Gianesi is a restored Umbrian farmhouse with lovely panoramic views from its south-facing terraces. It is set in a landscaped hillside garden sloping down to the 10 x 5m oval swimming pool.
Gianesi has accommodation for 6 with 2 twin and one double bedroom on three levels, including the studio suite with its own entrance and en suite bathroom.

Gianesi is a well-loved and comfortable 'home from home'. Off the main dining terrace, the front door leads into the middle level of the house where there is a well-equipped kitchen, a separate dining room with a wood-burning stove, a comfortable sitting room and a twin bedroom.
Down a spiral staircase, there is a shower-room and double bedroom with French windows leading onto the lowest terrace overlooking the garden and pool.
On the top level, is a spacious twin studio bedroom with large en suite bath and shower room with the washing machine. It has its own front door.

Gianesi is built into the side of a south-facing hillside.
There are steps down from the parking area to the terraces and main door.
The large attractive dining terrace is partly shaded by a traditional pergola and contains wooden table and chairs, and a BBQ, still leaving plenty of room for lounging and for taking in the views over hills and valleys towards Monte Subasio and Assissi.
Paths and steps meander through a small wood and down the landscaped garden to a broad swimming pool terrace.
There is a small fruit-bearing orchard.

Gianesi is situated at the end of an attractive narrow track which is easily navigable, but which is definitely unmade.
The swimming pool is normally open from towards the end of May until the beginning of October. The pool is not suitable for diving, being 1.5m in depth.

Although increasingly popular with visitors, Umbria is still, in essence, largely untouched and unspoilt by tourism. Around almost each corner will be found something of beauty - either stunning panoramas or breathtaking towns and villages clinging onto steep hillsides.
Gianesi is situated in lovely, rolling countryside near the Umbrian/Tuscan border, a few kilometres from the picturesque little hillside town of Monte Santa Maria Tiberina. The nearest large town is Citta di Castello - about 20 minutes by car.
Gianesi provides a convenient base from which to visit not only the many attractive and well-known Umbrian and Tuscan medieval towns and cities, but also a wide variety of wonderful quiet treasures.
The Citta Di Castello area
For art lovers - follow the 'Piero della Francesca' trail in Arezzo, Monterchi and Sansepolcro, or visit the superb galleries in Citta di Castello or Perugia. And, of course, wonderful frescoes in Assisi or Spello. And don't forget to bring your own paints, for you'll be entranced by the soft, ever-changing light.
For music lovers - there is the Umbria Jazz festival in Perugia in July or for 3 weeks in August, the Festival of Nations series of concerts in and around Citta di Castello.
For lovers of churches - there is an embarrassment of riches! Assisi is a must, but also visit Bevagna.
For nature lovers - enjoy the countryside, the wild flowers and the bird life.

Nearest airport is Perugia (40 minutes. RyanAir) Also Bologna-Forli or Ancona with RyanAir (2 hours drive).
Other alternatives are Rome (2.5 - 3 hours) Florence (2 hours) or Pisa (3 hours).
