Welcome to Il Palazzino a beautiful restored farmhouse set on two floors. If you are looking for a break away from it all, surrounded by wonderful scenery in a rural and quiet location look no further. There are three bedrooms, comprising of a king, a twin/double and a single. All amenities you may require throughout your stay are at your disposal, from the fully fitted modern and well-equipped kitchen to the two separate toilet/shower/bathrooms. The garden is on several levels, rising above the house, with the secluded pool a few steps from the back door.
On arrival you will find a welcome basket, including fresh milk, tea biscuits, pasta and wine, to facilitate a relaxing start to your holiday.
The property is cleaned prior to your arrival. Your beds will be ready and freshly made, with towels provided for use throughout your stay.
This property is set in lovely hillside, where visitors can relax in the peaceful atmosphere, away from the stresses of everyday life. The more energetic can walk for miles through oak and chestnut hills, or visit some of Italy's amazing cultural and artistic treasures with ease. Destinations including Perugia, Cortona, Lake Trasimeno, Gubbio, Assisi & Arezzo are all less than an hour away. Florence (less than 2 hours) and Rome (2-3 hours) are also readily accessible - both by car, and by train from Arezzo.
Highlights of local cuisine are porcini mushrooms, truffles and wild boar - all of which are found in the valley and on the menus of the many excellent restaurants across the Val Tiberina. The region also abounds in beautiful, hilltop villages, each with their own traditional annual festival. The 'Autumn Festival' at Monte Santa Maria Tiberina (only 5km) is a example, with opportunities to sample a wide range of local produce, and the streets filled with local artisans and the aroma of roasting chestnuts .
In addition there is the Jazz Festival and Eurochocolate Festival in Perugia, also an international Music Festival and acclaimed horse fair in nearby Città di Castello. Art lovers can follow the 'Piero della Francesca' trail, visit the amazing Basilica in Assisi, and find galleries and frescoes in Gubbio, Arezzo and Citta di Castello. The local festival is late August - enjoy!

The double doors leading into the property lead to the dining room, kitchen and utility room with washing machine.
In the sitting room there is a sofa, pouffe, coffee table, TV and DVD. There is a selection of DVD's to watch when relaxing inside and books to read when relaxing by the pool.
Upstairs is a shower room with a shower, bidet, toilet and basin. The main bedroom has a king-size bed and the second bedroom has twin beds. The smaller bedroom has a single bed.
All windows have fly screens and shutters, which when closed block out the sunlight, guaranteeing a very good nights sleep!
Wisteria along the outside walls and over the pergolas near the house allow outside dining in the shade in different locations. A gazebo beside the pool also provides shade during the day and the pool can be lit for night bathing.

The private swimming pool is open from the start of June to early September. There is a pergola with table and seating for 5 people and five recliners.
It is set in an elevated position ensuring maximum privacy whilst allowing you to see the fantastic view of this pretty valley.
Conditions
A £200 non returnable deposit on booking. The balance to be paid in full 8 weeks before arrival date plus a £200 returnable security deposit.
The Umbria region


Umbria is the 'green heart of Italy'. From every point of entry visitors travel through verdant valleys, with wonderful views and the locals are rightly proud of the rich artistic, cultural, historical and gastronomic heritage. Holiday-makers today also benefit from the rich selection of activities available, from browsing in the twice-weekly market in Città di Castello, to golf, to relaxing in the spa baths at Fontecchio, which date back to Roman times.
The E45 motorway, not far away, provides easy access to other parts of Umbria, also to the north and the resorts of Rimini and Riccione. Arezzo (where 'Life is Beautiful' was filmed) is less than an hour along another luscious valley. Arezzo is also a main point on the main Rome-Florence (and Milan) railway line, with fast links to these major cities.There is also a local railway which links San Guistino to the south of Umbria - calling at the local stations including Città di Castello, San Secondo, Umbertide and Perugia .
Attractions within 100 km: Cortona, Gubbio, Perugia, Arezzo, Assisi, Città di Castello, Lake Trasimeno.
The Citta Di Castello / Monte Santa Maria Tiberina area
Only 3km away is Monte Santa Maria Tiberina. This tiny town features on the skyline for miles around with its distinctive bell-tower as shown on our photos. 'Monte' dates from Etruscan times, and today provides panoramic views from every side - and a warm welcome from whichever of the local hostelries the visitor decides to frequent. Monte has two annual festivals, one in late July and the 'Festa del Autunno' in October. However, every hamlet associated with the town also celebrates its own saint with a community festival which lasts several days, often also with a focus on a particular gastronomic specialty such as truffles, porcini or porchetta (an entire hog roast).
Città di Castello, 20 minutes by car, contains all the necessary amenities - banking facilities, a selection of supermarkets, car hire, bus and train links and a very helpful tourist information office. It is a medieval walled town, on the banks of the River Tiber, with a fabulous twice-weekly market, a huge variety of bars and restaurants, also several engaging festivals throughout the year. In addition to the city art gallery, Citta Di Castello also has others which celebrate the work of local artist Alberto Burri, perhaps proving that this part of Italy is not resting solely on it's medieval and Renaissance heritage
Places of particular interest for an easy day trip include Assisi, Perugia, Gubbio, Cortona, Spello and Lake Trasimeno. The medieval, and older, towns are all noted for beautiful architecture and a lovely atmosphere. In addition, for example, there are the many fabulous churches in Assisi and the cable lift in Gubbio. Trasimeno is the largest inland lake in Italy, and there is a comprehensive system of boats and ferries which enable the visitor to stop off on various islands for a very enjoyable day out, whilst also sampling the locally caught fish for lunch or dinner.
Smaller towns and villages of note include Montone, Citerna, Anghiari and San Guistino.

The nearest airport is Perugia Sant' Egidio, less than an hour's drive away. Ryanair currently fly here 5 times a week but not Saturday. Other very convenient airports are Forli 1 Hour, Bologna 1 1/4 hours, Rome Fiumicino and Rimini airports both 2 hours away . Guests have also used Pisa, Ancona 2 1/2 hours away.
All these are served by budget and mainstream airlines and have the usual variety of car-hire facilities.
We recommend car-hire is pre-booked to ensure a smooth journey.

One of the best holidays I have ever had! Booking the house was easy, Andrew Ling was quick to respond to any questions and was extremely professional before and after our stay. The house is in great condition, very private and surrounding by stunning views. There are a few restaurants nearby which take all of 2mins to drive to! There is a slightly bigger town about 10mins away which has everything from shops, bars, restaurants and a very handy supermarket which is open when all other shops are closed in the afternoon. The property contains a very detailed book telling you everything you want to know! The swimming pool is to die for and the local people are very friendly. We encountered a minor problem when at the house but we managed to ring Andrew who dealt with everything perfectly and as quick as possible. Highly recommend this property! Response: Thank you. Guestbook for Il Palazzino
We booked Palazzino at fairly short notice as our accommodation at a holiday complex was cancelled. Lucky for us! The house has been beautifully renovated and contains everything needed for a comfortable stay. All the window frames have optional insect proof meshes which make it wonderful to have them open after dark without unwelcome flying guests. The gardens and pool area are private and peaceful with lovely views down the valley. There are several pretty towns within easy driving distance but we ended up spending a lot of time at the house because it was so pleasant. Until recently we have mostly visited France, staying in holiday gites, but Il Palazzino is better than most of those we have stayed in and we would not hesitate to stay here again if visiting Tuscany
