Mere Hide (sleeps 4+2) , 17 Howells Mere, is a luxury lakeside bolthole within Lower Mill Estate, a 450-acre nature reserve set in beautiful Cotswold countryside; at the heart of the Cotswold Water Park. This is one of the few smaller houses on the Estate, perfect for a smaller group.The beautiful and tranquil setting provides a luxurious backdrop for the myriad of leisure activities available, both active and passive, a perfect hideaway from the stresses of life. Enjoy UNLIMITED ACCESS to the pools, gym and treatments(extra) at the £6mil Artspa.

Mere Hide evokes memories of boat houses, dreamy lakeside homes and hides nestled in nature reserves.

The luxurious furnishings and modern comforts are complemented by textures of old: stone building, comfortable arm chair, glazed tiles, timber panelling, log fire stove, hunting trophies and vintage blankets. The Central England / Cotswolds / Cheltenham / Gloucester region

Lower Mill Estate is in the Cotswold Water Park at the Southern edge of the Cotswolds, easily accessible by road it offers a great base for exploring all the Cotswolds towns as well as Bath, Oxford and Cirencester, all within a 40 mile radius.

The source of the Thames is 4 miles away in Kemble. The Thames Path has many lovely walks along its 180 mile journey to the sea.

The Cotswolds are steeped in history from the Roman times and there are some beautiful historic houses and estates to explore: such as Chedworth Roman Villa, Dyrham Park, Sudeley Castle.


Cirencester / Lower Mill area

There are over 100 lakes in the area, some are kept as nature reserves but many are used for fishing, kayaking, sailing, waterskiing and windsurfing. Golf, bicycle hire and horse-riding are also just a few minutes drive from the house.

The Bakers Arms pub is within walking distance and there are a number of other good pubs in the area that are all child-friendly.

Potting Shed Pub in Malmesbury and restaurant at The Rectory in Crudwell are worth a visit.

If the weather is poor there is a large indoor play centre at Magicland in Cirencester and Swindon has bowling and a multi screen cinema as well as a large shopping centre. MacArthur Glen Outlets can also be found near junction 16 of the M4.

For animal lovers there is Butts Farm and the Cotswold Wildlife Park. The Swan, great pub is 7 mins away.

The living room extends out onto a terrace which overlooks Howells Mere, perfect for sunsets snuggled in Woodgate sofa (Isle of Bute wool)). The room is graced by comfortable Designers Guild linen armchair, sheepskin cushions, hunting trophies, log fire and warm blankets.

Other facilities: wifi, 28" TV, ipod dock, DVD player and Sky TV with a selection of films, books and board games (chess, back gammon, happy families, scrabble).

The open plan kitchen also overlooks the lake; it is very well equipped with carefully sourced items: vintage silver cutlery, Davda Brickett plates/bowls, Keith Brymer mugs and Circulon pans, Normann mixing bowl/servers, hand blown glass tumbers and some choice recipe books.

The worktop extends into a cosy dining space for six and perfect breakfast, lunch, tea or a game of scrabble.
Other facilities: freezer, microwave, dishwasher, washing machine, hand blender/mixer, muffin/loaf tins.

There are ample coathooks in the hall, cupboard and WC.

Two of the three bedrooms upstairs share a large terrace which overlooks the lake...wake up to the sounds of coots. The main bedroom has kingsize bed and wardrobe. There is a hairdryer. The second bedroom has a double bed. The third bedroom is fitted with folding bunkbeds and if a third bedroom is not required, a wall can unfold to create an open space, perfect for a play/study; also fitted with TV/DVD.

Enjoy the luxurious 400-count Egyptian cotton, beautiful throws/cushions on comfortable latex mattresses.

The family bathroom and WC have generously sized towel radiator, perfect for drying towels after a visit to the Artspa.

The lower terrace is lakeside, perfect for dining al fresco. The upper balcony extends over two bedrooms overlooking Howells Mere. There is a secure bike rack outside that will take 4 bikes (bicycles can be rented locally from April). On the Estate there is a children's playground, trampoline, football pitch and lakes for boating and fishing.

The Residents' Spa, Artspa, is stunning and has an indoor pool open all year and an outdoor heated pool open seasonally (and at Christmas and New Year). There is a gym, sauna, steam room and treatment rooms offering a range of Pevonia Botanica treatments. Pilates instruction is available by prior arrangement.

Surrounded by eight lakes, perfect for fishing enthusiasts (trout, perch, pike, carp). If you need advise on fishing, Steve Rowley, the estate fisheries manager, can be contacted on 07590 282 440. Steve can also offer tuition, please call him to discuss.

Estate housekeeping service is also available at a chargeable rate.

400-count Egyptian cotton bedlinen and white fluffy towels are provided for 6 people (extra linen is available at extra charge). Cot linen is also available at extra charge. You will need to bring your own swimming pool towels or hire them from the Spa at £1 each. Hairdryer and iron available.

Rental includes all utilities and use of the Spa and all leisure facilities (treatments are extra). Artspa pass to be collected at Artspa reception, credit cards details required, pass must be returned, £25 will be charged if they need to be replaced.

A welcome pack is included (tea, coffee, sugar, tea towels, washing up liquid and washing up sponge, bin liners, dishwasher tablets, toilet rolls and hand soap).

The housekeeping staff will expect to find the house generally as you find it at arrival: with rubbish/food removed, fridge emptied, dishes cleaned and put away. They will do a general clean and replace bedlinen and towels. Any extra cleaning costs incurred due to guests' negligence will be charged to guests.

Arrival time is after 3.00pm.Departure time is 10.00am on the final day of the holiday.

Price include: Bedlinen, towels, heating, final clean, unlimited access to Artspa (pass will be issued on arrival at Artspa reception, credit card details required as missing spa pass replaceable at £25).

Deposit: 30% required to confirm booking.

Balance: Due 6 weeks prior to arrival, otherwise payment in full required if booking made within 6 weeks.

Cancellation: Should be made in writing, valid from day of receipt of notice.Deposits are not refundable. If cancelled less than 6 weeks before start of holiday then the full cost of the holiday is retained.

Damage Deposit: Refundable £250 security deposit required with final balance payment (usually returned within a week after departure).

Other Terms:

_The rental property, including all furniture is to be treated with care and the Tenant is held responsible for the actions of any guests or visitors in the house.

_The no of people using the accommodation is restricted to the number on the booking confirmation. Should the number of guests exceed the number agreed on the booking confirmation, the Owner or Agent may revoke the booking at their own discretion and the booking will be considered cancelled by the Tenant.

_The Owner may refuse to hand over the property if they believe than any member of the party will damage the property. If damage is caused during the holiday, the Owner reserves the right to repossess the property and the holiday will be considered cancelled by the Tenant. Monies will not be refunded unless the Owner's decision is proved to be unreasonable.

_The Owner or Agent is allowed access to the accommodation at any reasonable time during the holiday.

_Please bring your own swimming towels. Alternatively, these can be hired at the ArtSpa at £1 each.
