The open plan living area in this home has floor to ceiling glass windows giving a completely uninterrupted view out onto the lake. It's mesmerising to watch flocks of swans float gracefully across the water as well as geese, ducks and herons to name a few of the birds that socialise on the lake right in front of you. In the morning Rabbits gather on the lawn to the left of the house and otters have been seen playing by the waters edge, hence the name given to this very special property - Otters View is an idealic getaway that will never disappoint, no matter what the great british weather throws at you, you will simply love being here.
5 bedrooms - 3 have en suite bathrooms. 3 double bedrooms ( sleeping 6 adults ) and 2 bedrooms with triple bunkbeds. Both bunkbedrooms can accommodate 3 children as they have an additional pull out under frame with mattress ( sleeping 6 children ). The guest bedroom on the third floor has a bespoke gallery to take advantage of the view onto Clear Lake. The property is glass fronted and exquisitely decorated. As part of The Nine, ( an exclusive and separately gated part of Lower Mill Estate) the house has a private heated outdoor swimming pool with gym and sauna situated approximately 30 ft away the front door. You are also free to use the award winning Artspa for stress free indulgence. The Artspa has an indoor, outdoor and eco-pool, as well as a treatment rooms. Treatments are not included in the cost of the house rental but can be booked at an additional cost through the Artspa. Children's play areas and trampolines are dotted around the estate as are tennis courts.
Otters View also has a Boat Store with canoes and row boats which are available for guests to use. There are superb water parks a few miles from the estate and Cotswold Water Park and Beach is two minutes away. In the area there are many local events to enjoy: festivals, markets, exhibitions and country fairs. A farm shop on the Estate offers produce sourced from the local area. Cirencester, just 5 miles away, is the closest market town and nearby Kemble Station offers a train service, one hour 15 minutes to London Paddington.
2 of the 5 bedrooms have triple bunk beds and the 3 adult rooms have the most luxurious Harrods beds with memory foam mattresses, these beds alone make it worth the stay, try them to believe the comfort - all part of the relaxing experience of the house and surroundings.

The rental property is a non-smoking property and no pets allowed
The rental property is fully equipped and furnished with bed and bath linen are included in the price.
To access the Spa the tenant will need take proof of booking to the Reception Desk where they will issue an entry card on receipt of a £25 refundable deposit.
At the end of the rental period the tenant should leave the property in similar condition to that in which it was found.
Any additional cleaning costs incurred by the Advertiser may be passed on to the Tenant at their sole discretion

Rental price and payment methods
The amount is payable by the following payment methods:
Cheque, BACS
The 20% deposit is payable when the booking is made with the remaining balance paid 8 weeks prior to arrival, when booking is made within the 8 week period, full amount will be due immediately.
If the tenant is more than 7 days late in paying, the Advertiser is entitled to terminate the contract immediately without notice and to let the property to someone else.
Cancellation and early termination
If the tenant terminates this contract before the arrival date and doesn’t name a (suitable) replacement that accepts the same terms, they are responsible for paying the following penalty fees to cover costs.
Termination
- up to 49 days before rental period: 20 % of rental price
- up to 35 days before rental period: 30 % of rental price
- up to 21 days before rental period: 60 % of rental price
- up to 28 days before rental period: 90 % of rental price
- Less than 14 days before rental period: 100 % of rental price
The Advertiser can thereafter let the property to someone else.
If the tenant terminates their stay before the departure date for any reason, they are still obliged to pay the full rental price.
Termination must be made in writing. The date of termination is considered to be date the document is received by the Advertiser.
Liability and responsibilities of the tenant
The rental property including the furniture and the other contents are to be treated with care.
The Tenant is held responsible for the actions of other people, including any guests or visitors they might have, within the house.
The Tenant is liable for any damaged goods, damage to the property or damage to anything else related to the property, whether caused by them-selves or their accompanying guests or visitors.
Faults that are found before or during the rental period are to be reported to the Advertiser immediately.

Brilliant for toddlers; beautiful surroundings so just walking to and from the park or spa was all we needed ~ the water park a few minutes away is a paradise for young children and their parents!
