both of the other houses on the site.
The swimming pool is normally open from towards the end of May until the beginning of October.
